Completed in 2015, this project incorporates a Scandinavian vibe to enhance the modern architecture and farmhouse details. The vision was to create a balanced and consistent design to reflect clean lines and subtle rustic details, which creates a calm sanctuary. The whole home is not based on a design aesthetic, but rather how someone wants to feel in a space, specifically the feeling of being cozy, calm, and clean. This home is an interpretation of modern design without focusing on one specific genre; it boasts a midcentury master bedroom, stark and minimal bathrooms, an office that doubles as a music den, and modern open concept on the first floor. It’s the winner of the 2017 design award from the Austin Chapter of the American Institute of Architects and has been on the Tribeza Home Tour; in addition to being published in numerous magazines such as on the cover of Austin Home as well as Dwell Magazine, the cover of Seasonal Living Magazine, Tribeza, Rue Daily, HGTV, Hunker Home, and other international publications. We repositioned an existing desk and window to a smaller wall in the kitchen to allow for greater access and views to the clients expansive yard for indoor-outdoor living. A china cabinet on the end of the cabinet run allows for ready access to the dishes, glasses and flatware for daily dining at the island. The large island in this kitchen serves as a gathering and dining space for family and friends. Ample storage and work surface provide the home owners a highly functioning kitchen. The tall crown molding is beautiful and functional with HVAC tucked inside and pendant lights by Visual Comfort add a touch of modern luxury to this traditionally based kitchen.

Inspiration for a timeless u-shaped kitchen remodel in Philadelphia with a farmhouse sink and granite countertops

This adorable kitchen in Point Loma, CA is now open to the family room, small in spaces but united with a nature-inspired color palette. The kitchen went through an extensive remodel removing walls, raised ceiling, exposing the beam and a new glass door for the back entry and now this small kitchen feel open and spacious. The cabinetry features shaker elements―clean lines, plain trim, and little ornamentation― great for transitional decor. Functional fixtures and modern appliances peacefully coexist with the mosaic marble backsplash. Hidden behind the door panels is a 30” Subzero refrigerator/freezer integrated nicely to keep the kitchen plan, clean and understated. The corner sink is recessed back adding a nice detail but even more importantly a more accessible corner access to the kitchen windows. Accessories and details added to the kitchen cabinets give this chef everything she was looking for with a spice pullout, knife block pullout and rollouts to top off the new cabinets. When space is tight it is a great option for a small family to open up the walls and add a counter where the family can dine. On the walls, neutral gray painted create a soothing atmosphere. Adjacent to the kitchen was a cramped room that functioned as a workout room and laundry room. By changing some wall space, closing in a door and removing a closet the new space has great storage and is more open and functional for a quick workout. In the family room the fireplace was re-tiled with a concrete looking porcelain tile topped off with a rustic beam mantle. Combined with new home furnishings to make the most of a small space this new family room is both functional and a great place for the couple to spend time with each other on a daily basis and to entertain guest and a new space has been created with the feel of a comfortable cozy space for all to enjoy. This young family has a great house on a great street in a great location. The kitchen was a large space with ample room and great view to the backyard. The dated cabinets and large peninsula layout however were not working for them, so they came in looking for a fresh start. Goals for the project included adding a large island with seating for four and a bright, open and cheerful space for daily meals and entertaining. Our clients also wanted to keep the existing breakfast table, but the original space did not allow for an island and breakfast table. Our solution was to create banquette seating which gave us the extra inches necessary to accomplish both. The larger awning window over the kitchen sink allows for ample light in the new space. The wall between the kitchen and family room was partially removed to provide the more open feeling our clients desired. The work triangle is centered on the island which serves as a big open prep space conveniently located across from the large pro style range. The island also houses the microwave and a 2nd oven for larger gatherings. A new counter depth fridge and beverage center provide options for refrigeration. A simple pallet of white cabinetry, Carrera marble countertops and polished nickel fixtures will be a timeless look and provide a lovely backdrop for entertaining and spending time with family. The comfortable elegance of this French-Country inspired home belies the challenges faced during its conception. The beautiful, wooded site was steeply sloped requiring study of the location, grading, approach, yard and views from and to the rolling Pennsylvania countryside. The client desired an old world look and feel, requiring a sensitive approach to the extensive program. Large, modern spaces could not add bulk to the interior or exterior. Furthermore, it was critical to balance voluminous spaces designed for entertainment with more intimate settings for daily living while maintaining harmonic flow throughout. The result home is wide, approached by a winding drive terminating at a prominent facade embracing the motor court. Stone walls feather grade to the front façade, beginning the masonry theme dressing the structure. A second theme of true Pennsylvania timber-framing is also introduced on the exterior and is subsequently revealed in the formal Great and Dining rooms. Timber-framing adds drama, scales down volume, and adds the warmth of natural hand-wrought materials. The Great Room is literal and figurative center of this master down home, separating casual living areas from the elaborate master suite. The lower level accommodates casual entertaining and an office suite with compelling views. The rear yard, cut from the hillside, is a composition of natural and architectural elements with timber framed porches and terraces accessed from nearly every interior space flowing to a hillside of boulders and waterfalls. The result is a naturally set, livable, truly harmonious, new home radiating old world elegance. This home is powered by a geothermal heating and cooling system and state of the art electronic controls and monitoring systems. Roof is simulated slate made from recycled materials. This large open concept kitchen and dining space was created by removing a load bearing wall between the old kitchen and a porch area. The new porch was insulated and incorporated into the overall space. The kitchen remodel was part of a whole house remodel so new quarter sawn oak flooring,a vaulted ceiling, windows and skylights were added. A large calcutta marble topped island takes center stage. It houses a 5’ galley workstation - a sink that provides a convenient spot for prepping, serving, entertaining and clean up. A 36” induction cooktop is located directly across from the island for easy access. Two appliance garages on either side of the cooktop house small appliances that are used on a daily basis. Honeycomb tile by Ann Sacks and open shelving along the cooktop wall add an interesting focal point to the room. Antique mirrored glass faces the storage unit housing dry goods and a beverage center. “I chose details for the space that had a bit of a mid-century vibe that would work well with what was originally a 1950s ranch. Along the way a previous owner added a 2nd floor making it more of a Cape Cod style home, a few eclectic details felt appropriate”, adds Klimala. The wall opposite the cooktop houses a full size fridge, freezer, double oven, coffee machine and microwave. “There is a lot of functionality going on along that wall”, adds Klimala. A small pull out countertop below the coffee machine provides a spot for hot items coming out of the ovens. The rooms creamy cabinetry is accented by quartersawn white oak at the island and wrapped ceiling beam. The golden tones are repeated in the antique brass light fixtures. “This is the second kitchen I’ve had the opportunity to design for myself. My taste has gotten a little less traditional over the years, and although I’m still a traditionalist at heart, I had some fun with this kitchen and took some chances. The kitchen is super functional, easy to keep clean and has lots of storage to tuck things away when I’m done using them. The casual dining room is fabulous and is proving to be a great spot to linger after dinner. Getting your homeowner's association board to approve your new custom garage doors can seem daunting. In order to get approval for your custom garage door approval there are a few basic points you must understand. First off, your HOA is committed to preserving the neighborhood's curb appeal integrity by focusing on the impact your new custom garage doors might have on your house and the houses of your neighbors. It is important to understand that your curb appeal decisions will impact your home and neighborhood alike. Too many companies offer semi-custom wood doors without the true understanding of the client's need and the essence of their home's architectural style. This garage door is actually a single double-car door not two as it appears. The reason is that this garage used to have two separate doors with a post in the middle. The post in the middle made it difficult to use the garage on a daily basis so the post was removed to facilitate the use of the garage. The HOA wasn't too happy about the removal of the post as it was an essential part of the arches located right above the garage doors. You can clearly see how that would have been disruptive if the homeowner went with a regular wood door and not one custom designed and manufactured by Dynamic Garage Door. This garage door was specifically designed to address the HOA's concern about the center post removal and the effect it would have on the curb appeal of the home with the incomplete double arch look. So we addressed this by crafting the door with a false center post in the middle that was textured and painted the same color of the house to give off that illusion that the post is still there. Overall, it gives the home a complete finished appearance with two independent-looking doors and original post. The homeowner got the entire width of the opening to use at the push of a button so having a larger car won't be a problem anymore. A custom tile layout was designed for this alcove bath. Subway sized tiles installed vertically at the lower section amplify the height of the space in neutral shades of tan, gray and beige. The spa glass mosaic tile is framed with a white pencil edge creating a horizontal accent band. It's framed again with a picture frame mitred corner detail around the recessed niches. Polished chrome fixtures by Kohler with a slide bar and a flip-side hand held spray make this shower perfect for the whole family regardless of their height. The oversize air tub is extra deep so a grab bar was installed at an angle. An arched shower curtain rod was selected in lieu of glass doors to create a more open feeling while soaking in the air-jet tub. Delicious Kitchens & Interiors, LLC

This Murphy bed was custom made off-site and installed in the home. There were space restrictions for the bed and it was tucked in nicely behind and between 2 windows. The lights shut off automatically when the bed is closed and are controlled bedside. There is an plug for phone on the in-set shelves which are deep enough for videos, books and such. The vintage house trim was wrapped around the bed for a built in look. This option is so much less expensive than adding on to a home and can provide you with a multi-function room for guests and your own daily use.

This space was In dire need of a remodel, with old brown wall to wall tiles and a dated bulky yellow brown single sink vanity. Storage was a must, lighting a necessity, and proper accessibility to the shower bath area. We had a tight budget to respect, but a full gut of this bathroom was required. And a good thing too, once we started doing the demolition we noticed that mildew and rotting floors and walls had accumulated throughout the years. Doing it right the first time is no joke when dealing with water and electrical issues. We discarded all reminisce of old and built from scratch, new walls, new plumbing, new electrical ,new insulation and a new window, a new fan that actually exhausted outside ( I say this laughing as you would be amazed at how many fans are installed but don’t exhaust outside, and you the client would never know unless you go inside the attic space. Once all the hard stuff was done, the rest is just a matter of smart design. If you have a small bathroom here are some tips to guide you. 10 tips for making a small bathroom feel larger Is your tiny bathroom cramping your functionality and style, leaving you longing for the enormous bathrooms gracing the pages of design magazines? Even if your bathroom is a fraction of the size, all it takes is some design savvy to make the most of the space you have. Consider these 10 smart tips that will help your bathroom look, feel and function like those larger contenders. 1-Get creative with corners Space is at a premium in small bathrooms, so it's important to maximize every inch. Corners, for example, provide extra space for shelving, storage units and even hooks. Get creative and install unique design solutions that are not only functional, but also eye-catching. If you love the airiness of floating cabinets, add baskets or decorative boxes under for extra storage. If you are installing floating cabinets insure that they are installed securely to studs or plywood at wall. 2- Let solid colors shine Busy patterns have a shrinking effect and make small bathrooms seem even smaller. Conversely, light natural hues make a space feel more open. If you're itching to get creative with design, experiment with textures but keep overpowering patterns to a minimum. Toiletries and personal supplies without a place to call home only add clutter and chaos. Store smart with a space-saving vanity, the dual sink vanity shown here, looks quite simple, but in reality it has 4 sets of full extension drawers, and the vanity tower adds extra storage without overpowering the use of space. 6 - Show off the shower Shower curtains may be pretty, but they interrupt the visual flow of a bathing space and make it feel significantly smaller. In bathrooms with small footprints, opt for a clear glass sliding shower door that doesn't require the clearance of one with a hinged design. Or as shown in this design and for fraction less expensive a half hinged panel installed on a fixed tempered glass panel. If you're embarking on a big remodel, create the illusion of more space by using same tile in the shower that's used throughout; instead of seeing them as two separate zones, the eye will read them as one. 7 - Discover the treasure of hidden storage Work with a contractor, and you just might find some serious storage potential hidden behind your walls. Whether it's utilizing space between the studs for shallow shelving or a creating a small linen closet by annexing space from an adjacent room, even small additions can make a big difference. 8 - Focal Point Tile is a beautiful, durable addition to any bathroom. For dainty spaces, consider installing tile at a diagonal to accentuate the focal point or as in this bathroom I used an oversized textured pattern to bring depth to the space at the window wall. 9 - Choose the right lights Strategically install light to reflect and brighten a small bathroom to make it appear larger. Recessed lighting is an affordable solution for tiny rooms, offering ample light while taking up little space. Wall sconces alongside a mirror also reflect off the walls and make a room feel bright and airy. I always recommend going with LED lighting at 2800 to 3000K. 10 – Accessorize This is your time to shine in your decorating skills, have fun with your towels, you can change the color scheme daily just by adding pops of color in your accessories, make sure to get items that serve a dual purpose, like baskets, boxes they can always be used as hampers, storing of towels and even a nice display for your guest.
