The creative and playful feeling is expanded throughout the space with bright green patches of shag carpet invoking the feel of the pasture continuing off the wall and through the room. The space is then flanked with more contemporary and functional elements perfect for children ages 2-12 offering endless hours of play.
Storage:
This playroom offers storage options on every wall, in every corner and even on the floor. The myWall storage and entertainment unit offers countless storage options and configurations along the main wall with open shelving, hanging buckets, closed shelves and pegs, anything you want to store or hang can find a home. Even the floor under the myWall panel is a custom floordrobe perfect for all those small floor toys or blankets. The pasture wall has a shelving unit cloaked as another tree in the field offering opened and closed cubbies for books or toys. They were envisioning changing their future home from the house the wife grew up in for 10 years to one they could call their own. Their first project, the kitchen, needed major updating and re-design to allow better flow for everyday use. Another primary goal was removal of the wall between the kitchen and family room, in order to create a better flow for entertaining purposes. After speaking with several other contractors, they had concerns as to the possibility of the bearing wall being removed, including the mechanical and plumbing obstacles.

With two young, energetic girls, who love to explore, the owner wanted to keep it as natural as possible, but add several new elements. A fireplace was added to the patio area which created indoor-outdoor living. A small outdoor kitchen was added for entertaining. A large pool with Baja shelf , a Jacuzzi, and seats through out create an oasis as the focal point. The bike paths were defined by gravel. We removed two enormous trees and used them to mulch the entire yard. The trunks were used as a fun obstacle course. A shady area was kept for the tire swing and picnic area. And the finishing touch; handprints in the new sidewalk!

UserXS residence is a living concept proposal for singles. The project is characterized by its L-shaped, elevated floor. The height differences on the floor as well as on the ceiling are the sole elements that define the space. The apartment is hence transparent, yet given the sense of rooms and corners. This former warehouse has existing pipes cutting through the interior at the entry where it resulted in stairs and undesirable, immediate climbs. By embracing the obstacle and extending it, the reading of the new, one bedroom apartment is as pure as lines (flows) and surfaces (spaces).
The heart of the radial layout is a sunken gathering platform. This introvert space is embraced by the elevated floor, which serves as the extension of seating, The visitors thereby sit naturally facing each other and converse. The elevated outer ring is an active, fluid platform which receives visitors. At its height, the dinning guests have a great view toward the city skyline which is otherwise hindered. This space also creates a buffer to the exterior where neighbors pass by.
The renovation removed the old flat ceiling, exposing the pitched roof structure to enhance the scale change of the space. The apartment is at its maximum height where activities and interactions take place and shrinks at the perimeter. It is an open layout with sense of spaces and intimacy.
StairworksThis project was a commercial law office that needed staircases to service the two floors. We designed these stairs with a lot of influence from the client as they liked the industrial look with exposed steel. We stuck with a minimalistic design which included grip tread at the top and a solid looking balustrade. One of the staircases is U-shaped, two of the stairs are L-shaped and one is a straight staircase. One of the biggest obstacles was accessing the space, so we had to roll everything around on flat ground and lift up with a spider crane. This meant we worked closely alongside the builders onsite to tackle any hurdles.
MyHome Renovation ExpertsAnother obstacle was assembling fully custom cabinets using a semi-custom cabinet manufacturer, as the homeowner wanted the same finish to be on all the woodwork in the apartment.

THE REMODEL
Design Challenges:
Remove a load-bearing wall and combine smaller rooms to create one big kitchen
A powder room in the back corner of the existing kitchen was a huge obstacle to updating the layout
Maintain large windows with views of the yard while still providing ample storage
Design Solutions:
Relocating the powder room to another part of the first floor (a large closet under the stairs) opened up the space dramatically
Create space for a larger island by recessing the fridge/freezer and shifting the pantry to a space adjacent to the kitchen
A banquette saves space and offers a perfect solution for casual dining
The walnut banquette table beautifully complements the fridge/freezer armoire
Utilize a gap created by the new fridge location to create a tall shallow cabinet for liquor storage w/ a wine cubby
Closing off one doorway into the dining room and using the “between the studs” space for a tall storage cabinet
Dish organizing drawers offer handy storage for plates, bowls, and serving dishes right by main sink and dishwasher
Cabinetry backing up to the dining room offers ample storage for glassware and functions both as a coffee station and cocktail bar
Open shelves flanking the hood add storage without blocking views and daylight
A beam was required where the wall was removed. Additional beams added architectural interest and helped integrate the beams into the space

This project exemplifies the transformative power of good design. Simply put, good design allows you to live life artfully. Brooks + Scarpa ArchitectsDescription: In early 1994, the architects began work on the project and while in construction (demolition, grading and foundations) the owner, due to circumstances beyond his control, halted all construction of the project. Seven years later the owner returned to the architects and asked them to complete the partially constructed house. Due to code changes, city ordinances and a wide variety of obstacles it was determined that the house was unable to be completed as originally designed.
After much consideration the client asked the architect if it were possible to alter/remodel the partially constructed house, which was a remodel/addition to a 1970’s ranch style house, into a project that fit into current zoning and structural codes. The owner also requested that the house’s footprint and partially constructed foundations remain to avoid the need for further entitlements and delays on an already long overdue and difficult hillside site.
The architects’ main challenge was how to alter the design that reflected an outdated philosophical approach to architecture that was nearly a decade old. How could the house be re-conceived reflecting the architect and client’s maturity on a ten-year-old footprint?
The answer was to remove almost all of the previously proposed existing interior walls and transform the existing footprint into a pavilion-like structure that allows the site to in a sense “pass through the house”. This allowed the client to take better advantage of a limited and restricted building area while capturing extraordinary panoramic views of the San Fernando Valley and Hollywood Hills. Large 22-foot high custom sliding glass doors allow the interior and exterior to become one. Even the studio is separated from the house and connected only by an exterior bridge. Private spaces are treated as loft-like spaces capturing volume and views while maintaining privacy.
Limestone floors extend from inside to outside and into the lap pool that runs the entire length of the house creating a horizon line at the edge of the view. Other natural materials such as board formed concrete, copper, steel and cherry provides softness to the objects that seem to float within the interior volume. By placing objects and materials "outside the frame," a new frame of reference deepens our sense of perception. Art does not reproduce what we see; rather it makes us see.

Michael Nash Design, Build & HomesThis townhome located on Lake Anna of Reston, VA own into a confined gall kitchen with a very limited cabinet space, short wall cabinets, big closet taking over big portion of kitchen, duct chase creating a big barrier, plumbing chases causing bulkhead and a bearing wall header to name a few of obstacles
Their dream was to walk in from front door and have a clear view of wall to wall scenic view of the lake.
Modernize the kitchen, eliminate bearing walls, lots of storage, upgraded appliances and so much more.
They have been chasing this dream for years and have been turned down by multiple firms due to level of difficulty of the project, budget constraint and as she put it “cleeking with a design firm that can feel her needs”
Our staff spent countless number of hours to hear her and bring her dream to reality.
The main constraint was the bearing wall on corner of foyer and living room, which was a closet, main duct chase and return ducts, obscene amount of plumbing and not to mention structural load.
By the way of re-routing mechanical chases, and reformulating all second-floor plumbing stack to back walls, and then inserting few structural beams that transfer the second-floor joists to front and back wall, we have accomplished the biggest goals of all and created the view open floor plan
Now home to a big island with cooktop and beverage center. The home has front to back clear view of the scenic lake.
¬¬¬With expanding the kitchen into front breakfast area, we have doubled up on storage and cabinet space.
Long line of gorgeous counter top and full backsplash under new Led lighting has glorified this kitchen project.
The linear porcelain floor tile has complimented the counter top and her trophy accessories.

FineLine Kitchens, Inc.Hi, everyone we are in Reston, Virginia,
In this project, the kitchen used to be is now the living room. My clients wanted to update their kitchen, it was a little tight where it was, there were a lot of walls. We wanted to take it away and kind of give them a bigger island so they can seat the kids and they can all have a seat together, enjoy their breakfast, and so forth in a bigger, wider space.
So we also redid the entire floors throughout the house. I wanted to go with a slightly more natural look for the wood. It has a natural stain with a matte finish, which hides scratches. If you have pets or kids, we also match the wood to the floor.
So there is a little bit of warmth around the white. We added sconces around the dining room area to the fireplace to kind of highlight that area there. And then we also paneled the fridge. It makes this line continue a little bit longer since they didn't have the longest run on this end. So it's not stopping by an obstacle that's metal or stainless steel. So that way, it kind of blends in a little bit more with everything, and you only have the range that's showing, which is the focal point
