This brand new door was installed with a custom finish. The door was pre-fitted and mortised in my shop after I took careful measurements of the existing opening. I was then able to provide a workable environment to apply numerous coats to achieve this old farmhouse finish. Once the finish was completed, I installed the door and set the locks and weather-stripping.

The homeowners had a very specific vision for their large daylight basement. To begin, Neil Kelly's team, led by Portland Design Consultant Fabian Genovesi, took down numerous walls to completely open up the space, including the ceilings, and removed carpet to expose the concrete flooring. The concrete flooring was repaired, resurfaced and sealed with cracks in tact for authenticity. Beams and ductwork were left exposed, yet refined, with additional piping to conceal electrical and gas lines. Century-old reclaimed brick was hand-picked by the homeowner for the east interior wall, encasing stained glass windows which were are also reclaimed and more than 100 years old. Aluminum bar-top seating areas in two spaces. A media center with custom cabinetry and pistons repurposed as cabinet pulls. And the star of the show, a full 4-seat wet bar with custom glass shelving, more custom cabinetry, and an integrated television-- one of 3 TVs in the space. The new one-of-a-kind basement has room for a professional 10-person poker table, pool table, 14' shuffleboard table, and plush seating.

The clients believed the peninsula footprint was required due to the unique entry points from the hallway leading to the dining room and the foyer. The new island increases storage, counters and a more pleasant flow of traffic from all directions. The biggest challenge was trying to make the structural beam that ran perpendicular to the space work in a new design; it was off center and difficult to balance the cabinetry and functional spaces to work with it. In the end it was decided to increase the budget and invest in moving the header in the ceiling to achieve the best design, esthetically and funcationlly. Specific storage designed to meet the clients requests include: - pocket doors at counter tops for everyday appliances - deep drawers for pots, pans and Tupperware - island includes designated zone for baking supplies - tall and shallow pantry/food storage for easy access near island - pull out spice near cooking - tray dividers for assorted baking pans/sheets, cutting boards and numerous other serving trays - cutlery and knife inserts and built in trash/recycle bins to keep things organized and convenient to use, out of sight - custom design hutch to hold various, yet special dishes and silverware Elements of design chosen to meet the clients wishes include: - painted cabinetry to lighten up the room that lacks windows and give relief/contrast to the expansive wood floors - monochromatic colors throughout give peaceful yet elegant atmosphere o stained island provides interest and warmth with wood, but still unique in having a different stain than the wood floors – this is repeated in the tile mosaic backsplash behind the rangetop - punch of fun color used on hutch for a unique, furniture feel - carefully chosen detailed embellishments like the tile mosaic, valance toe boards, furniture base board around island, and island pendants are traditional details to not only the architecture of the home, but also the client’s furniture and décor. - Paneled refrigerator minimizes the large appliance, help keeping an elegant feel Superior cooking equipment includes a combi-steam oven, convection wall ovens paired with a built-in refrigerator with interior air filtration to better preserve fresh foods. A captivating transformation in the coveted neighborhood of University Park, Dallas The heart of this home lies in the kitchen, where we embarked on a design endeavor that would leave anyone speechless. By opening up the main kitchen wall, we created a magnificent window system that floods the space with natural light and offers a breathtaking view of the picturesque surroundings. Suspended from the ceiling, a steel-framed marble vent hood floats a few inches from the window, showcasing a mesmerizing Lilac Marble. The same marble is skillfully applied to the backsplash and island, featuring a bold combination of color and pattern that exudes elegance. Adding to the kitchen's allure is the Italian range, which not only serves as a showstopper but offers robust culinary features for even the savviest of cooks. However, the true masterpiece of the kitchen lies in the honed reeded marble-faced island. Each marble strip was meticulously cut and crafted by artisans to achieve a half-rounded profile, resulting in an island that is nothing short of breathtaking. This intricate process took several months, but the end result speaks for itself. To complement the grandeur of the kitchen, we designed a combination of stain-grade and paint-grade cabinets in a thin raised panel door style. The painstaking process of hand-cutting and crafting each reeded panel in the island to match the marble's veining resulted in a labor of love that emanates warmth and hospitality to all who enter. In conclusion, this tastefully lux project in University Park, Dallas is an extraordinary example of a full gut remodel that has surpassed all expectations. The meticulous attention to detail, the masterful use of materials, and the seamless blend of functionality and aesthetics create an unforgettable space. This property came with a house which proved ill-matched to our clients’ needs but which nestled neatly amid beautiful live oaks. In choosing to commission a new home, they asked that it also tuck under the limbs of the oaks and maintain a subdued presence to the street. Extraordinary efforts such as cantilevered floors and even bridging over critical root zones allow the design to be truly fitted to the site and to co-exist with the trees, the grandest of which is the focal point of the entry courtyard. Of equal importance to the trees and view was to provide, conversely, for walls to display 35 paintings and numerous books. From form to smallest detail, the house is quiet and subtle.

This is the chandelier in full of the previous closeup photo. We produced this vibrantly colored outdoor chandelier for a client's roofed patio area. Do not be deceived by the thin wires; we use taut, aircraft-strength cables that keep the chandelier stable, secure and safe.

Rob Sanders Architects was asked to expand an 1856 CT farmhouse which had numerous additions, and to replace the 1920's garage with a separate but connected three-car garage and guest suite. The new garage structure includes a bedroom and bath for frequent long-term visitors as well as a Potting room for the owner's avid gardening interests. A covered porch overlooks the rear paddock, which is used for tent parties and barn dances. The garage is connected to the house by an arcaded covered breezeway, which angles to allow vehicle circulation between old stone farmwalls. The Breezeway opens to a new entry and Mudroom, which features brick and cherrywood floors. A new hallway is lined with wainscoating with a custom pattern taken from the antique trim of the house, and opens to a new kitchen with multiple workstations. The work island features a massive endgrain butcher block work surface, supported by repurposed sea creature finials the owners found in Asia. The kitchen opens to a remodeled Family Room with fieldstone fireplace. Upstairs, a new Master Bedroom suite extends the gable form of the original farmhouse, and has a roof deck to overlook the rear field. The residence incorporates flooring made from old-growth pine and cherry trees harvested, dried, and milled on site.
