We used pressure treated wood for deck material which we later stained after this photo. Underneath was a deck membrane we re-coated and then glued down sleepers to which we screwed down the new deck boards. For the frameless glass look to save cost we made 4x4 posts bolted into deck facia, 2x4 across the bottom and ripped a 1x2 on top to make a channel for the glass to sit in. Then some clamps (cheaper than bolts with cut holes in glass) at the top (2 for each glass piece) to hold it in place at the top. It gave the frameless look at 1/4 the cost.
What amazing North Vancouver mountain views and peak-a-boo city and water views to the left which is why we positioned our pergola there. Also not seen in a single speaker on a separate zone for outside ambient or party music.

The entire street facing sides of the house were re-faced with Aluminium sheet metal custom panels (CAD $2.10/linear foot) and renewable cedar siding was chosen to accent the house. New Facia boards, roof flashing, enclosed garage (used to be a car port) and framless glass deck railing gave this house the revitalization it needed - a suite and tie if you will! New fencing was kept at just above 5feet to show off the house from the street while still giving privacy to the downstairs (possible) legal rental suite windows. New black frame vinyl windows are energy star and define the lines. Extensive use of exterior eave LED lights, LED down lights for house numbers and garage lights not only highlight the cedar but can all be controlled remotely from any smartphone using an inexpensive home automation kit from WINK.

Supporting wall between the kitchen and dining was removed as was the drop ceiling in the kitchen. It was discovered that it could be vaulted so we just had to restructure the ridge beams above to get one expansive vaulted ceiling across living, dining and kitchen. Both ridge beams now sit on the new post seen, which we made functional with an 18 bottle wine rack ($36) on the dining room side. Industrial & contemporary fixtures used with a natural looking laminate floor for durability. New french doors were put ($1900 each set) in to replace the old wooden ones and re-positioned to maximize light and space. Ceiling speakers set on an individual zone allow background music to be heard throoughout and Black-trim square LED pot recessed lights in the ceiling.

Supporting wall between the kitchen and dining was removed as was the drop ceiling in the kitchen to vault it. 2lb spray foam used in the ceiling.
Huge 9'x5' quartz island with marble effect was chosen ($4500) to keep it bright andis perfect of entertaining. Marble herringbone tile for backsplash with dark grey quartz countertop for contrast. Storage draw on the outside of island for additional storage and a double bowl undermount black granite sink with touch tap,, DW, 3-compartment garbage/recycling pullout & wine fridge are on the other side for full functionality. White shaker style kitchen cabinets were chosen with black hardware for that industrial feel. A small workspace was created for the kids to do homework while preparing dinner or for a small computer/office space.
Industrial & contemporary fixtures used including an oversized clock give the space a warm yet fun feel. We are not afraid of colour and the rich blue wall make the kitchen pop out! New french doors were put ($1900 each set) in to replace the old wooden ones and the kitchen one was re-positioned away from the corner to maximize light and space for the desk. The large door on the left hide a laundry with side-by-side washer dryer, and just past that is a double fridge and pantry. Black-trim square LED pot recessed lights in the ceiling

Being a compact master ensuite bathroom we used a sliding glass shower door as we had no space for a swing glass door. Shower fixture includes rain shower head, jets and hand spray ($180). Marble hexagon feature in shower continues floor to ceiling and to back splash. Mirror was heightened to the ceiling which elongates the room and high gloss white vanity with double draws for maximum storage. A blue Barn door to access the space and heated floors keep the toes warm!

To the left of the fridge is also a pull-out pantry 18" wide and hidden behind those large doors is a hidden laundry with side-by-side washer/dryer & countertop.

This amazing living space is inviting and open. The old chimney stack was taken out and a new FP was framed with media box, backing for TV mount and custom reclaimed wood mantle (used ready rods into 2x10 to mount). The FP was faced floor to ceiling in a 4'x4' porcelain marble effect tile. Notice the USB plug in bottom right for phone charging and re-painted the garage sale paddles to make a great feature. We decided to remove 4 cherry trees to expose the amazing hidden mountain view and re-planted 3 x red Japanese maples at the rear of the property.

Nice tile detail of the new shampoo niche
