Complete Master Bath remodel. Closet space and an alcove were taken from the neighboring bedroom to expand the master bathroom space. That allowed us to create a large walk in shower, expand the vanity space and create a large single walk in closet for the homeowners. This made the entrance to the bathroom a single entrance from the master bedroom versus the hallway entrance the bathroom had previously. This allowed us to create a true master bathroom as part of the new master suite. The shower is tiled with rectangular gray tiles installed vertically in a brick pattern. We used a glass tile as an accent and gray hexagon mosaic stone on the floor. The bench is topped with the countertop material.

Located in Menlo Park, California, this 3,000 sf. remodel was carefully crafted to generate excitement and make maximum use of the owner’s strict budget and comply with the city’s stringent planning code. It was understood that not everything was to be redone from a prior owner’s quirky remodel which included odd inward angled walls, circular windows and cedar shingles. Remedial work to remove and prevent dry rot ate into the budget as well. Studied alterations to the exterior include a new trellis over the garage door, pushing the entry out to create a new soaring stair hall and stripping the exterior down to simplify its appearance. The new steel entry stair leads to a floating bookcase that pivots to the family room. For budget reasons, it was decided to keep the existing cedar shingles. Upstairs, a large oak multi-level staircase was replaced with the new simple run of stairs. Situated on the edge of New Hampshire’s beautiful Lake Sunapee, this Craftsman-style shingle lake house peeks out from the towering pine trees that surround it. When the clients approached Cummings Architects, the lot consisted of 3 run-down buildings. The challenge was to create something that enhanced the property without overshadowing the landscape, while adhering to the strict zoning regulations that come with waterfront construction. The result is a design that encompassed all of the clients’ dreams and blends seamlessly into the gorgeous, forested lake-shore, as if the property was meant to have this house all along. The ground floor of the main house is a spacious open concept that flows out to the stone patio area with fire pit. Wood flooring and natural fir bead-board ceilings pay homage to the trees and rugged landscape that surround the home. The gorgeous views are also captured in the upstairs living areas and third floor tower deck. In the beach-side town of Asbury Park, New Jersey, stands Palomino Blackwing, a newly renovated 1920s Art Deco building. Now home to 23 modern duplex apartments, the building was designed with sustainable living in mind. Rather than seeking more space, the ideal design was shifted to using space ingeniously. Some highlights of each unit include: The Atoll 000 sofa/wall bed system transforms the living room into a guest bedroom for two when needed. A Lollisoft bunk bed system with a desk, which allows the downstairs flex space to function in multiple ways as needed: a home office/work space, lounge, or bedroom for two. The two steel frame, single beds easily fold down and comfortably accommodate two children or adults. Goliath transforming Console/Dining Table eliminates the need for a separate dining room, yet can easily accommodate up to 10 people. Folding Pocket Chairs that are less than 1” deep when closed; 8 chairs are stored on a rack less than 5.5” deep and hung on the wall above the Goliath.

This spacious laundry room is conveniently tucked away behind the kitchen. Location and layout were specifically designed to provide high function and access while "hiding" the laundry room so you almost don't even know it's there. Design solutions focused on capturing the use of natural light in the room and capitalizing on the great view to the garden. Slate tiles run through this area and the mud room adjacent so that the dogs can have a space to shake off just inside the door from the dog run. The white cabinetry is understated full overlay with a recessed panel while the interior doors have a rich big bolection molding creating a quality feel with an understated beach vibe. One of my favorite details here is the window surround and the integration into the cabinetry and tile backsplash. We used 1x4 trim around the window , but accented it with a Cambria backsplash. The crown from the cabinetry finishes off the top of the 1x trim to the inside corner of the wall and provides a termination point for the backsplash tile on both sides of the window. Beautifully appointed custom home near Venice Beach, FL. Designed with the south Florida cottage style that is prevalent in Naples. Every part of this home is detailed to show off the work of the craftsmen that created it.
