The historic home’s third floor was converted to a guest bedroom. The polypropylene rug was custom cut by Colony Rug Co. to go around structural beams in the middle of the room.

Two unusable singe car carriage garages sharing a wall were torn down and replaced with two full sized single car garages with two 383 sqft studio ADU's on top. The property line runs through the middle of the building. We treated this structure as a townhome with a common wall between. 503 Real Estate Photography

This beautiful Wicker Park kitchen features all white cabinets and countertops. Dark hardwood floors contrast the white perfectly. An island with two island legs sits in the middle across from the under-mount sink. A row of glass-paneled cabinets runs across the top. The refrigerator and microwave sit across from the main wall in a nook. A breakfast bar is featured across from the kitchen with an additional wine fridge and extra storage.

We installed a variety of custom wine racks in this wine storage space. To the left are Horizontal racks, which display bottles in a label forward fashion. This creates optimum wine visibility, thereby promoting ease of perusal and inventory. The Horizontal racks were installed next to the entryway. Pictured in the middle are Individual bottle racking, a High Reveal Display row, and Diamond Bin wine racks. These were placed in the back of the wine room. Note the stair step design at the top of the Horizontal racks. It was used to accommodate the slanting ceiling. There are a lot of plants captured in this shot! The shrub to the right is a Clethra (summersweet), probaby Ruby Spice as it likes it a little wet and there is drainage swale just on the other side of it. The near side of the photo shows the tops for the turtleheads and in the middle are the coppery tops of the northern bush honeysuckle (Diervilla lonicera), which is not to be confused with the invasive varieties. It will have small yellow flowers but Its attraction is the nice foliage color and the fact that it is does not grow much more than 3' tall. Across the pond the Gold Dart and Summer Wine ninebarks are blooming

The Italian Fam House was created to look and feel like a vintage structure found in the middle of the Italian country side. the villa was designed with a private bridge over a seasonal creek and automatic gates were designed at the base of a small slope so the visitor could appreciate the architecture as the gates open. A natural stone walk way leads to the front door which has a latch door handle only ( non locking) with 350 year old oak front door. Privacy trees and landscape we’re designed on the perimeter of the property to allow the client to enjoy the grounds in complete privacy and enhancing the illusion of the farm house. The client wanted to keep the vintage look but have some contemporary features in the garden, a artist studio with pool changing room and shower was designed into the hillside to provide a passive solar efficient structure. The patio was designed with rough cut natural stone and accents of Italian marble. the spa was raised 18″ and utilizes a vanishing edge detail which spills into the vanishing edge pool. Both water details are equipped with LED lighting and are integrated into the home automation. A walking path was designed to a lower lawn area adjacent to the creek , the lawn is designed for family picnics , volleyball games and other summer activities nestled under the oaks and cooler temperature by the creek. Screening and privacy were a important element in this design. Mature Box size shrub and mature tree’s were imported from across northern California and craned into the project.

Concrete Pool with Vanishing Edge and Waterfall. Above the pool are a Hot Tub and a Cool Tub! That will seat 15. The Waterfall at its height of 12 foot acts as a jumping rock to plunge into the 12 deep end of the pool. The project also has two fire bowls on either side of the vanishing edge and two other separate fire pits at opposite sides of the outdoor living area.
