Colonial residence with a slab on grade family room, re-imagined into a contemporary style family room with vaulted ceilings and skylights for natural day lighting. Existing brick natural fireplace was removed and a new gas fired fireplace insert was placed in front of the existing and vented up the existing flue. The fireplace surround was clad in weathered tongue and groove cedar slats obtained from existing onsite 12 year old fencing panels that were at end of life. The existing ceiling was flat with a wood trussed roof. In the new design, 2x12 rafters were sistered to the top chord of the trusses, and truss framing was re-engineered in the adjacent attic space. Then the bottom truss framing removed, allowing for a studio ceiling and installation of 3 skylights to brighten the east facing room. The room also takes advantage of the existing 8' wide two panel door wall for natural lighting. Engineered walnut hardwood flooring was installed over the existing concrete slab, which carries throughout the remaining 1st floor living areas of the residence.

Our mission on this project was to replace an existing basic garage with a functional and attractive new multi-bay garage to house several collector automobiles. The homeowners also had a wish list for a mudroom addition, a kitchen re-do, a bathroom renovation, and systems modifications. Requirements for the garage were specific: a hydraulic lift for working on cars, a second story for storage, and heating and insulation. Serious green thumbs, the couple wanted space for gardening equipment as well. And the garage design should complement the traditional style of the existing house, a classic Chestnut Hill stone colonial revival, built around 1925. As we progressed with the design, the storage room upstairs got upgraded to a multi-purpose studio/loft with a full bath and a shaded balcony. Although the Philadelphia zoning code permits a detached garage at this location, the proposed size—both the footprint and the height needed to accommodate a lift—exceeded the zoning code limits. We shepherded the design through a lengthy zoning review process and obtained a variance, enabling construction to move ahead. Once finishing touches on the interior of the house are completed, we’ll have more photos to share.

The couple has a lifelong love of Arts and Crafts and Modernism, and are the co-founders of PrairieMod, an online retailer that offers timeless modern lifestyle through American made, handcrafted, and exclusively designed products. So, having such a design savvy client was super exciting for us, especially since the couple had many unique pieces of pottery and furniture to provide inspiration for the design. The condo is a large, sunny top floor unit, with a large open feel. The existing kitchen was a peninsula which housed the sink, and they wanted to change that out to an island, relocating the new sink there as well. This can sometimes be tricky with all the plumbing for the building potentially running up through one stack. After consulting with our contractor team, it was determined that our plan would likely work and after confirmation at demo, we pushed on. The new kitchen is a simple L-shaped space, featuring several storage devices for trash, trays dividers and roll out shelving. To keep the budget in check, we used semi-custom cabinetry, but added custom details including a shiplap hood with white oak detail that plays off the oak “X” endcaps at the island, as well as some of the couple’s existing white oak furniture. We also mixed metals with gold hardware and plumbing and matte black lighting that plays well with the unique black herringbone backsplash and metal barstools. New weathered oak flooring throughout the unit provides a nice soft backdrop for all the updates. We wanted to take the cabinets to the ceiling to obtain as much storage as possible, but an angled soffit on two of the walls provided a bit of a challenge. We asked our carpenter to field modify a few of the wall cabinets where necessary and now the space is truly custom. Part of the project also included a new fireplace design including a custom mantle that houses a built-in sound bar and a Panasonic Frame TV, that doubles as hanging artwork when not in use. The TV is mounted flush to the wall, and there are different finishes for the frame available. The TV can display works of art or family photos while not in use. We repeated the black herringbone tile for the fireplace surround here and installed bookshelves on either side for storage and media components. The apartment had not been touched since its construction 30 years prior and was in dire need of an complete renovation. The owners’ main goal was to convert the once crowded space to an open plan, filled with light. The solution lay in a different layout. Changing the previous configuration of bedrooms along the window wall which resulted in very little sunlight reaching the public spaces. Breaking the norm of the traditional building layout, the bedrooms were moved to the back of the unit, while the living room and kitchen were moved towards the new large facing windows in the front, resulting in a flood of natural sunlight. Grey flooring was applied throughout the apartment to maximize light infiltration, the use of natural materials and blue accents were used to obtain a serene and calming atmosphere.

This inner-city garden was designed to meet the needs of a young family who like to entertain but still required solutions for storage and off street parking. Key to the design was connecting the two different areas of the lower courtyard with the upper carstand area. A solution was obtained through constructing an intermediate landing with built in seating and a new gas BBQ. An open style steel balustrade allows for safety between the two areas and visually takes full advantage of the depth of the property. All-weather protection provided by retractable awnings to both upper and lower areas ensures year round enjoyment. Sliding doors in the garage help the generous storage recede into the design. Spotted gum hardwood timber decking extends the internal areas outside and the wrap around steps further connect the spaces by providing an inviting entry to the BBQ area. A large floating timber bench seat is both practical and breaks up the large retaining wall to the upper carport. A grey and white colour palette provides a sophisticated look whilst highlighting punctuations of playful colour and contemporary styling to link the children’s play areas with the home.
