The creative and playful feeling is expanded throughout the space with bright green patches of shag carpet invoking the feel of the pasture continuing off the wall and through the room. The space is then flanked with more contemporary and functional elements perfect for children ages 2-12 offering endless hours of play. Storage: This playroom offers storage options on every wall, in every corner and even on the floor. The myWall storage and entertainment unit offers countless storage options and configurations along the main wall with open shelving, hanging buckets, closed shelves and pegs, anything you want to store or hang can find a home. Even the floor under the myWall panel is a custom floordrobe perfect for all those small floor toys or blankets. The pasture wall has a shelving unit cloaked as another tree in the field offering opened and closed cubbies for books or toys. The sink and craft area offers a home to all the kids craft supplies nestled right into the countertop with colorful containers and buckets. Growth: While this playroom provides fun and creative options for children from 2-12 it can adapt and grow with this family as their children grow and their interests or needs change. The myWall system is developed to offer easy and immediate customization with simple adjustments every element of the wall can be moved offering endless possibilities. The full myWall structure can be moved along with the family if necessary. The sink offers steps for the small children but as they grow they can be removed. Safety: The playroom is designed to keep the main space open to allow for creative and safe playtime without obstacles. The myWall system uses a custom locking mechanism to ensure that all elements are securely locked into place not to fall or become loose from wear. Custom cushioned floor rugs offer another level of safety and comfort to the little ones playing on the floor.

Master bathroom expansion. The original bathroom was only 30 -40 square feet. My customer asked me to expand into the adjoining closet and vanity area, more than tripling the space. There were load bearing obstacles that had to be modified and windows were added. The shower has a shower head, hand held sprayer and two body jets. The tub is large and holds up to 54 gallon and is 6 feet long.

Located on a steep hill above downtown Ventura, this modern Spanish house features panoramic views of town with the ocean and Channel Islands beyond. While the views are amazing from a large front deck, the steep slope presented some constraints on the landscape design. Although the property is about a third-of-an-acre, the only useable and open garden space is a small (about 500 square feet) area to the West of the house. The house sits at the back of the property, and another steep hill on the neighboring property behind is held back by a tall retaining wall, leaving just enough room for a narrow, hardscaped patio in the back yard. Bright plantings along the back of the property delineate the home from the neighboring property, and we chose plantings to help stabilize the soil and further develop the Spanish garden look while creating a lush, inviting feel. Additionally, we added 52 pieces of pottery to soften and add interest to the back garden and patio areas. Succulents, herbs, and California natives fill the pottery along with bright, sweet-smelling, tropical-looking, and climate-appropriate plants. Slope stabilization was paramount for the front hill. Beyond that, finding plants that would thrive on the steep slope was the next obstacle. Finally, the aesthetics could be addressed, and we worked to find plants that meshed with the architecture—blending plants with white and orange to play off the red-tiled roofs and white-plastered walls that are emblematic of the Spanish style of this house as well as the predominate style of the neighborhood. The flattish area to the West was designed with the idea of creating a contemporary take on the parterre garden. Reminiscent of Mediterranean gardens, this vegetable and herb garden substitutes formal hedges with formal Corten steel planters to honor the modern Spanish architecture of the house. The citrus, herbs, and vegetables serve the foodie clients well.

Custom built 6' wide steam shower with bench. Built frame, hardy back, red guard then installed tile peices along with mesh tiles for ceiling and floors. Cut out 3 Niches, the one at the bottom has steam valves. Installed (2) shower heads and (2) recessed LED lights. This project was a nightmare becuase the customers used another contractor to do what we accomplished and he ended up taking their money and ruining their home. We had to demo the entire Master bathroom to get a clean slate which then we were able to build a floor plan off of what was able to be used. A ton of fabrication, relocating plumbing, walls, paint and much more. If you look at the "before" photos, you will see how this home used to look compared to what it does now. Customers lived on-site while we worked, which made it twice as hard with all of their belongings in the way but a great company works around all the obstacles thrown at them!

We achieved much better function for cooking and storage as well as bringing more natural light and updated lighting to the kitchen. The old layout was a struggle with fragmented storage spread out around the kitchen. It was difficult for two people to be in the kitchen at the same time and it didn’t flow well when cooking as the island was positioned as an obstacle on one end near the stove. The ceilings are high, and original wall cabinets were low with a soffit above them and this made the kitchen look dated. The new wall cabinets include transom cabinets and take full advantage of the high ceiling. By reconfiguring a soffit over the windows, we were able to include a transom window that brings more light into the kitchen. The client was careful about making decisions and took a long time to go through our process because any other project they hired someone to do in the past felt too rushed and they always had regrets and buyer's remorse after. We took our time and it was well worth it.The cabinets are Plato cabinets, full inset. The island top and wall inset behind the stove are special features-the stone is Blue Fusion Quartzite while the perimeter is Silestone Tebas Black. The new space is more beautiful, bright and has high function for the client's lifestyle in the kitchen.

XS residence is a living concept proposal for singles. The project is characterized by its L-shaped, elevated floor. The height differences on the floor as well as on the ceiling are the sole elements that define the space. The apartment is hence transparent, yet given the sense of rooms and corners. This former warehouse has existing pipes cutting through the interior at the entry where it resulted in stairs and undesirable, immediate climbs. By embracing the obstacle and extending it, the reading of the new, one bedroom apartment is as pure as lines (flows) and surfaces (spaces). The heart of the radial layout is a sunken gathering platform. This introvert space is embraced by the elevated floor, which serves as the extension of seating, The visitors thereby sit naturally facing each other and converse. The elevated outer ring is an active, fluid platform which receives visitors. At its height, the dinning guests have a great view toward the city skyline which is otherwise hindered. This space also creates a buffer to the exterior where neighbors pass by. The renovation removed the old flat ceiling, exposing the pitched roof structure to enhance the scale change of the space. The apartment is at its maximum height where activities and interactions take place and shrinks at the perimeter. It is an open layout with sense of spaces and intimacy.

With such an spectacular view of downtown Miami, , we made sure the door was free of any obstacle. We used roll up solar screen shades and black out lined draperies that stacks to one side. Grass clothe wallpaper was installed to coordinate with the client's existing area rug and custom bed coverings.

In this 1905 Tudor home, the intent of this design was to take advantage of the classic architecture of the home and incorporate modern conveniences. Located in the Joseph Berry Subdivision in Detroit, this stellar home presented several design challenges. The most difficult challenge to overcome was the 11” slope from one end of the kitchen to the other, caused by 110 years of settling. All new floor joists were installed and the floor by the side door was then recessed down one step. This created a cozy nook when you first enter the kitchen. A tiered ceiling with strategically planned cabinetry heights and crown molding concealed the slope of the walls at the ceiling level. The second challenge in this historic home was the awkward foot print of the kitchen. It’s likely that this kitchen had a butler’s pantry originally. However it was remodeled sometime in the 70’s and all original character was erased. Clever pantry storage was added to an awkward corner creating a space that mimicked the essence of a butler’s pantry, while providing storage desired in kitchens today. Keeping the large footprint of the kitchen presented obstacles with the working triangle; the distance from the sink to the cooktop is several feet. The solution was installation of a pot filler over the cooktop that added convenience and elegance (not sure about this word). Not everything in this project was a challenge; the discovery of a brick chimney hiding behind plaster was a welcome surprise and brought character back honoring the historic charm of this beautiful home. The Williams Master Bathroom is one of our favorite bathroom renovations. We can’t get over how gorgeous this bathroom came out! How can you not walk into this bathroom and smile?! The bright teal subway tile totally transformed this space. Many obstacles on this project were avoided due to our well-experienced renovation team. We provided these clients with a custom vanity and linen closet, new shower, elevated tub platform with a freestanding tub, vertical running subway tile, and marble floor tile to brighten up this once peach builder’s grade bathroom.

2011 National NARI CotY Southeast Regional Award Winner, Residential Universal Design Middle age family in Fairfax, Virginia faced obstacles in their 1980’s home. The home design was dysfunctional by client home’s narrow hall ways and small bathrooms with unusable tubs and tight spacing where two people could not use it at the same time. Clients desperately needed a more fully accessible laundry, bedroom, and spacious bathroom that could be accommodating their needs for today and as well as the future. We built a 10’ x 40’ first floor room and bath to the back of the home with a full new spacious bedroom with new high efficiency gas fireplace. In addition to the bedroom the space provided a new full bathroom. Also, built out new screened-in porch with railing and handles, trex decking and low maintenance synthetic trims and ceiling panels

2011 CAPITAL COTY HONORABLE MENTION AWARD Located in the new Trump International Golf Course Community, this contemporary home has a great location overlooking the golf course. The current layout, however, prevented the owners from taking advantage of its breathtaking view. Goals of the remodel were to open up the first floor layout by taking down the partition walls between the kitchen and dining room. The homeowner also wanted to update the home’s galley kitchen, replacing its dark cabinets and counters. Once the walls were removed, major obstacles because they were load bearing, the new design could evolve. The ten foot ceilings provided the opportunity to stack up decorative glass cabinetry and highly crafted crown moldings on top, while maintaining a considerable amount of cabinetry right below it. The custom made brush stroke finished cabinetry with bells and whistles such as corbels and chimney style wood hood surrounded with leaded glass cabinetry. Pillars were all part of detailed craftsmanship of this project. A large 5’ x 14’ island is the focal point of the design. The island consists of main sink with a pedal style control disposal, dishwasher, microwave, second bar sink, beverage center refrigerator and still has room to sit five to six people. Its darker cabinetry provides a beautiful contrast to the opaque white cabinets on the surrounding walls. White marble counters and backsplash brighten up the kitchen and two crystal chandeliers create a timeless yet elegant feel. High-end Thermador appliances covered in custom inset panels are part of this featured project to implement the classic look the homeowner wanted for this kitchen. Finally, a featured cabinet arch with leaded glass separates the kitchen from the dining room and displays the homeowner’s fine china. Finally, large windows and French doors offer beautiful golf course views from multiple vantage points.

This project centered on helping a wonderful client and her equally fantastic dog transform her condo into a space that truly reflected her style and simplified her life. Eager to create a home that was both beautiful and functional, she envisioned a haven in the heart of the city. Before: Feeling Disconnected Before the renovation, our client felt disconnected from her condo. The builder-grade kitchen was a constant source of frustration, with an awkward peninsula that hindered the flow of the space. The condo overall felt outdated and no longer captured her vibrant personality. The foyer and laundry areas were cramped and lacked organization, while the mismatched hardwood flooring only added to the disjointed atmosphere. As for the bathrooms, they felt frozen in time, desperately needing an update. Worries and Concerns Like many homeowners, our client had heard her fair share of renovation horror stories—tales of projects gone awry and the frustrations of managing multiple contractors. She was understandably cautious and needed a trustworthy, experienced team she could rely on to handle the project with care and expertise. The Solution: A Personalized Transformation We took the time to listen carefully to our client’s needs and concerns and developed a tailored plan to address each of her pain points. For the kitchen, we preserved the existing layout but reimagined the space entirely. The awkward peninsula was redesigned to improve traffic flow and provide much-needed storage and counter space. Clever storage solutions, such as pull-outs, shelving, concealed drawers in the toe kicks, and an appliance garage, were incorporated. The kitchen now boasts a warm and inviting atmosphere, with light wood-tone lower cabinetry, off-white upper cabinets, and brushed nickel hardware that ties it all together. The laundry room, once cramped and chaotic, was transformed into an organized, efficient space. We added custom cabinetry with pull-outs for hanging clothes, open storage above, a laundry sink, and a spacious counter for folding—no more piles of laundry! Both the en-suite and shared bathrooms underwent complete renovations. Custom cabinetry was installed, including a floor-to-ceiling linen closet, and light grey and brown-toned tiles were selected, with contrasting hexagonal tiles for the shower floor. A heated flooring system was added for luxury and comfort year-round. The mismatched flooring throughout the condo was replaced with cohesive vinyl and porcelain tiles, creating a seamless, modern aesthetic throughout the space. Overcoming Challenges As with any renovation, there were challenges to navigate. One of the key obstacles was managing the condo board’s renovation rules and policies while coordinating the delivery schedules for finishes and fixtures, especially during the busy holiday season. With careful planning, we ensured the project stayed on track. Additionally, we encountered a height variation between the tile and vinyl flooring. To resolve this, we used self-leveling material under the vinyl, ensuring a smooth and seamless transition between the two flooring types. The Grand Reveal: A Dream Come True The final result is simply stunning. The kitchen is now a chef’s dream, with custom-built cabinets, smooth quartz countertops, and a matching stone backsplash. Brushed nickel and stainless steel plumbing fixtures, elegant cabinet hardware, and LED lighting under the upper cabinets add the perfect finishing touches. Custom organizers in the foyer and laundry closets provide ample storage and keep everything neatly in place. The bathrooms have been transformed into spa-like retreats, with beautiful porcelain tiles and custom cabinetry. The new vinyl flooring throughout the main living areas and bedroom unifies the space, creating a cohesive and modern atmosphere. Life Transformed Our client’s life has been completely transformed. As a passionate cook, she now relishes spending time in her beautiful and functional kitchen. The single-bowl sink makes cleanup a breeze, and the thoughtfully designed storage solutions have brought a sense of calm and order to her home.
