Following the IKD design plan — even when faced with unexpected challenges — ensured that Jeffery’s kitchen would function how he needed. One such obstacle occurred when Jeffery went to replace a poorly installed kitchen window and found the inside of the wall was completely rotted away. “The sill plate was gone and the studs were literally dangling from the roof,” he says. Since he had to reframe the wall, he decided to replace the exterior door with a sliding glass patio door as well. “However, the spot where I wanted to place the door already had a hydronic baseboard radiator there. My solution was to remove it and replace it with a European wall-mounted radiator. It gave us a better view and more floor space around the island,” he says. He concludes: “The kitchen is, ironically, the only room in the home that wasn’t open concept. I knew I wanted to partially remove a wall to open it up into the dining room. So, I gave IKD that information and asked them to design the kitchen from the ground up making the best use of space. I was willing to move anything.”

Cramped kitchen be gone! That was the project motto and top priority. The goal was to transform the current layout from multiple smaller spaces into a connected whole that would activate the main level for our clients, a young family of four. The biggest obstacle was the wall dividing the kitchen and the dining room. Removing this wall was central to opening up and integrating the main living spaces, but the existing ductwork that ran right through the center of the wall posed a design challenge, er design opportunity. The resulting design solution features a central pantry that captures the ductwork and provides valuable storage- especially when compared to the original kitchen's 18" wide pantry cabinet. The pantry also anchors the kitchen island and serves as a visual separation of space between the kitchen and homework area. Through our design development process, we learned the formal living room was of no service to their lifestyle and therefore space they rarely spent time in. With that in mind, we proposed to eliminate the unused living room and make it the new dining room. Relocating the dining room to this space inherently felt right given the soaring ceiling and ample room for holiday dinners and celebrations. The new dining room was spacious enough for us to incorporate a conversational seating area in the warm, south-facing window alcove. Now what to do with the old dining room?! To answer that question we took inspiration from our clients' shared profession in education and developed a craft area/homework station for both of their boys. The semi-custom cabinetry of the desk area carries over to the adjacent wall and forms window bench base with storage that we topped with butcher block for a touch of warmth. While the boys are young, the bench drawers are the perfect place for a stash of toys close to the kitchen. The kitchen begins just beyond the window seat with their refrigerator enclosure. Opposite the refrigerator is the new pantry with twenty linear feet of shelving and space for brooms and a stick vacuum. Extending from the backside of the pantry the kitchen island design incorporates counter seating on the family room side and a cabinetry configuration on the kitchen side with drawer storage, a trashcan center, farmhouse sink, and dishwasher. We took careful time in design and execution to align the range and sink because while it might seem like a small detail, it plays an important role in supporting the symmetrical configuration of the back wall of the kitchen. The rear wall design utilizes an appliance garage mirrors the visual impact of the refrigerator enclosure and helps keep the now open kitchen tidy. Between the appliance garage and refrigerator enclosure is the cooking zone with 30" of cabinetry and work surface on either side of the range, a chimney style vent hood, and a bold graphic tile backsplash. The backsplash is just one of many personal touches we added to the space to reflect our client's modern eclectic style and love of color. Swooping lines of the mid-mod style barstools compliment the pendants and backsplash pattern. A pop of vibrant green on the frame of the pantry door adds a fresh wash of color to an otherwise neutral space. The big show stopper is the custom charcoal gray and copper chevron wall installation in the dining room. This was an idea our clients softly suggested, and we excitedly embraced the opportunity. It is also a kickass solution to the head-scratching design dilemma of how to fill a large and lofty wall. We are so grateful to bring this design to life for our clients and now dear friends.

Description: In early 1994, the architects began work on the project and while in construction (demolition, grading and foundations) the owner, due to circumstances beyond his control, halted all construction of the project. Seven years later the owner returned to the architects and asked them to complete the partially constructed house. Due to code changes, city ordinances and a wide variety of obstacles it was determined that the house was unable to be completed as originally designed. After much consideration the client asked the architect if it were possible to alter/remodel the partially constructed house, which was a remodel/addition to a 1970’s ranch style house, into a project that fit into current zoning and structural codes. The owner also requested that the house’s footprint and partially constructed foundations remain to avoid the need for further entitlements and delays on an already long overdue and difficult hillside site. The architects’ main challenge was how to alter the design that reflected an outdated philosophical approach to architecture that was nearly a decade old. How could the house be re-conceived reflecting the architect and client’s maturity on a ten-year-old footprint? The answer was to remove almost all of the previously proposed existing interior walls and transform the existing footprint into a pavilion-like structure that allows the site to in a sense “pass through the house”. This allowed the client to take better advantage of a limited and restricted building area while capturing extraordinary panoramic views of the San Fernando Valley and Hollywood Hills. Large 22-foot high custom sliding glass doors allow the interior and exterior to become one. Even the studio is separated from the house and connected only by an exterior bridge. Private spaces are treated as loft-like spaces capturing volume and views while maintaining privacy. Limestone floors extend from inside to outside and into the lap pool that runs the entire length of the house creating a horizon line at the edge of the view. Other natural materials such as board formed concrete, copper, steel and cherry provides softness to the objects that seem to float within the interior volume. By placing objects and materials "outside the frame," a new frame of reference deepens our sense of perception. Art does not reproduce what we see; rather it makes us see.

According to Liz, the biggest obstacle was coming up with a layout that worked to meet her design wish list. She explains: “The refrigerator used to open up next to the column. The area between the fridge and the column was the primary traffic pattern from the kitchen to the living room. When the fridge door was opened it would block that access path entirely.” This also limited the style of refrigerator that would fit the space. For instance, a French Door refrigerator with freezer wasn’t an option because the freezer drawer wouldn’t open all the way. This is another reason she opted to keep her existing Whirlpool refrigerator. “Correcting this traffic pattern was a big challenge for me,” she adds. “I actually spent years trying to figure out how to correct it. Plus, because the column was just sitting out in the middle of the room, it was very disconnected and detracted from the rest of the space.” She adds that previously all of the counter space were literally swaths of counter every two feet or so. Not very conducive to food prep or work flow! To remedy this, Liz had added an island cart years ago in the hopes of creating more space. However like the column, that too began to feel disconnected and not cohesive. She explains: “We had to walk around it to get from the fridge to the pantry, oven, and stove. The pantry was also on the opposite side of the kitchen from the fridge and made meal preparation cumbersome.” With IKD’s help, the solution presented itself. She explains: “By moving the pantry next to the fridge and extending the corner and adding the peninsula, we gained large areas of counter space as well as correcting the cumbersome traffic pattern. Baking and meal prep is now so efficient! All of the food is right next to each other. We have dedicated baking and prep areas, and a dedicated cooking area. Previously all of the food, prep, and cooking was all broken up throughout the space.” “As for installation, the only issue was that I gave an incorrect dimension to IKD on the location of the window over the sink. I ended up needing to get different dimension cabinets on both sides of the sink and window. Thankfully I noticed this at the very beginning and we were able to recover really easily from the mistake,” she concludes.

Project: Hamilton Street – New Westminster About this Project The snow had melted, and our past clients were ready to have us back! This time, to transform their kitchen from its cookie cutter aesthetic to a space that was sophisticated and timeless. Kitchen: The previous kitchen had a layout that worked well but was in serious need of a makeover. The visual focus in this renovation is the harmony of the materials used; how the cool and warm tones come together to create this inviting space. The backsplash adds a sense of personality along with the carefully placed open shelving in both the upper cabinets and island. Working around the existing sprinklers was one of the obstacles we faced while designing this kitchen. At the fridge, we worked around this by setting back the upper cabinets and creating a landing space above the fridge. One of our favourite things about this kitchen is the use of interior organization. These custom additions make for a well equipped and organized kitchen. Special Mentions: The black plumbing fixtures by Riobel and sink by Blanco offer some contrast against the white countertops and backsplash. We jazzed up the old fireplace mantle and surround by using White Oak for the mantle and tile from Julian Tile.

A young professional purchased a 40th floor condo with a stunning view of the lake shore. The tiny galley kitchen was dated and poorly designed. Limited counter space and few cabinets, made this a difficult and uncomfortable place to cook and entertain. The age and the construction of the building made redesign very challenging. With patience and determination, we overcame each obstacle and created the perfect space for this client’s needs and lifestyle. The new kitchen is open to the living space and shares its spectacular views. A large island dramatically expanded the cooking area, houses several appliances, adds lots of storage, and serves as the main eating area. The newly designed kitchen is the center piece of this lovely condo.

Hi, everyone we are in Reston, Virginia, In this project, the kitchen used to be is now the living room. My clients wanted to update their kitchen, it was a little tight where it was, there were a lot of walls. We wanted to take it away and kind of give them a bigger island so they can seat the kids and they can all have a seat together, enjoy their breakfast, and so forth in a bigger, wider space. So we also redid the entire floors throughout the house. I wanted to go with a slightly more natural look for the wood. It has a natural stain with a matte finish, which hides scratches. If you have pets or kids, we also match the wood to the floor. So there is a little bit of warmth around the white. We added sconces around the dining room area to the fireplace to kind of highlight that area there. And then we also paneled the fridge. It makes this line continue a little bit longer since they didn't have the longest run on this end. So it's not stopping by an obstacle that's metal or stainless steel. So that way, it kind of blends in a little bit more with everything, and you only have the range that's showing, which is the focal point We'll see you on the next project. Enjoy.

Master bathroom expansion. The original bathroom was only 30 -40 square feet. My customer asked me to expand into the adjoining closet and vanity area, more than tripling the space. There were load bearing obstacles that had to be modified and windows were added. The shower has a shower head, hand held sprayer and two body jets. The tub is large and holds up to 54 gallon and is 6 feet long.

This kitchen remodel in Lakewood has undergone such an amazing transformation from a dark, dated space to bright and functional! We experienced many obstacles in this tight space but was able to design around the challenges to create a beautiful and functional space. The original design intent was to bring the cabinets all the way to the ceiling but found out this wasn’t an option as all the soffits had interior mechanical systems and couldn’t be reconfigured. One solution was to raise the soffits on the range and sink walls to gain an extra 6” of cabinet space and build out the soffit above the refrigerator to create a custom built-in look. This extension of the soffit created the perfect opportunity for a narrow pantry cabinet facing the dining room which adds much needed storage space. By painting the soffits the same color as the cabinets, we were able to install the crown trim on top of the soffit in lieu of the cabinets to create the illusion of taller cabinets and lengthening the ceiling height. We omitted the wall cabinet to the left of the range to create a more open space both visibly and functionally. This provided the opportunity to install an accent pendant over the open counter which has been lowered to maintain one counter height throughout for a seamless look. Decorative door panels give the perfect finishing touches on the cabinetry and truly convey a custom look. The cabinets were finished in Waypoint’s Shaker style in Linen color and were paired with Amrock’s stunning gunmetal finish hardware. The existing floor tile was replaced with Daltile’s Forest Park Maple wood-look plank which now extends into the dining room creating a natural separation of kitchen/dining space to the adjacent Family room. The warmth of the floor tile compliments the Linen cabinetry color and Gunmetal finishes throughout. This beautiful kitchen offers a beautiful and functional design solution and we are thrilled our client can love their personalized kitchen for many years to come!

This project centered on helping a wonderful client and her equally fantastic dog transform her condo into a space that truly reflected her style and simplified her life. Eager to create a home that was both beautiful and functional, she envisioned a haven in the heart of the city. Before: Feeling Disconnected Before the renovation, our client felt disconnected from her condo. The builder-grade kitchen was a constant source of frustration, with an awkward peninsula that hindered the flow of the space. The condo overall felt outdated and no longer captured her vibrant personality. The foyer and laundry areas were cramped and lacked organization, while the mismatched hardwood flooring only added to the disjointed atmosphere. As for the bathrooms, they felt frozen in time, desperately needing an update. Worries and Concerns Like many homeowners, our client had heard her fair share of renovation horror stories—tales of projects gone awry and the frustrations of managing multiple contractors. She was understandably cautious and needed a trustworthy, experienced team she could rely on to handle the project with care and expertise. The Solution: A Personalized Transformation We took the time to listen carefully to our client’s needs and concerns and developed a tailored plan to address each of her pain points. For the kitchen, we preserved the existing layout but reimagined the space entirely. The awkward peninsula was redesigned to improve traffic flow and provide much-needed storage and counter space. Clever storage solutions, such as pull-outs, shelving, concealed drawers in the toe kicks, and an appliance garage, were incorporated. The kitchen now boasts a warm and inviting atmosphere, with light wood-tone lower cabinetry, off-white upper cabinets, and brushed nickel hardware that ties it all together. The laundry room, once cramped and chaotic, was transformed into an organized, efficient space. We added custom cabinetry with pull-outs for hanging clothes, open storage above, a laundry sink, and a spacious counter for folding—no more piles of laundry! Both the en-suite and shared bathrooms underwent complete renovations. Custom cabinetry was installed, including a floor-to-ceiling linen closet, and light grey and brown-toned tiles were selected, with contrasting hexagonal tiles for the shower floor. A heated flooring system was added for luxury and comfort year-round. The mismatched flooring throughout the condo was replaced with cohesive vinyl and porcelain tiles, creating a seamless, modern aesthetic throughout the space. Overcoming Challenges As with any renovation, there were challenges to navigate. One of the key obstacles was managing the condo board’s renovation rules and policies while coordinating the delivery schedules for finishes and fixtures, especially during the busy holiday season. With careful planning, we ensured the project stayed on track. Additionally, we encountered a height variation between the tile and vinyl flooring. To resolve this, we used self-leveling material under the vinyl, ensuring a smooth and seamless transition between the two flooring types. The Grand Reveal: A Dream Come True The final result is simply stunning. The kitchen is now a chef’s dream, with custom-built cabinets, smooth quartz countertops, and a matching stone backsplash. Brushed nickel and stainless steel plumbing fixtures, elegant cabinet hardware, and LED lighting under the upper cabinets add the perfect finishing touches. Custom organizers in the foyer and laundry closets provide ample storage and keep everything neatly in place. The bathrooms have been transformed into spa-like retreats, with beautiful porcelain tiles and custom cabinetry. The new vinyl flooring throughout the main living areas and bedroom unifies the space, creating a cohesive and modern atmosphere. Life Transformed Our client’s life has been completely transformed. As a passionate cook, she now relishes spending time in her beautiful and functional kitchen.
