Visual and sound features are used to create a calm, and privacy from the street, while large windows and bi - folding doors open to views of the beautiful gardens and the lake. Program includes a wine cellar with a refurbished bank - safe door, radiant floors, rain harvesting system that feeds the water feature and garden irrigation, custom designed steel staircase and other artisanal touches. to maximize the value of such prime property, the house is oriented for optimal lake views and designed to the maximum height and lot coverage allowable by code. Permitting involved obtaining a height variance, as well as a complex ECA exemption.

Designed by P. Vittorio Prevedello for Bonaldo and manufactured in Italy Benny Designer Daybed is a skillfully constructed solution for small metropolitan spaces or for any space that may use a double function furniture piece. With a metal frame, Benny Chair features a reclining and adjustable backrest by means of a lateral lever. A family room was added to this home, opening up to a screen porch that takes advantage of a previously unused side yard. The much needed new rear entry provides the family a space for their laundry room and is now the primary entry point from the detached garage. Great care was taken to ensure that the home’s new detailing could have been built this way originally. The space however needed to have a modern function for a modern family. The homes existing exterior had aluminum siding and trim which concealed original millwork and shingles. When the nondescript materials were removed, it was discovered that the original was in poor condition. Careful attention was taken to replace and/or repair original materials wherever possible around the entire home, in order to create a seamless exterior character.

A proposal less rigorous and minimal which allows you to recover the memory of familiar images, the style of a noble past, the suggestions that come from different styles. Not nostalgic but rather current, a reworking of content obtained through the antoniolupi style almost maniacal attention to detail, the excellence of the workmanship and materials used.

Stream channel created with stones to allow runoff from the detention pond on the other side of the bridge flow into an existing wetland and pond downstream. A lovely equine compound was created out of a 35 acre woodland in Bedford Corners. The design team helped the owners create the home of their dreams out of a parcel with dense woodlands, a pond and NY State wetlands. Barbara was part of the team that helped coordinate local and state wetland permits for building a mile long driveway to the future house site thru wetlands and around an existing pond. She facilitated the layout of the horse paddocks, by obtaining tree permits to clear almost 5 acres for the future grazing areas and an outdoor riding ring. She then supervised the entire development of the landscape on the property. Fences were added enclosing the paddocks. A swimming pool and pool house were laid out to allow easy access to the house without blocking views to the adjacent woodlands. A custom spa was carved out of a piece of ledge at one end of the pool. An outdoor kitchen was designed for the pool area patio and another smaller stand-alone grill was provided at the main house. Mature plantings were added surrounding the house, driveway and outbuildings to create a luxuriant setting for the quaint farmhouse styled home. Mature apple trees were planted along the driveway between the barn and the main house to provide fruit for the family. A custom designed bridge and wood railing system was added along the entry drive where a detention pond overflow connected to an existing pond.

Due to by-law restrictions, we couldn’t replace any of the side windows without obtaining a permit. We were faced with three small, mismatched windows all installed at different heights. Our solution? We added ‘cheater windows’ – real windows fitted with an opaque film, installed solely on the exterior without going all the way through. This modification helped make sense of these tiny windows and significantly improved the overall appearance. Can you spot the cheater windows?

All that remained from the original property was the pool and pool terrace. The house was raised approximately 5 feet to meet new FEMA codes and rebuilt under the design team of the owner, a well-known interior designer. Barbara was part of the landscape architectural team that helped create a sense of place for the new house. The landscape design included the addition of new walls and steps to the front door, new custom fencing surrounding the pool, an outdoor shower, landscape lighting, a custom fountain in the back yard, a sandbox (used as a relief area for the dog) and all new plantings. She coordinating obtaining bids and then supervised installation of the project.

Customer requested a custom sun room be built over an existing concrete slab patio. Construction consisted of cutting the concrete slab and adding piers, stick build of sun room walls, custom roof trusses, walls have plywood sheathing inside and out, large three seasons room windows (shown in up retractable position), insulated the walls and ceiling, installed 2 skylights with manual crank style opening provisions for venting, roofing (tied in to existing aluminum siding), drip edge, gutter apron, gutters, downspout, exterior sheet metal wrap of all exterior and interior trim, aluminum entry storm door w/lock, ceiling fan, moisture resistant bead board ceiling, sealed interior and exterior, exterior 110v weather proofed outlet for pond water pump, and interior electrical outlets. Worked with village to obtained permits, present for village inspections.
