This couple purchased the home with the intent to remodel. Not only did it have an amazing view, it also had a lot of potential. We focused on improving the flow of the home and bringing it up to date. Tearing down some large obstacles in the open areas and optimizing the space for the master suite by pulling the closet out of the carpeted bathroom and creating a much more functional walk in closet which also acted as a sound barrier from the living spaces. Because the couple was expecting and not completely moved in, this was a fast tracked project while they rented space elsewhere.

XS residence is a living concept proposal for singles. The project is characterized by its L-shaped, elevated floor. The height differences on the floor as well as on the ceiling are the sole elements that define the space. The apartment is hence transparent, yet given the sense of rooms and corners. This former warehouse has existing pipes cutting through the interior at the entry where it resulted in stairs and undesirable, immediate climbs. By embracing the obstacle and extending it, the reading of the new, one bedroom apartment is as pure as lines (flows) and surfaces (spaces).
The heart of the radial layout is a sunken gathering platform. This introvert space is embraced by the elevated floor, which serves as the extension of seating, The visitors thereby sit naturally facing each other and converse. The elevated outer ring is an active, fluid platform which receives visitors. At its height, the dinning guests have a great view toward the city skyline which is otherwise hindered. This space also creates a buffer to the exterior where neighbors pass by.
The renovation removed the old flat ceiling, exposing the pitched roof structure to enhance the scale change of the space. The apartment is at its maximum height where activities and interactions take place and shrinks at the perimeter. It is an open layout with sense of spaces and intimacy.

This space was a challenge with 2 different uneven floor heights & an obstruction on the wall. We designed & installed around the obstacles to create a beautiful white closet organizer with no hint of challenges anywhere!!

Transforming this open loft space into a functional and stylish family room was no small feat. Serving as both a central gathering area and a thoroughfare to other top-floor rooms, the layout presented unique challenges. Shweta boldly embraced these obstacles by enveloping the entire space in a rich, moody green hue, creating an illusion of greater expanse.
With a keen eye for design, she meticulously zoned the room into distinct yet interconnected areas: a cozy seating ensemble, a captivating TV focal point, a practical hallway, and a custom-built bar. Remarkably, Shweta's DIY prowess came to the fore as she tackled every aspect of the project herself, from installing shiplap and a striking wallpaper mural to constructing the bespoke bar.
To furnish this versatile space, she selected a sophisticated linen sectional complemented by laid-back bean bag chairs, while opting for ottomans over a traditional coffee table to maximize comfort and flexibility. The bar area cleverly incorporates storage solutions, ensuring the room remains uncluttered and adaptable to various styling preferences. A curated collection of thrifted artwork adorns the walls, infusing the space with character and a delightful blend of old and new.

This project was a nightmare becuase the customers used another contractor to do what we accomplished and he ended up taking their money and ruining their home. We had to demo the entire Master bathroom to get a clean slate which then we were able to build a floor plan off of what was able to be used. A ton of fabrication, relocating plumbing, walls, paint and much more.
If you look at the "before" photos, you will see how this home used to look compared to what it does now.
Customers lived on-site while we worked which made it twice as hard with all of their belongings in the way but a great company works around all the obstacles thrown at them!

This project was a commercial law office that needed staircases to service the two floors. We designed these stairs with a lot of influence from the client as they liked the industrial look with exposed steel. We stuck with a minimalistic design which included grip tread at the top and a solid looking balustrade. One of the staircases is U-shaped, two of the stairs are L-shaped and one is a straight staircase. One of the biggest obstacles was accessing the space, so we had to roll everything around on flat ground and lift up with a spider crane. This meant we worked closely alongside the builders onsite to tackle any hurdles.

About this Project
The snow had melted, and our past clients were ready to have us back! This time, to transform their kitchen from its cookie cutter aesthetic to a space that was sophisticated and timeless.
Kitchen:
The previous kitchen had a layout that worked well but was in serious need of a makeover. The visual focus in this renovation is the harmony of the materials used; how the cool and warm tones come together to create this inviting space. The backsplash adds a sense of personality along with the carefully placed open shelving in both the upper cabinets and island.
Working around the existing sprinklers was one of the obstacles we faced while designing this kitchen. At the fridge, we worked around this by setting back the upper cabinets and creating a landing space above the fridge. One of our favourite things about this kitchen is the use of interior organization. These custom additions make for a well equipped and organized kitchen.

The black plumbing fixtures by Riobel and sink by Blanco offer some contrast against the white countertops and backsplash.
We jazzed up the old fireplace mantle and surround by using White Oak for the mantle and tile from Julian Tile.

This townhome located on Lake Anna of Reston, VA own into a confined gall kitchen with a very limited cabinet space, short wall cabinets, big closet taking over big portion of kitchen, duct chase creating a big barrier, plumbing chases causing bulkhead and a bearing wall header to name a few of obstacles
Their dream was to walk in from front door and have a clear view of wall to wall scenic view of the lake.
Modernize the kitchen, eliminate bearing walls, lots of storage, upgraded appliances and so much more.
They have been chasing this dream for years and have been turned down by multiple firms due to level of difficulty of the project, budget constraint and as she put it “cleeking with a design firm that can feel her needs”
Our staff spent countless number of hours to hear her and bring her dream to reality.
The main constraint was the bearing wall on corner of foyer and living room, which was a closet, main duct chase and return ducts, obscene amount of plumbing and not to mention structural load.
By the way of re-routing mechanical chases, and reformulating all second-floor plumbing stack to back walls, and then inserting few structural beams that transfer the second-floor joists to front and back wall, we have accomplished the biggest goals of all and created the view open floor plan
Now home to a big island with cooktop and beverage center. The home has front to back clear view of the scenic lake.
¬¬¬With expanding the kitchen into front breakfast area, we have doubled up on storage and cabinet space.
Long line of gorgeous counter top and full backsplash under new Led lighting has glorified this kitchen project.
The linear porcelain floor tile has complimented the counter top and her trophy accessories.

Vivid Interiors
It all began with an aqua Terrazo tile as the inspiration for -our client's master bathroom transformation. A master suite built for an Edmonds Queen, with walk-in closet, master bathroom, and 2 vanity areas were included. The project also included updates to her powder room and laundry room- which was relocated to the lower level. This allowed us to reframe her master suite area and create a larger, more dramatic, and very functional master bath.
Angled walls made space-planning and reframing a challenging puzzle to solve and we not only had to measure the interior, but the exterior angles as well since we were removing walls. Luckily, the large “wet room” concept met the client’s needs and overcame this obstacle. The new space features a stand-alone tub open showering area, as well as sink vanity, and seated makeup area. Additionally, storage needs were addressed with a wall of cabinetry installed adjacent to the new walk-in closet. A serene color palette and a variety of textures gives this bathroom a spa-like vibe and the aqua highlights repeated in glass accent tiles.
Our client enjoys her choice of a walk-in shower or soaking tub with bubbles in the modernized space. Storage was desperately needed, as you can see from the before photos, so the en-suite closet was designed in a linear wall configuration. The original Terrazo tile was used as the vertical accent in the corner of the shower and on the top of the rounded shower bench. Our client held onto her inspiration tile for years while she saved to create a budget worthy of this project and its amenities. Budget is always a consideration, and here our client chose to spoil herself.
Some unique design features include:
• The angled end of the makeup vanity with shelves for toiletries within easy reach of the tub and hidden view.
• The makeup vanity side lighting, seated counter and a convenient laundry chute
• The free-standing tub is perfectly positioned to create a direct sight-line through the master bedroom to the Puget Sound views beyond.
• Wall-mount waterfall filler and controls at the tub eliminate a bulky floor mount faucet.
• An angled countertop and glass shelving add interest between the sink vanity and closet cabinetry.
• The toilet is tucked out of sight just past the first tall cabinet.
• A glass partition blocks overspray from the shower.
She now enjoys a spa like retreat every day!

Cramped kitchen be gone! That was the project motto and top priority. The goal was to transform the current layout from multiple smaller spaces into a connected whole that would activate the main level for our clients, a young family of four.
The biggest obstacle was the wall dividing the kitchen and the dining room. Removing this wall was central to opening up and integrating the main living spaces, but the existing ductwork that ran right through the center of the wall posed a design challenge, er design opportunity. The resulting design solution features a central pantry that captures the ductwork and provides valuable storage- especially when compared to the original kitchen's 18" wide pantry cabinet. The pantry also anchors the kitchen island and serves as a visual separation of space between the kitchen and homework area.
Through our design development process, we learned the formal living room was of no service to their lifestyle and therefore space they rarely spent time in. With that in mind, we proposed to eliminate the unused living room and make it the new dining room. Relocating the dining room to this space inherently felt right given the soaring ceiling and ample room for holiday dinners and celebrations. The new dining room was spacious enough for us to incorporate a conversational seating area in the warm, south-facing window alcove.
Now what to do with the old dining room?! To answer that question we took inspiration from our clients' shared profession in education and developed a craft area/homework station for both of their boys. The semi-custom cabinetry of the desk area carries over to the adjacent wall and forms window bench base with storage that we topped with butcher block for a touch of warmth. While the boys are young, the bench drawers are the perfect place for a stash of toys close to the kitchen.
The kitchen begins just beyond the window seat with their refrigerator enclosure. Opposite the refrigerator is the new pantry with twenty linear feet of shelving and space for brooms and a stick vacuum. Extending from the backside of the pantry the kitchen island design incorporates counter seating on the family room side and a cabinetry configuration on the kitchen side with drawer storage, a trashcan center, farmhouse sink, and dishwasher.
We took careful time in design and execution to align the range and sink because while it might seem like a small detail, it plays an important role in supporting the symmetrical configuration of the back wall of the kitchen. The rear wall design utilizes an appliance garage mirrors the visual impact of the refrigerator enclosure and helps keep the now open kitchen tidy. Between the appliance garage and refrigerator enclosure is the cooking zone with 30" of cabinetry and work surface on either side of the range, a chimney style vent hood, and a bold graphic tile backsplash.
The backsplash is just one of many personal touches we added to the space to reflect our client's modern eclectic style and love of color. Swooping lines of the mid-mod style barstools compliment the pendants and backsplash pattern. A pop of vibrant green on the frame of the pantry door adds a fresh wash of color to an otherwise neutral space. The big show stopper is the custom charcoal gray and copper chevron wall installation in the dining room. This was an idea our clients softly suggested, and we excitedly embraced the opportunity. It is also a kickass solution to the head-scratching design dilemma of how to fill a large and lofty wall.
