In Southern California there are pockets of darling cottages built in the early 20th century that we like to call jewelry boxes. They are quaint, full of charm and usually a bit cramped. Our clients have a growing family and needed a modern, functional home. They opted for a renovation that directly addressed their concerns.
When we first saw this 2,170 square-foot 3-bedroom beach cottage, the front door opened directly into a staircase and a dead-end hallway. The kitchen was cramped, the living room was claustrophobic and everything felt dark and dated.
The big picture items included pitching the living room ceiling to create space and taking down a kitchen wall. We added a French oven and luxury range that the wife had always dreamed about, a custom vent hood, and custom-paneled appliances.
We added a downstairs half-bath for guests (entirely designed around its whimsical wallpaper) and converted one of the existing bathrooms into a Jack-and-Jill, connecting the kids’ bedrooms, with double sinks and a closed-off toilet and shower for privacy.
In the bathrooms, we added white marble floors and wainscoting. We created storage throughout the home with custom-cabinets, new closets and built-ins, such as bookcases, desks and shelving.
White Sands Design/Build furnished the entire cottage mostly with commissioned pieces, including a custom dining table and upholstered chairs. We updated light fixtures and added brass hardware throughout, to create a vintage, bo-ho vibe.
The best thing about this cottage is the charming backyard accessory dwelling unit (ADU), designed in the same style as the larger structure. In order to keep the ADU it was necessary to renovate less than 50% of the main home, which took some serious strategy, otherwise the non-conforming ADU would need to be torn out. We renovated the bathroom with white walls and pine flooring, transforming it into a get-away that will grow with the girls.

I did a complete new planting design for this project which is a single family home in the suburbs of Towson. The garden is 1/3 acre in size. Most of the existing plants, including many non-native ground covers, like English Ivy, shrubs, and trees, were removed in order to bring in the sunlight for pollinators and remove interference with the power lines. I designed and installed a mostly native plant garden that is designed to be beautiful to view with many flowers blooming all season long and varied textures and movement with ornamental grasses and provides habitat and food for pollinators, like butterflies, bees, and hummingbirds, and for songbirds. Nearly 100 trees, nearly 100 shrubs, and 1,000 perennials and grasses were installed. I continue to oversee the maintenance of this garden.

APD was hired to update the kitchen, living room, primary bathroom and bedroom, and laundry room in this suburban townhome. The design brought an aesthetic that incorporated a fresh updated and current take on traditional while remaining timeless and classic. The kitchen layout moved cooking to the exterior wall providing a beautiful range and hood moment. Removing an existing peninsula and re-orienting the island orientation provided a functional floorplan while adding extra storage in the same square footage. A specific design request from the client was bar cabinetry integrated into the stair railing, and we could not be more thrilled with how it came together!
The primary bathroom experienced a major overhaul by relocating both the shower and double vanities and removing an un-used soaker tub. The design added linen storage and seated beauty vanity while expanding the shower to a luxurious size. Dimensional tile at the shower accent wall relates to the dimensional tile at the kitchen backsplash without matching the two spaces to each other while tones of cream, taupe, and warm woods with touches of gray are a cohesive thread throughout.

Rev-A-Shelf's fillers revolutionized otherwise wasted space in your bathroom/vanity. Normally a "filler" or extra space is simply covered up with a decorative front, but with Rev-A-Shelf's line of fillers, it turns that otherwise waste space in to useful space. Fillers are intended to be installed in new vanity cabinet construction and will not work in existing cabinets. The adjustable shelves feature clear polycarbonate rails and non-skid vinyl shelf liners. Clear polycarbonate storage trays are also included to keep smaller items organized. The 30 height are available in 3" and 6" widths. All sizes are 19" in depth and glide on Blum tandem soft-close system.

Hammer & Hand and architect Mitch Snyder transformed a hot, cramped, non-code-compliant attic space into a bright and functional master suite. The existing upstairs attic space had two small and hard-to-access bedrooms and a dangerous staircase. The team added a new dormer on the west side of the house which added an additional 195 square feet to the home. The new space includes a master bedroom, master bathroom with vanity and shower, separate water closet, laundry, walk-in master closet, and option to add a small bedroom (the space is currently being used as an open office area). Complete Bathroom Remodel. The existing shower was roughly 32" x 32" with a wall separating a closet for the opposing bathroom. The wall/closet was removed and the shower expanded to a 32"W x 42"L. Wood looking 6"x24" tile on the floor and 12"x12" tile on the walls. Tile-in drain installed along with 2 small corner benches. Also installed is Ditra-Heat radiant floor heating. Rustic vanity with granite top and new light fixture.

Designed by Eileen Gray, the console mirror reflects the Modernist period. Its roundness works well with the perpendicularity of the walls upon which it is set. In addition, the linearity of the lucite console contributes to the style. It is especially functional as the lucite gives the appearance of almost being non-existent in its translucent quality.
