The clients believed the peninsula footprint was required due to the unique entry points from the hallway leading to the dining room and the foyer. The new island increases storage, counters and a more pleasant flow of traffic from all directions. The biggest challenge was trying to make the structural beam that ran perpendicular to the space work in a new design; it was off center and difficult to balance the cabinetry and functional spaces to work with it. In the end it was decided to increase the budget and invest in moving the header in the ceiling to achieve the best design, esthetically and funcationlly. Specific storage designed to meet the clients requests include: - pocket doors at counter tops for everyday appliances - deep drawers for pots, pans and Tupperware - island includes designated zone for baking supplies - tall and shallow pantry/food storage for easy access near island - pull out spice near cooking - tray dividers for assorted baking pans/sheets, cutting boards and numerous other serving trays - cutlery and knife inserts and built in trash/recycle bins to keep things organized and convenient to use, out of sight - custom design hutch to hold various, yet special dishes and silverware Elements of design chosen to meet the clients wishes include: - painted cabinetry to lighten up the room that lacks windows and give relief/contrast to the expansive wood floors - monochromatic colors throughout give peaceful yet elegant atmosphere o stained island provides interest and warmth with wood, but still unique in having a different stain than the wood floors – this is repeated in the tile mosaic backsplash behind the rangetop - punch of fun color used on hutch for a unique, furniture feel - carefully chosen detailed embellishments like the tile mosaic, valance toe boards, furniture base board around island, and island pendants are traditional details to not only the architecture of the home, but also the client’s furniture and décor. - Paneled refrigerator minimizes the large appliance, help keeping an elegant feel Superior cooking equipment includes a combi-steam oven, convection wall ovens paired with a built-in refrigerator with interior air filtration to better preserve fresh foods. Coastal Shingle Style on St. Andrew Bay Private Residence / Panama City Beach, Florida Architect: Eric Watson Builder: McIntosh-Myers Construction For this lovely Coastal Shingle–style home, E. F. San Juan supplied Loewen impact-rated windows and doors, E. F. San Juan Invincia® impact-rated custom mahogany entry doors, exterior board-and-batten siding, exterior shingles, and exterior trim and millwork. We also supplied all the interior doors, stair parts, paneling, mouldings, and millwork. Challenges: At over 10,000 square feet, the sheer size of this home—coupled with the extensive amount of materials we produced and provided—made for a great scheduling challenge. Another significant challenge for the E. F. San Juan team was the homeowner’s desire for an electronic locking system on numerous Invincia® doors we custom manufactured for the home. This was a first-time request for us, but a challenge we gladly accepted! Solution: We worked closely with the builder, Cliff Myers of McIntosh-Myers Construction, as well as the architect, Eric Watson, to ensure the timeliness of decisions as they related to the home’s critical production timeline. We also worked closely with our design engineer and the home’s engineer of record, Allen Barnes of Apex Engineering Group, to provide a solution that allowed for an electronic lock on our custom Invincia® mahogany doors. Photography by Ken Wyner 2101 Connecticut Avenue (c.1928), an 8-story brick and limestone Beaux Arts style building with spacious apartments, is said to have been “the finest apartment house to appear in Washington between the two World Wars.” (James M. Goode, Best Addresses, 1988.) As advertised for rent in 1928, the apartments were designed “to incorporate many details that would aid the residents in establishing a home atmosphere, one possessing charm and dignity usually found only in a private house… the character and tenancy (being) assured through careful selection of guests.” Home to Senators, Ambassadors, a Vice President and a Supreme Court Justice as well as numerous Washington socialites, the building still stands as one of the undisputed “best addresses” in Washington, DC.) So well laid-out was this gracious 3,000 sf apartment that the basic floor plan remains unchanged from the original architect’s 1927 design. The organizing feature was, and continues to be, the grand “gallery” space in the center of the unit. Every room in the apartment can be accessed via the gallery, thus preserving it as the centerpiece of the “charm and dignity” which the original design intended. Programmatic modifications consisted of the addition of a small powder room off of the foyer, and the conversion of a corner “sun room” into a room for meditation and study. The apartment received a thorough updating of all systems, services and finishes, including a new kitchen and new bathrooms, several new built-in cabinetry units, and the consolidation of numerous small closets and passageways into more accessible and efficient storage spaces.

Inspiration for a contemporary open concept concrete floor living room remodel in Salt Lake City with blue walls, no fireplace and no tv

The design of this home was driven by the owners’ desire for a three-bedroom waterfront home that showcased the spectacular views and park-like setting. As nature lovers, they wanted their home to be organic, minimize any environmental impact on the sensitive site and embrace nature. This unique home is sited on a high ridge with a 45° slope to the water on the right and a deep ravine on the left. The five-acre site is completely wooded and tree preservation was a major emphasis. Very few trees were removed and special care was taken to protect the trees and environment throughout the project. To further minimize disturbance, grades were not changed and the home was designed to take full advantage of the site’s natural topography. Oak from the home site was re-purposed for the mantle, powder room counter and select furniture. The visually powerful twin pavilions were born from the need for level ground and parking on an otherwise challenging site. Fill dirt excavated from the main home provided the foundation. All structures are anchored with a natural stone base and exterior materials include timber framing, fir ceilings, shingle siding, a partial metal roof and corten steel walls. Stone, wood, metal and glass transition the exterior to the interior and large wood windows flood the home with light and showcase the setting. Interior finishes include reclaimed heart pine floors, Douglas fir trim, dry-stacked stone, rustic cherry cabinets and soapstone counters. Exterior spaces include a timber-framed porch, stone patio with fire pit and commanding views of the Occoquan reservoir. A second porch overlooks the ravine and a breezeway connects the garage to the home. Numerous energy-saving features have been incorporated, including LED lighting, on-demand gas water heating and special insulation. Smart technology helps manage and control the entire house. Primary bathroom designed by Delphinium Design in Charlotte, North Carolina features a beautiful light blue double vanity with quartz countertop, porcelain herringbone tile floor, large walk-in alcove shower with glass door, subway tile design and shower bench, glass vanity mirrors and brass hardware and plumbing.

Aesthetic Value: Client required an upscale classical European look with minimalist features. Spiral became dramatic feature in customers home office. Stair Safety: All the local municipal codes were followed and met. Quality of Workmanship: Twelve sided mortised center column with minimalist engineered outside sawtooth stringer which is a very rare type of spiral stair. Technical Challenge: It was the owners lack of vision at beginning of project that challenged us to make numerous aesthetic suggestions and mock ups until owner finally feel in love with the sawtooth spiral with 12-sided column design.

Situated on the west slope of Mt. Baker Ridge, this remodel takes a contemporary view on traditional elements to maximize space, lightness and spectacular views of downtown Seattle and Puget Sound. We were approached by Vertical Construction Group to help a client bring their 1906 craftsman into the 21st century. The original home had many redeeming qualities that were unfortunately compromised by an early 2000’s renovation. This left the new homeowners with awkward and unusable spaces. After studying numerous space plans and roofline modifications, we were able to create quality interior and exterior spaces that reflected our client’s needs and design sensibilities. The resulting master suite, living space, roof deck(s) and re-invented kitchen are great examples of a successful collaboration between homeowner and design and build teams.

The program consists of a detached Guest House with full Kitchen, Living and Dining amenities, Carport and Office Building with attached Main house and Master Bedroom wing. The arrangement of buildings was dictated by the numerous majestic oaks and organized as a procession of spaces leading from the Entry arbor up to the front door. Large covered terraces and arbors were used to extend the interior living spaces out onto the site. All the buildings are clad in Texas limestone with accent bands of Leuders limestone to mimic the local limestone cliffs in the area. Steel was used on the arbors and fences and left to rust. Vertical grain Douglas fir was used on the interior while flagstone and stained concrete floors were used throughout. The flagstone floors extend from the exterior entry arbors into the interior of the Main Living space and out onto the Main house terraces.
