This Basement was developed by Global Interior Team. The total development time include obtaining all 3 permits and 3 inspections from city – only 2 month. In this project we use double layer subflore (Drycore + hardyboards) with LVP flooring what is best solution for every basement project because is 100% waterproof material, scratch resisting, easy for maintenance and repair. As well you can see composite wall panels was integrated in the entertainment TV wall and custom build dry bar. Hidden lights in tv wall and bar make warm and cozy atmosphere in this basement. We in Global Interior strongly believe that the ceiling mast be only drywall and not suspended. That make you fill in the home and not in the office. Yes, this type of ceiling harder to tape and paint professionally but this worth all the labor at the end. Walk-in closet with IKEA stuff make this basement much more useful and was easy integrated in professional layout. 1 bedroom, 1 den area, oversize 3 peaces bathroom, walk-in closet, huge leaving room with recreation area, dry bar and modern entertainment wall unit. This project was completed for a client who recently moved from a California mansion to a Georgia penthouse in order to be closer to family. It was a huge down size so it was important for our design team to help obtain that same grand appeal that the client was accustomed to, within a significantly smaller home. We created an open space plan that would allow for entertaining many guests at once. With proper scale in consideration, we chose to use large furniture that would make up the living room and dining space to reinforce that grand effect. Lending to this concept we hung drapery higher than the window frames and a bold ceiling fixture in order to compliment the height of the ceiling. Along with these accommodations we utilized the clients existing collection of eclectic wall art to fill the bare walls. In the end we were able to create a space that did not feel foreign to our client, but rather like home.

All that remained from the original property was the pool and pool terrace. The house was raised approximately 5 feet to meet new FEMA codes and rebuilt under the design team of the owner, a well-known interior designer. Barbara was part of the landscape architectural team that helped create a sense of place for the new house. The landscape design included the addition of new walls and steps to the front door, new custom fencing surrounding the pool, an outdoor shower, landscape lighting, a custom fountain in the back yard, a sandbox (used as a relief area for the dog) and all new plantings. She coordinating obtaining bids and then supervised installation of the project.

A lovely equine compound was created out of a 35 acre woodland in Bedford Corners. The design team helped the owners create the home of their dreams out of a parcel with dense woodlands, a pond and NY State wetlands. Barbara was part of the team that helped coordinate local and state wetland permits for building a mile long driveway to the future house site thru wetlands and around an existing pond. She facilitated the layout of the horse paddocks, by obtaining tree permits to clear almost 5 acres for the future grazing areas and an outdoor riding ring. She then supervised the entire development of the landscape on the property. Fences were added enclosing the paddocks. A swimming pool and pool house were laid out to allow easy access to the house without blocking views to the adjacent woodlands. A custom spa was carved out of a piece of ledge at one end of the pool. An outdoor kitchen was designed for the pool area patio and another smaller stand-alone grill was provided at the main house. Mature plantings were added surrounding the house, driveway and outbuildings to create a luxuriant setting for the quaint farmhouse styled home. Mature apple trees were planted along the driveway between the barn and the main house to provide fruit for the family. A custom designed bridge and wood railing system was added along the entry drive where a detention pond overflow connected to an existing pond.

The apartment had not been touched since its construction 30 years prior and was in dire need of an complete renovation. The owners’ main goal was to convert the once crowded space to an open plan, filled with light. The solution lay in a different layout. Changing the previous configuration of bedrooms along the window wall which resulted in very little sunlight reaching the public spaces. Breaking the norm of the traditional building layout, the bedrooms were moved to the back of the unit, while the living room and kitchen were moved towards the new large facing windows in the front, resulting in a flood of natural sunlight. Grey flooring was applied throughout the apartment to maximize light infiltration, the use of natural materials and blue accents were used to obtain a serene and calming atmosphere.

This inner-city garden was designed to meet the needs of a young family who like to entertain but still required solutions for storage and off street parking. Key to the design was connecting the two different areas of the lower courtyard with the upper carstand area. A solution was obtained through constructing an intermediate landing with built in seating and a new gas BBQ. An open style steel balustrade allows for safety between the two areas and visually takes full advantage of the depth of the property. All-weather protection provided by retractable awnings to both upper and lower areas ensures year round enjoyment. Sliding doors in the garage help the generous storage recede into the design. Spotted gum hardwood timber decking extends the internal areas outside and the wrap around steps further connect the spaces by providing an inviting entry to the BBQ area. A large floating timber bench seat is both practical and breaks up the large retaining wall to the upper carport. A grey and white colour palette provides a sophisticated look whilst highlighting punctuations of playful colour and contemporary styling to link the children’s play areas with the home.

Boutique Hotel rooms inspired this zen bespoke master bedroom. The use of luxe materials and finishes such as polished nickel led lighting, a silk & wood area carpet and a custom built-in ribbon fireplace with TV and flanking cabinets, all harmonize to create an inviting master suite.

A steeply sloping property in the Franklin Hills neighborhood of Los Angeles is the site for this 200 square foot writer’s studio, labeled the “Black Box” for its minimal geometry and dark stained cladding. Floating above an existing residence and capturing a panoramic view of Griffith Park and its famed Observatory, the Black Box serves as the office for a technology author and columnist. Entry to the structure is obtained by ascending the hillside stairs and passing below the tree canopy enveloping the studio. A custom fabricated steel fenestration system opens to the entry platform though a pair of telescoping doors. The assembly turns the corner and terminates in a picture window, directing the occupant to the expansive views. The position of the studio and the arrival sequence creates the desired separation between home life and work life. Brian Thomas Jones

The original kitchen in this home had a cramped galley style kitchen with a poor work flow. The original cabinetry was dark and outdated. By removing the wall between the kitchen and the dining room, we were able to obtain the open concept the clients were hoping for. With the addition of a kitchen island, we managed to salvage the same amount of kitchen storage after demolishing a wall of cabinets while adding some additional seating for kitchen entertaining and breakfast on the go. The built-in appliance wall creates a seamless path of travel from the kitchen to the laundry room. The dining room was also severely cramped and featured floral wallpaper and felt disconnected from the kitchen. The walls along both sides of the dining room were removed to open it up to the kitchen and living area. Our design team opted to accent the dining area with a gorgeous brass chandelier that plays off of the brass fixtures in the kitchen. A custom bench seat using the same cabinets used in the kitchen creates a sense of cohesion throughout the new open plan. Those same cabinets were also carried into the living room to frame the fireplace.
