Sweet Smiling Landscape DesignThis very social couple were tying the knot and looking to create a space to host their friends and community, while also adding much needed living space to their 900 square foot cottage. The couple had a strong emphasis on growing edible and medicinal plants. With many friends from a community garden project they were involved in and years of learning about permaculture, they wanted to incorporate many of the elements that the permaculture movement advocates for.
We came up with a California native and edible garden that incorporates three composting systems, a gray water system, rain water harvesting, a cob pizza oven, and outdoor kitchen. A majority of the materials incorporated into the hardscape were found on site or salvaged within 20-mile of the property. The garden also had amenities like an outhouse and shower for guests they would put up in the converted garage.
Coming into this project there was and An old clawfoot bathtub on site was used as a worm composting bin, and for no other reason than the cuteness factor, the bath tub composter had to stay. Added to that was a compost tumbler, and last but not least we erected an outhouse with a composting toilet system (The Nature's Head Composting Toilet).
We developed a gray water system incorporating the water that came out of the washing machine and from the outdoor shower to help water bananas, gingers, and canailles. All the down spouts coming off the roof were sent into depressions in the front yard. The depressions were planted with carex grass, which can withstand, and even thrive on, submersion in water that rain events bring to the swaled-out area. Aesthetically, carex reads as a lawn space in keeping with the cottage feeling of the home.
As with any full-fledged permaculture garden, an element of natural building needed to be incorporated. So, the heart and hearth of the garden is a cob pizza oven going into an outdoor kitchen with a built-in bench. Cob is a natural building technique that involves sculpting a mixture of sand, soil, and straw around an internal structure. In this case, the internal structure is comprised of an old built-in brick incinerator, and rubble collected on site.
Besides using the collected rubble as a base for the cob structure, other salvaged elements comprise major features of the project: the front fence was reconstructed from the preexisting fence; a majority of the stone edging was created by stones found while clearing the landscape in preparation for construction; the arbor was constructed from old wash line poles found on site; broken bricks pulled from another project were mixed with concrete and cast into vegetable beds, creating durable insulated planters while reducing the amount of concrete used ( and they also just have a unique effect); pathways and patio areas were laid using concrete broken out of the driveway and previous pathways. (When a little more broken concrete was needed, we busted out an old pad at another project a few blocks away.)
Far from a perfectly polished garden, this landscape now serves as a lush and inviting space for my clients, their friends and family to gather and enjoy each other’s company. Days after construction was finished the couple hosted their wedding reception in the garden—everyone danced, drank and celebrated, christening the garden and the union!
Jennifer Gardner DesignThis tranquil Seattle home sits high on a hill with a lovely view in the Queen Anne neighborhood. The delightful family of four needed help filling the living spaces with furnishings that would be cozy, comfortable and work beautifully with the classic aesthetic of the home. Together we choose swivel chairs to maximize both conversation and the view, a nap worthy sofa in a lovely shade of blue and a cocktail table that is easy to move when the kids need an open space but also serves as an excellent place to play games and build puzzles. A soft and colorful rug, bold patterned drapery and a splash of accessories and accent furnishings were layered in to complete the room. The powder room received a rich new paint color to highlight some beloved family artwork and a decorative ladder was installed to add visual interest and provide a much-needed storage place for hand towels. The entry was lacking storage which we remedied with custom designed and built shoe storage benches. An easy to care for indoor/outdoor rug was added to protect the floor and provide a layer of texture to the room. The new cozy space now serves in function when entering the home plus is a great curl up place to enjoy the view while reading a good book!

This complete exterior home renovation & curb appeal now makes sense with the interior remodel our client had installed prior to us gettting started!!! The modifications made to this home, along with premium materials makes this home feel cozy, cool & comfortable. Its as though the home has come alive, making this same space more functional & feel so much better, a new found energy. The existing traditional missized semi-circle driveway that took up the entire frontyard was removed. This allowed us to design & install a new more functional driveway as well as create a huge courtyard that not only adds privacy and protection, it looks and feels incredible. Now our client can actually use the front yard for more than just parking cars. The modification addition of 5 stucco columns creates the feeling of a much larger space than what was there prior...who know that these cosmectic columns would actually feel like arms that wrap around the new curb appeal...almost like a vibe of protection. The contrasting paint colors add more movement and depth continuing the feeling of this great space! The new smooth limestone courtyard and custom iron "x" designed fence & gates create a weight type feeling that not only adds privacy, it just feels & looks solid. Its as if its a silent barrier between the homeowners inside and the rest of the world. Our clients now feel comfortable in there new found outdoor living spaces behind the courtyard walls. A place for family, friends and neighbors can easliy conversate & relax. Whether hanging out with the kids or just watching the kids play around in the frontyard, the courtyard was critical to adding a much needed play space. Art is brought into the picture with 2 stone wall monuments...one adding the address numbers with low voltage ligthing to one side of the yard and another that adds balance to the opposite side with custom cut in light fixtures that says... this... is... thee, house! Drystack 8" bed rough chop buff leuders stone planters & short walls outline and accentuate the forever lawn turf as well as the new plant life & lighting. The limestone serves as a grade wall for leveling, as well as the walls are completely permeable for long life and function. Something every parapet home should have, we've added custom down spouts tied to an under ground drainage system. Another way we add longevity to each project. Lastly...lighting is the icing on the cake. Wall lights, path light, down lights, up lights & step lights are all to important along with every light location is considerd as to add a breath taking ambiance of envy. No airplane runway or helicopter landing lights here. We cant wait for summer as the landscape is sure to fill up with color in every corner of this beautiful new outdoor space.

Beautiful Backyard LivingSome backyards start with potential but need a complete transformation to reach their full beauty. That was the case with our recent customers in Southlake. What began as a simple covered patio original to the home was reimagined into a luxurious outdoor oasis that is now perfect for year-round enjoyment.
We designed and built two custom Patio Covers to maximize the poolside space. One extended the original covered patio to give the homeowners more room to relax and entertain. The second created a large, shaded retreat in front of the home’s sliding doors, blending seamlessly into the design while providing much-needed coverage.
Within the new expanded patio space, we added a full Outdoor Kitchen complete with everything needed for cooking and entertaining outdoors. To make the poolside space even more inviting, we built a stunning Fire Pit poolside that creates a natural gathering spot by the water for evenings with family and friends.
Electrical was installed for overhead heaters so the patio can be enjoyed comfortably no matter the season. As a finishing touch, we installed Coolcrete concrete around the pool area to tie everything together with both beauty and functionality.

Alair Homes PlanoOur clients came to us after recently purchasing this 1967 home in the lovely Spring Creek neighborhood. They originally considered adding on to the master bedroom or possibly putting an addition above the garage. After all considerations, they decided to work within the existing sq. ft. of the home. They wanted to update their kitchen, they needed to add an office, as she works from home and they wanted consistent flooring throughout the front of the house. They had a small galley kitchen that you could enter from the front formal living/dining room or from the other end but it was completely closed off to the main living area, other than a small window. They really wanted to open it up but worried it might be too opened up. In addition to adding new ceiling height cabinets, they wanted to completely gut this outdated kitchen and start over with a cleaner, simpler looking kitchen. They had trouble envisioning what their space would look like opened up, so using our technology and being able to show them a rendering and being able to do a virtual walk-through, really helped them see their future.
We demoed the entire kitchen and all of the flooring throughout the kitchen, family room, living room and formal living room. We removed most of the wall that closed off the kitchen to the living room, with the exception of the half wall that became part of the new island. The doorway that used to go between the formal dining and kitchen was closed off, creating more kitchen wall space and allowing an office to be added at the back of the formal dining that could be closed off, when needed.
White Chandler cabinets were installed with beautiful Macaubus Giotto Quartzite countertops. Our clients chose to install a spice pull out and utensil caddy pull out on either side of the oven and a tray pull out for cookie sheets, as well. A wooden vent-hood was also built by Chandler, creating a nice contrast to the white cabinets. Matte black Stanton pulls and Elara knobs were installed coordinating with the Forge Industrial Pendant Island lights and the Doster Dome kitchen table pendant. A Kohler vault Smart Divide®top-/under-mount double-equal bowl kitchen sink was installed in the island with a Kohler Simplice kitchen faucet, also in matte black. Detailed posts were added to each corner on the back side of the island, giving it a more custom finished look. In the formal dining room, a 4-light Forge Industrial Island Light was installed, which coordinated with the two pendant lights above the island. Adjacent to the living room was an office/wet bar area, leading to the back porch. We replaced the existing wet bar with a new cabinet and countertop and faucet, matching the kitchen and installed a wine refrigerator, too. Hardwood floors were installed throughout the entire front of the house, tying it all together. Recessed lighting was installed throughout the dining room, living room and kitchen, really giving the space some much needed light. A fresh coat of paint to top it all off really brightened up the space and gave our clients exactly what they were wanting.

They also lacked any storage for all their pool “stuff”. With small children and a love for entertaining, they needed a room that served and supported their watery lifestyle. We took over an empty and unused notch along the back of the house adjacent to the pool patio to create a new bright and airy pool house.
The new out building attempts to unify 4 areas; an existing deck, an upper master bedroom balcony, a lower lawn, and the pool itself, and provide the missing storage. By locating the pool house at the juxtaposition of these areas, the new room was able to provide a new expanded rooftop balcony for the master, anchor and define the dining and barbeque deck, extend and connect to the pool and patio, and create a new access to integrate the lower lawn – and carve out the much needed storage for the variety of pool toys and equipment.
The building itself is 400 sf with bath, laundry, storage, mechanical, kitchen, and living. A single new secure connection is made into the house through the existing mudroom. Clad with crisply detailed ship lap cedar, it draws on the existing material palate of the house and nods to the boat aesthetic in expression and efficiency. With pocketing glass walls the pool house is both the utility building needed, and an expansion of the vibrant pool scene itself, inside and outside, along the poolside.

Distinctive Remodeling, LLCWalking up to this home you instantly notice the craftsman-style features that set it apart from the next house. Unfortunately, the kitchen just did not blend with that aesthetic, which extends throughout the home, adding character and coziness. Additionally, the homeowner is an avid cook and the existing kitchen was limited in space; lacking much needed functionality and storage.
The main goal of the remodel was to create a chef-worthy kitchen with a place for everything. Step one was eliminating the remainder of the wall that separated the kitchen and living space making for a much more open layout. Furthermore, the existing cased opening to the dining room was closed off to allow for a more usable space in the kitchen. Special attention was paid to each custom cabinet, maximizing the use of every square inch.
Aesthetics and function went hand-in-hand. Not only did we want to emphasize the craftsman style, we also wanted finishes that were extremely durable and would stand the test of time. With this in mind we selected materials that were warm and natural. Earth tones influenced the color palette for this design. The mahogany stained hood pairs perfectly with the custom posts, beams, and corbels that frame the new opening to the kitchen; tying in to the homes existing fireplace millwork. Creamy-white cabinets line the perimeter of the kitchen, matching an existing furniture piece that was incorporated into the remodel. Accents of black throughout add contrast and compliment the terrazzo countertops. A eucalyptus-colored island anchors the space, topped by a unique leathered recycled quartz. Handmade green-toned subway tiles fill the backslash reflecting the color of the island while adding depth.
This kitchen feels very special, and we are thrilled that the homeowners love it as much as we do!

For these homeowners, it was an absolute must. The family had some unique needs that needed to be addressed. As physical abilities continued to change, the accessibility and safety in their master bathroom was a significant concern.
The layout of the bathroom was the first to change. We swapped places with the tub and vanity to give better access to both. A beautiful chrome grab bar was added along with matching towel bar and towel ring.
The vanity was changed out and now featured an angled cut-out for easy access for a wheelchair to pull completely up to the sink while protecting knees and legs from exposed plumbing and looking gorgeous doing it.
The toilet came out of the corner and we eliminated the privacy wall, giving it far easier access with a wheelchair. The original toilet was in great shape and we were able to reuse it. But now, it is equipped with much-needed chrome grab bars for added safety and convenience.
The shower was moved and reconstructed to allow for a larger walk-in tile shower with stylish chrome grab bars, an adjustable handheld showerhead and a comfortable fold-down shower bench – proving a bathroom can (and should) be functionally safe AND aesthetically beautiful at the same time.

This complete exterior home renovation & curb appeal now makes sense with the interior remodel our client had installed prior to us gettting started!!! The modifications made to this home, along with premium materials makes this home feel cozy, cool & comfortable. Its as though the home has come alive, making this same space more functional & feel so much better, a new found energy. The existing traditional missized semi-circle driveway that took up the entire frontyard was removed. This allowed us to design & install a new more functional driveway as well as create a huge courtyard that not only adds privacy and protection, it looks and feels incredible. Now our client can actually use the front yard for more than just parking cars. The modification addition of 5 stucco columns creates the feeling of a much larger space than what was there prior...who know that these cosmectic columns would actually feel like arms that wrap around the new curb appeal...almost like a vibe of protection. The contrasting paint colors add more movement and depth continuing the feeling of this great space! The new smooth limestone courtyard and custom iron "x" designed fence & gates create a weight type feeling that not only adds privacy, it just feels & looks solid. Its as if its a silent barrier between the homeowners inside and the rest of the world. Our clients now feel comfortable in there new found outdoor living spaces behind the courtyard walls. A place for family, friends and neighbors can easliy conversate & relax. Whether hanging out with the kids or just watching the kids play around in the frontyard, the courtyard was critical to adding a much needed play space. Art is brought into the picture with 2 stone wall monuments...one adding the address numbers with low voltage ligthing to one side of the yard and another that adds balance to the opposite side with custom cut in light fixtures that says... this... is... thee, house! Drystack 8" bed rough chop buff leuders stone planters & short walls outline and accentuate the forever lawn turf as well as the new plant life & lighting. The limestone serves as a grade wall for leveling, as well as the walls are completely permeable for long life and function. Something every parapet home should have, we've added custom down spouts tied to an under ground drainage system. Another way we add longevity to each project. Lastly...lighting is the icing on the cake. Wall lights, path light, down lights, up lights & step lights are all to important along with every light location is considerd as to add a breath taking ambiance of envy. No airplane runway or helicopter landing lights here. We cant wait for summer as the landscape is sure to fill up with color in every corner of this beautiful new outdoor space.
