New french doors were put ($1900 each set) in to replace the old wooden ones and the kitchen one was re-positioned away from the corner to maximize light and space for the desk.

For a rental suite kitchen we wanted to save cost so used a white subway in a herringbone style to add style and grey grout to define it. Open wine rack and stainless appliances are bonus features for tenants and also means owners will get good tenants by commanding a higher rent.
Lower ceiling meant 20" high top cabinets and an awkward jog in the back corner hiding a plumbing stack meant getting creative with cabinetry in the corner.

Downstairs suite living room with real logs for effect and electric fireplace with porcelain marble effect tile around. Huge windows (165" wide) give lots of natural light.

We made bold statement with the entrance but not only using a fun and fresh red door & house numbers but also increasing the height of the door to 8 feet. Completely new pine soffit around house was stained to almost match cedar. Front concrete was simply re-painted and a custom ordered 10x10 cedar post was added ($320). Stainless chain drain was spray painted black and the old slightly cracked concrete path was covered with large pavers and white limestone around to concceal and give a fresh new look.

This amazing living space is inviting and open. The old chimney stack was taken out and a new FP was framed with media box, backing for TV mount and custom reclaimed wood mantle (used ready rods into 2x10 to mount). The FP was faced floor to ceiling in a 4'x4' porcelain marble effect tile. Notice the USB plug in bottom right for phone charging and re-painted the garage sale paddles to make a great feature. We decided to remove 4 cherry trees to expose the amazing hidden mountain view and re-planted 3 x red Japanese maples at the rear of the property.

Signature Wall & Ceiling headboard by Nina.J covered in hexagon wall paper. A Navy blue (seems brighter in this photo but see kitchen for actual colour) wall and decor give the room fresh color and life. Touch of yellow in decor and ensuite bathroom with glass panel barn door tie the space together. The blue barn door matches perfectly and makes this a beautiful master retreat overlooking the garden.
