Acton, MA 2008 sq ft varies Visioning, programming, concept design, schematic design, construction documentation and construction administration The HingeHouse project was the result of a unique partnership between an independent architect and a pre-fabricated home manufacturer – a partnership among the first of its kind in the country. Today, many pre-fab companies have adopted this collaborative approach recognizing that homeowners are looking for unique, custom homes while taking advantage of reliable and predictable construction methods and costs. In 2008, the partnership was created to rethink pre-engineered post-and-beam and panelized systems to connect clients to a more modern and integrated set of design values. By integrating systems, factory design approach, manufacturing methodologies and construction sequences with design criteria grounded in sustainable planning and rigorous implementation, HingeHouse was developed. HingeHouse is a fully-customizable pre-fab home which can be configured to meet the needs of any site, and any family. It is flexible and expandable using Deck House engineered building components. Starting with basic floor plans that are optimized spatially to Deck’s standard components, the living spaces are rotated around a "hinge” point. This design solution addresses the limitations and challenges of a particular site, while highlighting the best aspects of it. HingeHouse considers passive solar orientation depending on where the home is placed on the site and how it is “hinged”. It provides for maximum cross-ventilation from prevailing winds, preserves existing site formations and trees, and works on sloping grades. It addresses specific desired views while mitigating unwanted adjacencies, and provides great flexibility for entry sequences. HingeHouse uses Deck’s standard sloped roof post-and-beam component system to create a lyrical, light-filled home. The western red cedar exterior is sculptural and dynamic. Interior spaces are lofty, with great view potential using Deck’s own custom-made mahogany windows. The “hinge” of the home, where the two building forms come together, has the added benefit of creating a desirable outdoor living room, complete with an outdoor fireplace. The "hinge” provides both a tool for maximizing customization and spatial orientation and a center of activity at the heart of the home. View from the Northwest. This home is built with high performance walls and roofs, resulting in a very well insulated and tightly sealed home. We implemented a combined heating approach of passive solar and radiant hydronic floor heating, which we call “Sun Smart Radiant Heating.” This system sensibly captures the sun’s energy on sunny days and has two added benefits. The radiant system distributes the sun’s heat uniformly throughout the home and also produces heat during long stretches of cloudy days or extreme cold. This dual heating method is not only incredibly energy efficient, it relieves any worries homeowners may have about living in a home that is heated with passive solar alone. During the warmer months, the Quinn Creek Home is designed to benefit from passive cooling, a free home air-conditioning strategy. Also, carefully designed roof overhangs and awnings prevent unwanted solar heat gain in the summer. The windows used for both passive solar heating and passive cooling, provide beautiful views and connect the inhabits to the ephemeral qualities of the outdoors. The experience of living in a passive solar home changes from day to day, season to season. The windows also provide ample natural day lighting, even on cloudy days, which significantly reduces electric lighting costs and reduces the occurrence of falls and depression within the home. The surrounding mountain and hillside slopes of the Quinn Creek Home were carefully analyzed and integrated into the design and roof pitches. This private residence in Arizona has 22 exquisite slabs of onyx in the master bathroom. The overall goal of this project was to create a museum experience for the homeowners, yet have it remain comfortable and livable. The master bathroom contains an 18 ft. long x 10 ft. tall backlit shower wall that opens to a private outdoor space. Walls within the 440 sq. ft. master bath were floated square and plumb, water proofed and clad with the direct adhered method per the MIA installation standard for wet areas-stone slab residential showers. The onyx slabs were sized, templated for random colors, cut and fabricated with a 1/6" chamfer to create a jeweled edge. Hidden in these walls were backlit medicine cabinets, trash bins, and accent panels. Each panel was highlighted with a stainless muntz bar on all sizes. The custom backlit trough sinks were fabricated to contain a slot drain and functioning drawers. The entire master bath floor was treated as a wet area with suspended shower floor. A secondary shower floor underneath, pitched water to drain system below.

The exterior products we created include ipe shutters, gates, fascia and soffit, handrails, and newels (balcony), ceilings, and wall paneling, as well as custom columns and arched cased openings on the balconies. In addition, we worked with our trusted partners at Loewen to provide windows and Loewen LiftSlide doors. Challenges: This was the homeowners’ third residence in the area for which we supplied products, and it was indeed a unique challenge. The client wanted as much of the exterior as possible to be weathered wood. This included the shutters, gates, fascia, soffit, handrails, balcony newels, massive columns, and arched openings mentioned above. The home’s Gulf-front location makes rot and weather damage genuine threats. Knowing that this home was to be built to last through the ages, we needed to select a wood species that was up for the task. It needed to not only look beautiful but also stand up to those elements over time. Solution: The E. F. San Juan team and the talented architects at KVA settled upon ipe (pronounced “eepay”) for this project. It is one of the only woods that will sink when placed in water (you would not want to make a boat out of ipe!). This species is also commonly known as ironwood because it is so dense, making it virtually rot-resistant, and therefore an excellent choice for the substantial pieces of millwork needed for this project. However, ipe comes with its own challenges; its weight and density make it difficult to put through machines and glue. These factors also come into play for hinging when using ipe for a gate or door, which we did here. We used innovative joining methods to ensure that the gates and shutters had secondary and tertiary means of support with regard to the joinery. Known for their upgraded brightness and enhanced color rendering, these lights require a precise, calculated layout—especially since the manufacturer guidelines restrict cutting into the main line, presenting a unique installation challenge. Key Features of This Installation: Next-Gen Exterior Illumination: Outfitted with the newly released Govee Permanent Outdoor Lights 2, delivering brilliant architectural down-lighting, incredible holiday presets, and daily accent lighting. Creative Technical Problem Solving: Because these specialized strands could not be cut without voiding the integrity of the system, we meticulously engineered the run layout. To achieve a perfectly flush finish at the roofline edge, we successfully executed a custom shortening and capping technique on the final strands. Flawless Eave Integration: The lights were mounted at the optimal distance from the fascia to ensure a perfectly uniform, triangular cone wash down the home's exterior walls, eliminating hot spots and dark gaps. This dimensional-cut flagstone patio was finished quickly and beautifully with Romex resin jointing mortar. No cement residue, and little-to-no risk of sand failures for years to come - the big benefit over conventional methods for both homeowner and contractor. No need for call backs!

This East Troy home on Booth Lake had a few drainage issues that needed to be resolved, but one thing was clear, the homeowners knew with the proper design features, their property had amazing potential to be a fixture on the lake. Starting with a redesign of the backyard, including retaining walls and other drainage features, the home was then ready for a radical facelift. We redesigned the entry of the home with a timber frame portico/entryway. The entire portico was built with the old-world artistry of a mortise and tenon framing method. We also designed and installed a new deck and patio facing the lake, installed an integrated driveway and sidewalk system throughout the property and added a splash of evening effects with some beautiful architectural lighting around the house. A Timber Tech deck with Radiance cable rail system was added off the side of the house to increase lake viewing opportunities and a beautiful stamped concrete patio was installed at the lower level of the house for additional lounging. Lastly, the original detached garage was razed and rebuilt with a new design that not only suits our client’s needs, but is designed to complement the home’s new look. The garage was built with trusses to create the tongue and groove wood cathedral ceiling and the storage area to the front of the garage. The secondary doors on the lakeside of the garage were installed to allow our client to drive his golf cart along the crushed granite pathways and to provide a stunning view of Booth Lake from the multi-purpose garage. Challenges with your backyard space? Yeah, that's no problem for us. In this space, the deck could not be attached to the house because of the way this turn-of-the-century home was built. The house is 100 years old and the basement door is right in the middle of the back of the house, preventing an attached deck. Another big challenge on this space was that the lot sloped up the hill and away from the house. So what did we do? We excavated and put in retaining walls and build it into the side of the hill, while maintaining integrity of the backyard space and driveway. The homeowners wanted their outdoor space on the same level as the play area with swingset so that they could watch the kids while they relax. Nailed it!
