Pleasant Heights is a newly constructed home that sits atop a large bluff in Chatham overlooking Pleasant Bay, the largest salt water estuary on Cape Cod. - Two classic shingle style gambrel roofs run perpendicular to the main body of the house and flank an entry porch with two stout, robust columns. A hip-roofed dormer—with an arch-top center window and two tiny side windows—highlights the center above the porch and caps off the orderly but not too formal entry area. A third gambrel defines the garage that is set off to one side. A continuous flared roof overhang brings down the scale and helps shade the first-floor windows. Sinuous lines created by arches and brackets balance the linear geometry of the main mass of the house and are playful and fun. A broad back porch provides a covered transition from house to landscape and frames sweeping views. - Inside, a grand entry hall with a curved stair and balcony above sets up entry to a sequence of spaces that stretch out parallel to the shoreline. Living, dining, kitchen, breakfast nook, study, screened-in porch, all bedrooms and some bathrooms take in the spectacular bay view. The new porch was insulated and incorporated into the overall space. The kitchen remodel was part of a whole house remodel so new quarter sawn oak flooring, a vaulted ceiling, windows and skylights were added. A large calcutta marble topped island takes center stage. It houses a 5’ galley workstation - a sink that provides a convenient spot for prepping, serving, entertaining and clean up. A 36” induction cooktop is located directly across from the island for easy access. Two appliance garages on either side of the cooktop house small appliances that are used on a daily basis. Honeycomb tile by Ann Sacks and open shelving along the cooktop wall add an interesting focal point to the room. Antique mirrored glass faces the storage unit housing dry goods and a beverage center. “I chose details for the space that had a bit of a mid-century vibe that would work well with what was originally a 1950s ranch. Along the way a previous owner added a 2nd floor making it more of a Cape Cod style home, a few eclectic details felt appropriate”, adds Klimala. The wall opposite the cooktop houses a full size fridge, freezer, double oven, coffee machine and microwave. “There is a lot of functionality going on along that wall”, adds Klimala. A small pull out countertop below the coffee machine provides a spot for hot items coming out of the ovens. The rooms creamy cabinetry is accented by quartersawn white oak at the island and wrapped ceiling beam. The golden tones are repeated in the antique brass light fixtures. “This is the second kitchen I’ve had the opportunity to design for myself. My taste has gotten a little less traditional over the years, and although I’m still a traditionalist at heart, I had some fun with this kitchen and took some chances. The kitchen is super functional, easy to keep clean and has lots of storage to tuck things away when I’m done using them. The casual dining room is fabulous and is proving to be a great spot to linger after dinner. Klopf Architecture and Outer space Landscape Architects designed a new warm, modern, open, indoor-outdoor home in Los Altos, California. Inspired by mid-century modern homes but looking for something completely new and custom, the owners, a couple with two children, bought an older ranch style home with the intention of replacing it. Created on a grid, the house is designed to be at rest with differentiated spaces for activities; living, playing, cooking, dining and a piano space. The low-sloping gable roof over the great room brings a grand feeling to the space. The clerestory windows at the high sloping roof make the grand space light and airy. Upon entering the house, an open atrium entry in the middle of the house provides light and nature to the great room. The Heath tile wall at the back of the atrium blocks direct view of the rear yard from the entry door for privacy. The bedrooms, bathrooms, play room and the sitting room are under flat wing-like roofs that balance on either side of the low sloping gable roof of the main space. Large sliding glass panels and pocketing glass doors foster openness to the front and back yards. In the front there is a fenced-in play space connected to the play room, creating an indoor-outdoor play space that could change in use over the years. The play room can also be closed off from the great room with a large pocketing door. In the rear, everything opens up to a deck overlooking a pool where the family can come together outdoors. Wood siding travels from exterior to interior, accentuating the indoor-outdoor nature of the house. Where the exterior siding doesn’t come inside, a palette of white oak floors, white walls, walnut cabinetry, and dark window frames ties all the spaces together to create a uniform feeling and flow throughout the house. The custom cabinetry matches the minimal joinery of the rest of the house, a trim-less, minimal appearance. Wood siding was mitered in the corners, including where siding meets the interior drywall. Wall materials were held up off the floor with a minimal reveal. This tight detailing gives a sense of cleanliness to the house. The garage door of the house is completely flush and of the same material as the garage wall, de-emphasizing the garage door and making the street presentation of the house kinder to the neighborhood. The house is akin to a custom, modern-day Eichler home in many ways. Inspired by mid-century modern homes with today’s materials, approaches, standards, and technologies. The goals were to create an indoor-outdoor home that was energy-efficient, light and flexible for young children to grow. We designed and built a 2-story, 2-stall garage addition on this Cape Cod style home in Westwood, MA. We removed the former breezeway and single-story, 2-stall garage and replaced it with a beautiful and functional design. We replaced the breezeway (which did not connect the garage and house) with a mudroom filled with space and storage (and a powder room) as well as the 2-stall garage and a main suite above. The main suite includes a large bedroom, walk-in closest (hint - those two small dormers you see) and a large main bathroom. Back on the first floor, we relocated a bathroom, renovated the kitchen and above all, improved form, flow and function between spaces. Our team also replaced the deck which offers a perfect combination of indoor/outdoor living.

The project consists of a renovation and additions to the Saas Residence designed by Charles Zehnder in 1963. The house was built by Albert and Bob Rose for a cost of fourteen thousand dollars. The living room on the West side was modified and expanded in 1976. When built, the main house was intended only for summer occupancy. It was uninsulated, had single glazed windows and no heating or ventilation systems. There was no laundry facility and had a small kitchen and bathrooms. In order to ensure the building’s survival well into the future and provide modern amenities, a plan was developed to lift the original house and place it on a permanent concrete foundation. Once stabilized and preserved, the kitchen and master bedroom were extended slightly at each end. These new additions contain a mechanical room, laundry room, closet and Owners’ bath and allowed the enclosing envelope to meet the State energy code. All proposed changes have been designed with sensitivity to and respect for the original architecture. The existing house was only 1670 square feet in area; the area of the final design is a modest 2204 square feet. The resulting building maintains the appearance from the road of a long modern shed-roofed rectangle. The new section replacing the later living room addition is at the rear of the house and offers expansive views of the South Truro landscape and Cape Cod Bay.

Living room - coastal living room idea in Boston with no tv and beige walls

Cape Cod; Dennis, MA This open-concept living and dining area features a bright and inviting Cape Cod aesthetic, creating a perfect space for both relaxation and entertaining. The living room is anchored by two tufted yellow armchairs covered in a sunbrella fabric with navy piping, which provide a vibrant pop of color. The chairs are paired with a patterned upholstered ottoman and a round coffee table with a mirrored top, creating a cozy and stylish seating arrangement. The fireplace, framed by a classic white mantel, features a herringbone-patterned firebox and a television mounted above, blending traditional charm with modern media needs. A large, patterned area rug in shades of red, blue, and cream defines the living space and adds warmth to the hardwood floors. In the adjacent dining area, a large farmhouse-style table is surrounded by classic black Windsor chairs, creating a striking contrast with the light-colored walls and the long window bank that brightens the entire space. A decorative brass chandelier hangs above the table, adding a touch of elegance. The overall design harmonizes traditional coastal elements with functional, comfortable furnishings to create a welcoming home environment.

An existing Cape built in the 1980s was transformed through the addition of a wraparound front porch with robust but traditional columns, expanded second floor dormers, a new deck and screened-in porch facing the backyard, an expanded and open kitchen/breakfast/family room, a new mud room/laundry room/powder room suite, and a new bedroom suite in what had previously been attic space. The underlying Cape form still remains but is now expanded to have character, scale and presence befitting its rural seaside neighborhood of mostly large and elegant homes.
