A young couple with three small children purchased this full floor loft in Tribeca in need of a gut renovation. The existing apartment was plagued with awkward spaces, limited natural light and an outdated décor. It was also lacking the required third child’s bedroom desperately needed for their newly expanded family. StudioLAB aimed for a fluid open-plan layout in the larger public spaces while creating smaller, tighter quarters in the rear private spaces to satisfy the family’s programmatic wishes. 3 small children’s bedrooms were carved out of the rear lower level connected by a communal playroom and a shared kid’s bathroom. Upstairs, the master bedroom and master bathroom float above the kid’s rooms on a mezzanine accessed by a newly built staircase. Ample new storage was built underneath the staircase as an extension of the open kitchen and dining areas. A custom pull out drawer containing the food and water bowls was installed for the family’s two dogs to be hidden away out of site when not in use. All wall surfaces, existing and new, were limited to a bright but warm white finish to create a seamless integration in the ceiling and wall structures allowing the spatial progression of the space and sculptural quality of the midcentury modern furniture pieces and colorful original artwork, painted by the wife’s brother, to enhance the space. The existing tin ceiling was left in the living room to maximize ceiling heights and remain a reminder of the historical details of the original construction. A new central AC system was added with an exposed cylindrical duct running along the long living room wall. A small office nook was built next to the elevator tucked away to be out of site.

Luxurious modern take on a traditional white Italian villa. An entry with a silver domed ceiling, painted moldings in patterns on the walls and mosaic marble flooring create a luxe foyer. Into the formal living room, cool polished Crema Marfil marble tiles contrast with honed carved limestone fireplaces throughout the home, including the outdoor loggia. Ceilings are coffered with white painted crown moldings and beams, or planked, and the dining room has a mirrored ceiling. Bathrooms are white marble tiles and counters, with dark rich wood stains or white painted. The hallway leading into the master bedroom is designed with barrel vaulted ceilings and arched paneled wood stained doors. The master bath and vestibule floor is covered with a carpet of patterned mosaic marbles, and the interior doors to the large walk in master closets are made with leaded glass to let in the light. The master bedroom has dark walnut planked flooring, and a white painted fireplace surround with a white marble hearth. The kitchen features white marbles and white ceramic tile backsplash, white painted cabinetry and a dark stained island with carved molding legs. Next to the kitchen, the bar in the family room has terra cotta colored marble on the backsplash and counter over dark walnut cabinets. The Back Bay House is comprised of two main structures, a nocturnal wing and a daytime wing, joined by a glass gallery space. The daytime wing maintains an informal living arrangement that includes the dining space placed in an intimate alcove, a large country kitchen and relaxing seating area which opens to a classic covered porch and on to the water’s edge. The nocturnal wing houses three bedrooms. The master at the water side enjoys views and sounds of the wildlife and the shore while the two subordinate bedrooms soak in views of the garden and neighboring meadow. To bookend the scale and mass of the house, a whimsical tower was included to the nocturnal wing. The tower accommodates flex space for a bunk room, office or studio space. Materials and detailing of this house are based on a classic cottage vernacular language found in these sorts of buildings constructed in pre-war north america and harken back to a simpler time and scale. Eastern white cedar shingles, white painted trim and moulding collectively add a layer of texture and richness not found in today’s lexicon of detail. The house is 1,628 sf plus a 228 sf tower and a detached, two car garage which employs massing, detail and scale to allow the main house to read as dominant but not overbearing. This bedroom was designed for a sweet couple who's dream was to live in a beach cottage. After purchasing a fixer-upper, they were ready to make their dream come true. This remodel consisted of a whole house transformation. We took this 3 bedroom dated home and turned it into a 5 bedroom award winning showpiece, all without an addition. By reworking the awkward floor plan and lowering the living room floor to be level with the rest of the house we were able to create additional space within the existing footprint of the home. What was once the small lack-luster master suite, is now 2 kids bedrooms that share a jack and jill bath. The master suite was relocated to the first floor, and the kitchen that was located right at the front door, is now located in the back of the home with great access to the patio overlooking the golf course. This client was so much fun to design for. Their project was all about color, texture and creating a master bedroom and guest bedroom that compliments their passion for traveling and eclectic style. We created a seating area in the master bedroom where the family can gather at night to read and spend time quality time. Their desire for deep color and bold pattern allowed us to create a casual space that is both warm and inviting at the end of a long day. Guests often visit and stay for a bit. They wanted to give their family and friends the same cozy feel in their guest bedroom. We were able to use a combination of patterns, textures and colors with our custom-made bedding and pillows. We also love to repurpose where we can and painted furniture is a great place to start. Truth: we like camping more than living our “real lives,” so we decided to take a stab at achieving a campsite feel in the bedroom. Full moon, bonfire, sticks, camp blankets, triangular mirrors that subtly suggest mountain peaks… you get the idea.
