Inspiration for a coastal gender-neutral kids' room remodel in Miami

Light streams into the bright and fresh Living room, cool and comfortable with perfect temperature control. Audio surround sound vibrates from Revel speakers, providing the mood for enjoying ocean views. The room features Savant voice and touch activated Lutron lighting, recessed above for sunset and darker hours.

This project combines high end earthy elements with elegant, modern furnishings. We wanted to re invent the beach house concept and create an home which is not your typical coastal retreat. By combining stronger colors and textures, we gave the spaces a bolder and more permanent feel. Yet, as you travel through each room, you can't help but feel invited and at home.

Bathroom in Ironwood Drive | Warm Modern Home in Scottsdale, AZ | Room Type: Whole Home Remodel and Furnishings | Project Name: Ironwood Drive Residence | Key Feature: A Tuscan home transformed into a warm modern interior through a full remodel and furnishings, highlighted by a custom hand-painted terracotta tile backsplash, custom cabinetry, and a new fireplace clad in basalt black stone that anchors the living space with drama and elegance. Challenge: Tuscan homes in Scottsdale are everywhere, and the design language that defined them, heavy wood, ornate details, dark iron, and rustic stone, does not transition gracefully on its own. The goal was to shed that Old World weight and move the home into something warmer and more current without losing the character that makes a remodeled home feel intentional rather than generic. Solution: Living with Lolo led the full remodel and furnishings as a single integrated project, which meant every decision from the custom cabinetry to the final throw pillow was made in service of the same design vision. The hand-painted terracotta tile backsplash brought artisan character into the kitchen in a way that felt fresh rather than Tuscan, and the basalt black stone fireplace gave the living space a bold focal point that reads as distinctly modern. Because Lauren holds both an interior design credential and an active Arizona ROC general contractor license, the construction and design were managed under one roof with no gap between the two. Materials: Custom hand-painted terracotta tile backsplash, custom cabinetry, basalt black stone fireplace, curated warm modern furnishings and textiles sourced through Living with Lolo's trade relationships. Budget: $250,000 to $550,000 | Timeline: Approximately 5 to 9 months from design through completion.

Klopf Architecture and Outer space Landscape Architects designed a new warm, modern, open, indoor-outdoor home in Los Altos, California. Inspired by mid-century modern homes but looking for something completely new and custom, the owners, a couple with two children, bought an older ranch style home with the intention of replacing it. Created on a grid, the house is designed to be at rest with differentiated spaces for activities; living, playing, cooking, dining and a piano space. The low-sloping gable roof over the great room brings a grand feeling to the space. The clerestory windows at the high sloping roof make the grand space light and airy. Upon entering the house, an open atrium entry in the middle of the house provides light and nature to the great room. The Heath tile wall at the back of the atrium blocks direct view of the rear yard from the entry door for privacy. The bedrooms, bathrooms, play room and the sitting room are under flat wing-like roofs that balance on either side of the low sloping gable roof of the main space. Large sliding glass panels and pocketing glass doors foster openness to the front and back yards. In the front there is a fenced-in play space connected to the play room, creating an indoor-outdoor play space that could change in use over the years. The play room can also be closed off from the great room with a large pocketing door. In the rear, everything opens up to a deck overlooking a pool where the family can come together outdoors. Wood siding travels from exterior to interior, accentuating the indoor-outdoor nature of the house. Where the exterior siding doesn’t come inside, a palette of white oak floors, white walls, walnut cabinetry, and dark window frames ties all the spaces together to create a uniform feeling and flow throughout the house. The custom cabinetry matches the minimal joinery of the rest of the house, a trim-less, minimal appearance. Wood siding was mitered in the corners, including where siding meets the interior drywall. Wall materials were held up off the floor with a minimal reveal. This tight detailing gives a sense of cleanliness to the house. The garage door of the house is completely flush and of the same material as the garage wall, de-emphasizing the garage door and making the street presentation of the house kinder to the neighborhood. Particular attention was paid to creating spaces that support multiple functions as well as innovative storage solutions. A mezzanine-level sleeping space looks down over the multi-use kitchen/living/dining space as well out to multiple view corridors on the site. To create a expansive feel, the lower living space utilizes a bifold door to maximize indoor-outdoor connectivity, opening to the patio, endless lap pool, and Boulder open space beyond. The home sits on a ¾ acre lot within the city limits and has over 100 trees, shrubs and grasses, providing privacy and meditation space. This compact home contains a fully-equipped kitchen, ¾ bath, office, sleeping loft and a subgrade storage area as well as detached carport.

Harbor View is a modern-day interpretation of the shingled vacation houses of its seaside community. The gambrel roof, horizontal, ground-hugging emphasis, and feeling of simplicity, are all part of the character of the place. While fitting in with local traditions, Harbor View is meant for modern living. The kitchen is a central gathering spot, open to the main combined living/dining room and to the waterside porch. One easily moves between indoors and outdoors. The house is designed for an active family, a couple with three grown children and a growing number of grandchildren. It is zoned so that the whole family can be there together but retain privacy. Living, dining, kitchen, library, and porch occupy the center of the main floor. One-story wings on each side house two bedrooms and bathrooms apiece, and two more bedrooms and bathrooms and a study occupy the second floor of the central block. The house is mostly one room deep, allowing cross breezes and light from both sides. The porch, a third of which is screened, is a main dining and living space, with a stone fireplace offering a cozy place to gather on summer evenings. A barn with a loft provides storage for a car or boat off-season and serves as a big space for projects or parties in summer.

SeaThru is a new, waterfront, modern home. SeaThru was inspired by the mid-century modern homes from our area, known as the Sarasota School of Architecture. This homes designed to offer more than the standard, ubiquitous rear-yard waterfront outdoor space. A central courtyard offer the residents a respite from the heat that accompanies west sun, and creates a gorgeous intermediate view fro guest staying in the semi-attached guest suite, who can actually SEE THROUGH the main living space and enjoy the bay views. Noble materials such as stone cladding, oak floors, composite wood louver screens and generous amounts of glass lend to a relaxed, warm-contemporary feeling not typically common to these types of homes.
