These are returning clients of Sosna, for whom we previously completed a Laundry Room and multiple Bathroom renovation. They are a family of professionals in the restaurant industry, who returned to Sosna to renovate their outdated, and cramped Kitchen. They found it especially cramped when entertaining guests, as the only space to gather was around the cooking area. During the renovation process, it was discovered that the existing window had leaked and caused extensive damage to the exterior wall. This damage was repaired with new framing and insulation, and a larger window was installed allowing for a beautiful view of the backyard. In the newly renovated Kitchen, a large peninsula in the center of the room features unique grooved panels with LED lighting and a quartz waterfall countertop. Creating the grooved panels to align perfectly with the tall cabinets on the opposite wall and also fit the LED channels required detailed and careful calculations. This peninsula not only enhances the aesthetics of the space but also serves a functional purpose. It provides a designated area for food preparation and cooking behind it, while the opposite side remains a convenient and safe space for entertaining, allowing guests to communicate and interact with their hosts effortlessly. The back wall of the Kitchen features the stove and large hood cabinet, which are flanked by 2 appliance garages to hide and store small countertop appliances. He wanted a lake house, she wanted a pool. Tucked away on a small cul-de-sac in North Reading is a backyard oasis like no other. “During our initial meeting with the homeowners, it became apparent that they wanted a unique pool, so we suggested a free-form gunite pool surrounded by an indigenous Goshen Stone patio, custom cut to create ultra-tight joints. The stone arrived in huge slabs — most over 5’ x 5’ in size — and varied significantly in thickness. Countless hours were spent cutting, chiseling, and even sandblasting this life-sized jigsaw puzzle. The final look was exactly what we were shooting for.” Russell The pool itself has a dark, pebble finish with a long, custom bench and a simple, spillway stone creating a perfect respite with a calming sound. Surrounding the pool and patio is a lush lawn with large swatches of summertime perennials. The homeowner is an active gardener, so providing him with areas to hone his skills was paramount to our success as a design firm. Large, architectural boulders were carefully arranged throughout the rear yard as both design elements and as functional furniture. A custom-built, wood, wire, and split granite fence meets pool-enclosure requirements and adds that farmhouse-feel to the overall look. Carefully arranged Goshen step stone set flush in the lawn orchestrates movement throughout the garden while connecting the house and pool in a thoughtful, artistic way. When full-time Massachusetts residents contemplate building a second home in Telluride, Colorado the question immediately arises; does it make most sense to hire a regionally based Rocky Mountain architect or a sea level architect conveniently located for all of the rigorous collaboration required for successful bespoke home design. Determined to prove the latter true, Siemasko + Verbridge accompanied the potential client as they scoured the undulating Telluride landscape in search of the perfect house site. The selected site’s harmonious balance of untouched meadow rising up to meet the edge of an aspen grove and the opposing 180 degree view of Wilson’s Range spoke to everyone. A plateau just beyond a fork in the meadow provided a natural flatland, requiring little excavation and yet the right amount of upland slope to capture the views. The intrinsic character of the site was only enriched by an elk trail and snake-rail fence. Establishing the expanse of Wilson’s range would be best served by rejecting the notion of selected views, the central sweeping curve of the roof inverts a small saddle in the range with which it is perfectly aligned. The soaring wave of custom windows and the open floor plan make the relatively modest house feel sizable despite its footprint of just under 2,000 square feet. Officially a two bedroom home, the bunk room and loft allow the home to comfortably sleep ten, encouraging large gatherings of family and friends. The home is completely off the grid in response to the unique and fragile qualities of the landscape. These automated louvered roof systems allow for better climate management while also offering natural ventilation. This is all due to the in-built sensor system that detects the weather in real-time and reacts accordingly. This was the perfect solution for this Palm Beach county mansion in Bear’s Club, Jupiter, FL, with its 800 sq. ft. space that boasts of wooden floors, a recording studio, dedicated game room, and other features. The challenges of louvered pergola design for this project Working on this special project with very exacting requirements was a very exciting challenge. 1- Three zones with different heights This modern pergola design covers three zones with different heights – a living area, dining area, and an outdoor kitchen. Additionally, the customer wanted elaborate outdoor seating with no more than 8 spot beams, 16 LED lights, and a unique drainage system that had to be tied into the pipe under the gradient. 2 – Re-engineer our gutter system that prevents leakage A super gutter was attached to the upper beam taking water from the main roof down a separate post, resulting in a neat design that’s perfect for this luxury mansion. The customer also required a fully functional outdoor kitchen where practicality, technology, and aesthetics could provide a contemporary feel to the environment. Our bio-climactic pergola served as a perfect design feature for meeting all these needs – while also sheltering from atmospheric agents. Outside features and Azenco’s solutions All in all, we had to create an indoor-outdoor living room for this Bear’s Club mansion. The luxury pergola had to match high standards and stand out from the rest of the architecture. That’s why it was crafted in solid mahogany. Before its renovation, this was just the huge yard with a pool. But now, it’s the perfect indoor-outdoor area with casual rattan furniture and a tridimensional automated pergola that brings out the latest technology in home automation. The large cooking area is spacious enough to accommodate a barbecue. But as chic and elegant as it looks, it can be super hard to maintain an outdoor kitchen since it is easily exposed by atmospheric agents. Could a dreadful dishwasher leak be a blessing in disguise? The Redding kitchen was very odd. The house was a beautiful brick house from the early 1900’s, but the kitchen had been renovated since then with an impractical layout. It worked, but, for as much time as Mr. and Mrs. spend in the kitchen, it left much to be desired. Because they enjoy cooking so much, they dreamed of having a functional kitchen that added to the character of the home and respected the history of it. So that’s why Mr. and Mrs. went to a Lancaster Home Show where they meet ALL Renovation & Design. They were impressed with our process which guides clients through the design phase in a unique way that guarantees a customized remodel, tailored to their dreams. We really hit it off, but, since they were still in the idea stage, the years passed quickly. Then one morning they discovered a puddle under the dishwasher. And, as is often the case, the damage had already spread to the surrounding cabinets and a large area of the floor. And upon further inspection, it was discovered that part of the floor was made with asbestos – which would require expert remediation. This was turning into a major rehab project. That’s when they were faced with a tough call: do they patch it up now and rip it out in a few years when they remodel the entire kitchen, or, do they remodel now? They called ALL Renovation & Design. First we worked with the insurance company to raise the damage claim to what it would have actually cost to repair the damage done by the leak… several thousand dollars higher than what they had initially appraised it. Then we guided Mr. and Mrs. through the design process that carefully articulated the goals and vision for the new kitchen. Functionality and complementing the home’s character were top priority. They were extremely pleased with the help we provided in guiding them through the cabinet choices, layout, and color selections. Communication was key. Especially when we got into the demolition and construction work. One thing you can be sure of when working with older homes is that there are almost always surprises between the walls. For the Redding kitchen it took the form of a steel support beam that we discovered on the second day of demolition. Because it prevented us from opening up the doorway, we had to pivot and adjust the cabinet spacing. Electrical access was also a serious problem that required added creativity to be sure the new space would include all the functionality of a modern kitchen. But all the challenges were overcome through creativity and almost constant communication. At last, it was complete. Together we transformed the space into a beautiful transitional kitchen that is a joy to work in. The maple cabinets with full-overlay doors were painted in matte white with copper hardware. The countertop and backsplash were Hanstone Quartz in the Strato color. It included a 30” single-basin sink in 14-gauge hammered copper. For the floor they chose Lauzan Maple Hardwood in the Sahara finish, installed in the herringbone pattern. And to really set off the kitchen, the old appliances were replaced with new GE Café appliances in their classy matte white with brushed copper accents.
