The family of a local firefighter purchased a raw 15.7 acre ranch in the woody, rolling hills of Thousand Oaks to build their 4ksf, 1-story home with a view of the valley to the NE beyond. The husband and wife team, with an abundance of energy and fortitude, tackled every hurdle with optimistic determination and persistence, including the myriad of agency regulations, construction supervision, and material selections & purchases. They came to ENRarchitects with a developed seed of an idea and a manila file full of handmade sketches. Together we continuously refined the ideas and produced the final design, documents and engineering to obtain timely permits and competitive bids from subcontractors and suppliers. The owner’s diligence in research and negotiation paid off significantly in a completed budget that was less than half the typical general contracting rate. The welcoming home, features 4 bedrooms, 3-1/4 baths, kitchen, laundry & pantry, living, dining & family rooms, office, and a 3-car garage with a stall for the speedboat. With the latest in high-density insulation, foil-backed roof sheathing, energy efficient windows, the energy usage is very low, especially considering a whole house fan keeps the usage of the A/C system to a minimum, and a pellet-burning iron stove supplements the furnace. Nestled at the top of a steeply sloped wooded site, this backyard retreat offers a quiet sanctuary tucked away in a busy west Austin neighborhood. This efficiently planned accessory dwelling unit comprises a bedroom, bath, kitchen and living area. The approach to the retreat is via a winding path up the woodland hill that arrives at a generous wrap-around porch. The path and porch are connected by a small bridge that negotiates the difference in terrain and provides an experiential cue of transitioning to a secluded and protected environment. Tall interior spaces give a sense of airiness to each room while the kitchen window seat provides views into the surrounding trees. Interior finishes include post-oak flooring, handmade ceramic tile, stone countertops, and custom millwork wainscoting, evoking a cottage-like domesticity that enhances the sense of solitude and rejuvenation from the pressures and stress of the everyday world.

This project is truly one of those designed by setbacks. The owners fell in love with the setting, sitting on a bank above the river, but a sewer easement through the center of the property, parallel to the road, cut the building envelope in half. Our goal was a 1,400 sq ft home with outside space on the river side of the home. We started with an attached garage concept, which is very desirable in our snowy climate, but it was forcing a compromise with no patio on the back of the house. We negotiated an agreement with the city staff to allow us to build a breezeway over the 25’ sewer easement. The breezeway was designed and constructed to be removable by forklift in 3 pieces, if it ever becomes necessary to work on the sewer line, buried about 20’ below grade. The owners had varying taste in the style of home they wanted, one on the more traditional end and one on a more contemporary bent. They also wanted low maintenance materials. The result is a simple gable form with over-sized knee braces and gable end vents for function as well as character. The home is finished with cedar shingle siding with a horizontal corrugated metal wainscot below. We opened the back of the house up with windows and sliding doors, giving great views into the trees and down to the river below. The greatest feature is the back patio perched on the bank with the sound of the river rising up from below.

This decades-old bathroom had a perplexing layout. A corner bidet had never worked, a toilet stood out almost in the center of the space, and stairs were the only way to negotiate an enormous tub. Inspite of the vast size of the bathroom it had little countertop work area and no storage space. In a nutshell: For all the square footage, the bathroom wasn’t indulgent or efficient. In addition, the homeowners wanted the bathroom to feel spa-like and restful. Our design team collaborated with the homeowners to create a streamlined, elegant space with loads of natural light, luxe touches and practical storage. In went a double vanity with plenty of elbow room, plus under lighted cabinets in a warm, rich brown to hide and organize all the extras. In addition a free-standing tub underneath a window nook, with a glassed-in, roomy shower just steps away. This bathroom is all about the details and the countertop and the fireplace are no exception. The former is leathered quartzite with a less reflective finish that has just enough texture and a hint of sheen to keep it from feeling too glam. Topped by a 12-inch backsplash, with faucets mounted directly on the wall, for a little more unexpected visual punch. Finally a double-sided fireplace unites the master bathroom with the adjacent bedroom. On the bedroom side, the fireplace surround is a floor-to-ceiling marble slab and a lighted alcove creates continuity with the accent lighting throughout the bathroom.

This new, ground-up home was recently built atop the Richmond Hills. Despite the beautiful site with its panoramic 270-degree view, the lot had been left undeveloped over the years due to its modest size and challenging approval issues. Saikley Architects handled the negotiations for County approvals, and worked closely with the owner-builder to create a 2,300 sq. ft., three bedroom, two-and-a-half bath family home that maximizes the site’s potential. The first-time owner-builder is a landscape builder by trade, and Saikley Architects coordinated closely with for him on this spec home. Saikley Architects provided building design details which the owner then carried through in many unique interior design and furniture design details throughout the house.
