This is a 1800's home located in the Downtown Historic District. The client desired to transform the existing 4 rooms, built of original plaster walls, into an open floor plan style kitchen, family room/den and powder room. The new space needed to be highly functional to accommodate this young family. Having a pool in the backyard, kids, dogs and a lot of future entertaining planned, porcelain tile plank flooring was used to cover the decaying original hardwood floors. In Southern California there are pockets of darling cottages built in the early 20th century that we like to call jewelry boxes. They are quaint, full of charm and usually a bit cramped. Our clients have a growing family and needed a modern, functional home. They opted for a renovation that directly addressed their concerns. When we first saw this 2,170 square-foot 3-bedroom beach cottage, the front door opened directly into a staircase and a dead-end hallway. The kitchen was cramped, the living room was claustrophobic and everything felt dark and dated. The big picture items included pitching the living room ceiling to create space and taking down a kitchen wall. We added a French oven and luxury range that the wife had always dreamed about, a custom vent hood, and custom-paneled appliances. We added a downstairs half-bath for guests (entirely designed around its whimsical wallpaper) and converted one of the existing bathrooms into a Jack-and-Jill, connecting the kids’ bedrooms, with double sinks and a closed-off toilet and shower for privacy. In the bathrooms, we added white marble floors and wainscoting. We created storage throughout the home with custom-cabinets, new closets and built-ins, such as bookcases, desks and shelving. White Sands Design/Build furnished the entire cottage mostly with commissioned pieces, including a custom dining table and upholstered chairs. We updated light fixtures and added brass hardware throughout, to create a vintage, bo-ho vibe. The best thing about this cottage is the charming backyard accessory dwelling unit (ADU), designed in the same style as the larger structure. In order to keep the ADU it was necessary to renovate less than 50% of the main home, which took some serious strategy, otherwise the non-conforming ADU would need to be torn out. We renovated the bathroom with white walls and pine flooring, transforming it into a get-away that will grow with the girls.

Custom furniture pieces were built from walnut, translucent ribbed glass, and stone; each of these pieces has formaldehyde-free fiberboard and a non-toxic lacquer finish. Natural bamboo cabinetry with honed stone countertops and stainless steel fixtures created a new, modern kitchen. Hammer & Hand and architect Mitch Snyder transformed a hot, cramped, non-code-compliant attic space into a bright and functional master suite. The existing upstairs attic space had two small and hard-to-access bedrooms and a dangerous staircase. The team added a new dormer on the west side of the house which added an additional 195 square feet to the home. The new space includes a master bedroom, master bathroom with vanity and shower, separate water closet, laundry, walk-in master closet, and option to add a small bedroom (the space is currently being used as an open office area). Optimized storage, navigation, usability and comfort for the primary suite and home office were the motivators for targeted renovations to this unique home. An existing closeted narrow attic staircase volumetrically took away space from the primary suite’s closet. SIA proposed a new feature spiral staircase, which now aesthetically speaks to a previous renovation’s architecturally distinctive metal bridge. The simplified closet room allowed for the installation of new functional closet cabinetry. In the attic, the staircase is now on one side of the room, and with the removal a non-loadbearing wall, the attic now provides space for an open, airy gym. In the primary suite bathroom, a new shower replaced an old bathtub. By tweaking the dimensions, a deeper footprint makes the shower feel more spacious while allowing for a more generous toilet area. A half wall with glass surrounds integrates shower storage and allows natural light to flood the once dark space.

Bronwyn and her husband, in an effort to save money, had chosen to keep the existing kitchen blueprint. That meant keeping the kitchen sink in the corner, at an angle. IKEA only makes square cabinets. Bronwyn’s IKD designer suggested a cabinet hack to fix the space: angling an extra-wide cabinet, and then having dead space in the remaining 45°. That’s another reason why the carpenter’s offer for a non-IKEA kitchen was so attractive. Sunroom - contemporary sunroom idea

This 80 year old farm house was in need of an update. The kitchen and dining areas were cramped, dark and isolated from one another. The homeowner requested an open floor plan with more storage and space where her children could play while she was busy in the kitchen. Thompson Remodeling flipped the existing positions of the dining room and kitchen and removed walls to open up the space. The new kitchen has bright white cabinets, quartz countertops and an island with a butcher block counter. A custom banquette provides seating and a spot for the kids to play and do homework while its bench doubles as hidden storage. The wet bar in the dining space has loads of pantry space. The existing floors were very uneven, so we used a vinyl plank flooring that would allow more give for installation. It looks just like weathered pine and will offer very easy care for the busy family.

The homeowner's had a small, non functional kitchen. With their desire to think outside of the box we were able to knock down a structural wall between the kitchen and dining room to give them a large island and a more functional kitchen. To keep costs down we left the sink in the existing location under the window. We provided them with a large pantry cabinet to replace their closet. In the dining room area we flanked the window with a window seat and a storage space for them to put shoes when coming in from the garage. This more open concept kitchen provides the homeowner's with a great entertaining space for their large family gatherings. Mike Kaskel
