This mudroom was designed to fit the lifestyle of a busy family of four. Originally, there was just a long, narrow corridor that served as the mudroom. A bathroom and laundry room were re-located to create a mudroom wide enough for custom built-in storage on both sides of the corridor. To one side, there is eleven feel of shelves for shoes. On the other side of the corridor, there is a combination of both open and closed, multipurpose built-in storage. A tall cabinet provides space for sporting equipment. There are four cubbies, giving each family member a place to hang their coats, with a bench below that provide a place to sit and remove your shoes. This 1949, 1020 SF home was in need of an update to better suite the needs of the owners. As empty nesters, the couple wanted better storage, flow and livability. This project entailed design and construction on the entire home. We took one of the three bedrooms and split it to enlarge the tiny bathroom and to create a walk in closet. The new bath is accessible from both the Primary Bedroom closet and the main living room. The original Primary Bedroom Closet was closed off from the bedroom and opened into the kitchen to create a step-in pantry complete with wine storage unit. The new pantry keeps the kitchen free of counter top clutter. The kitchen remained in the same footprint as the original kitchen but moved the range to the sink run. This allowed better flow through the kitchen to the outside entertainment area. The cabinet depth on the pantry side of the kitchen is narrower than normal to allow a better walk through. Client desire: Bring back the original splendor of the master bathroom in her 1905 four-square mansion, including a low profile bathtub for her mother, a separate shower for herself, and plenty of storage. Design challenges: The bathroom had been part of a poorly constructed 1960’s addition with a narrow passage and a substandard foundation resulting in a room that was always too cold. The original part of the house had a foot of concrete for the sub-flooring so we were unsure about the ability to move fixtures. The window size and location had to remain fixed due to architectural details on the outside of the home. Solutions: We removed the addition subfloor to repair the weak footings and added closed cell insulation. We widened the passage and added a floor to ceiling armoire and shallow base cabinets with a curved end for storage. Inside one of the base cabinets we concealed a new larger radiator and we added in-floor heat. Functionality and flow were improved by switching the placement of the vanity and bathtub. The arched doors throughout the house were the inspiration for the curved glass shower door, arched medicine cabinet, and curved cabinetry. The antique wall sconces were purchased by the homeowner on her quest to find lighting in keeping with the era of the home. But the pièce de résistance is the beautiful Carrera marble and basket weave tile flooring achieved by a master tilesetter who worked meticulously to create the perfect result from my design.

The vanity uses open shelving and closed cabinets to maximize storage and meet the functional needs of the client. A palette of greys and whites is contrasted with matte black fixtures throughout.

Our client, a hard working single lady, bought this condo knowing that things will need to change. The location was great with a beautiful view into the Nation's Capitol was a winner buy. The main layout of the condo was is but she knew that something will have to go! and that included the original kitchen from 1981 had to go! The closed layout and the laminate cabinets has no place in her vibrate life and passion for cooking. Looking at a few layout in the building, we deiced to take the layout to another direction, testing the limits of condo construction. At the end we managed to create an open and flowing space, connecting the living, dinning room and kitchen as one space. The gray, white with a touch of bling reflects the client's personality creating a space for her to experiment different cooking style, host a dinner party or just chill with a glass on wine.

Inspiration for a timeless closet remodel in Manchester

This new powder room used to be nothing more than a small closet! Closing off 1 door and opening another created a new 1/2 bathroom to service the guests. The wall mounted toilet with the hidden tank saves a lot of room and makes cleaning an easy task, the vanity is also wall mounted and its only 9" deep! to give the space some life and make it into a fun place to visit the sconce light fixtures on each side of the mirror have a cool rose \ flower design with crazy shadows casted on the wall and the full height tiled toilet wall is made out of small multi colored hex tiles with flower design in them.

Richard Herman is in the hospitality business and owns several upscale hotels in Florida and in other states as well as cattle ranches in both Florida and Missouri. Their farm in Ocala is by farm their most unique. The property serves as a 4-H demonstration project for the purpose of children’s education. They have been working with the Academy Prep of St. Pete which is dedicated to inner-city youths that are selected on the basis of need and achievement. Wife Diane spends her time on the farm raising Gypsy Vanners, a diminutive draft horse named after the job they did in Eastern Europe, pulling the wagons (vans) for gypsies that wandered across the continent. On the Ocala farm, there are several mules with a unique profession. Richard had visited the Hearthstone display at a Log & Timber Home Shows at the Orlando Convention Center many years ago. He was impressed that Hearthstone had stayed in touch with him over the years by mailings, invitations to shows, and periodic phone calls. When the time came to start serious consideration of the design of barn, Hearthstone responded promptly and professionally to Richard and Diane’s requests for information and a review of their ideas for their barn, which would serve as the centerpiece for their new farm. They wanted a multipurpose facility that could accommodate an educational environment and a large hall suitable for the fundraising events for his charities. Richard wanted a barn that reflected the look and feel of barns built at the dawn of the 20th century. Besides the rustic chicken houses and vegetable gardens, they have completely renovated a 1020’s era farmhouse to be as historically correct as possible and serves as the entry to the farm. “They very careful to feel us out, get comfortable with our capabilities, and be convinced that we could perform as promised,” said Project Manager John Ricketson of Hearthstone. Design Process There were some initial drawings that gave us a start on the basic shape and size of the barn. From there, it was a process of narrowing down the uses of each area and the spans that could be achieved. The barn was going to have the traditional “board & batten” exterior siding and a metal roof. There is a cantilevered ‘hay hood” on the north gable end above the large sliding barn doors that open into the foyer and horse stalls. The wings house a combination of areas, beginning with the large restrooms to accommodate crowds for events. Other parts of the wings have garage areas for the farm vehicles, feed room, tack room, wash rack, storage, offices, and smaller restrooms. Keeping with the look and feel of the turn of the century, Hearthstone developed a process for giving the timbers a surface texture that mimicked the circular cuts of timbers that had just come out of an old sawmill. This was easier said than done. Randy Giles guided his millwright (Wolfgang) in designing a machine that would do this effectively. The barn was delivered in October of 2014 and was erected over the course of two weeks, thanks to a hardworking crew (Eric Foster) and near-perfect weather. After the Hearthstone crew completed the erection and roof dry-in, it was time for the local carpenters to step up and install some light conventional framing on the gable ends before applying the roof fascia and exterior board & batten siding. Next came the big sliding barn doors, plumbing, electrical, heating, and cooling. Large rustic fixtures were hung from the great hall roof timbers. Exterior The board & batten siding was cypress and allowed to turn color naturally as rain hit it and the sun started working on it with UV rays. This method causes a much grayer look closer to the ground and less so where the roof overhang provides protection. The North end has some large limestone boulders and planters arranged around the pad with tall pampas grass. The planters provide casual seating before events and during outside receptions. The entire area was sodded with lush St. Augustine grass and split rail fences were added to enclose the barn area. The corrugated metal roof was a special order material that immediately rusted after being exposed to moisture. The layer of rust protects the metal from the elements. Interior The board & batten theme was carried throughout most of the interior with the timbers left natural to show off the circular saw texture. All of the tongue & groove decking was shipped in advance to allow the local painter to pre-stain it with a dark brown transparent stain that is a beautiful background to the light color Eastern White Pine timbers. “Everything was unique in this project” said Project Manager John Ricketson. “The setting on a small demonstration farm close to Ocala, the multipurpose design, the circular saw texture on the timbers.” The Hermans are very proud of their farm’s outcome. Richard sent a note to Randy Giles, owner of Hearthstone: “The Barn is fantastic, not a single problem, period. Next month, we have Jo Dee Messina coming in to help with a fundraiser for a local center for abused kids. Folks love the farm, ...... but that barn gets all of the attention. I would encourage you to use me as a reference for your sales team, feel free to extend my cell phone to any prospective purchasers.”

A lovely Brooklyn Townhouse with an underutilized garden floor (walk out basement) gets a full redesign to expand the footprint of the home. The family of four needed a playroom for toddlers that would grow with them, as well as a multifunctional guest room and office space. The modern play room features a calming tree mural background juxtaposed with vibrant wall decor and a beanbag chair.. Plenty of closed and open toy storage, a chalkboard wall, and large craft table foster creativity and provide function. Carpet tiles for easy clean up with tots! The guest room design is sultry and decadent with golds, blacks, and luxurious velvets in the chair and turkish ikat pillows. A large chest and murphy bed, along with a deco style media cabinet plus TV, provide comfortable amenities for guests despite the long narrow space. The glam feel provides the perfect adult hang out for movie night and gaming. Tibetan fur ottomans extend seating as needed.

This client came to us with a unique challenge: create a modern design that matches her fun and funky personality but to make it as "green" and chemical free as possible. We rose to the challenge, researching the best options for sustainable, green and chemical free furnishings. The upholstery pieces are made from sustainable and chemical free materials, the dining table is made of sustainable wood with a chemical free finish. The rugs are from a fair-trade company that supports education for women in India. The client had hired a Feng Shui expert to provide her with a report which we used to design the space. The wallpaper behind the living room sofa is custom designed and custom-made. It is a map made up of hundred of small photos that the homeowner provided to us. It represents the area in her home that will bring travel and connect her to the people she loves. The large, colorful art piece in the dining area is hung in the area of the home that will bring joy around family and children. The hearts and pink/red colored wallpaper in the den will evoke love and relationships. The client has a colorful, fun personality and we wanted to infuse the design with it. A white backdrop allows all of the pinks, reds, navy blues and turquoises to pop, creating a lively, modern feeling. The textures in the floor and wall coverings and in the fabrics create a lived in, collected feeling and add a touch of bohemian chic style. The new modern cable and walnut stair banister is in keeping with the original modern feel of the row house and keeps the narrow staircase from feeling tight and closed in. This was a fun, creative and unique project for us. This particular client was one of Olamar's first clients eight years ago when we first opened our doors. At that time the house was nothing but a condemned shell that the client renovated, with our assistance. It features a cushioned seating area and plenty of storage space in cabinets and pull-out drawers for books and toys. The design is a clean and crisp white bead-board with crown molding. Integrated into the stone countertops are a drinking water spigot, a soap dispenser, garbage disposal button and the pull out, sprayer integrated faucet. Directly across from the conveniently positioned stainless steel sink is a Bertazzoni Italia stove with 5 burner cooktop. A custom mosaic tile backsplash makes a beautiful focal point. Then, on opposite sides of the stove, columns conceal Rev-a-Shelf pull out towers which are great for storing small items, spices, and more. All outlets on the stone covered walls also sport dual USB outlets for charging mobile devices. Stainless Steel Whirlpool appliances throughout keep a consistent and clean look. The oven has a matching microwave above it which also works as a convection oven. Dual Whirlpool dishwashers can handle all the family’s dirty dishes. The flooring has black, marble tile inlays surrounded by ceramic tile, which are period correct for the age of this home, while still being modern, durable and easy to clean. Finally, just off the kitchen we also remodeled their bar and snack alcove. A small liquor cabinet, with a refrigerator and wine fridge sits opposite a snack bar and wine glass cabinets.
