For our full gut renovation of this Manhattan loft penthouse, we partnered with architecture firm Todd Zwigard Architects. Many of our clients know us as experts in the full design-build approach, where we handle every aspect of the project. But in this case, architectural plans were already drawn, the full schedule was finished, and our clients needed a partner to execute on the architectural plans – enter Gallery. Construction management is as vital to a project as the design phase, so we’re happy to offer our expertise in this type of scenario.
A DIFFERENT APPROACH
Construction and design are often the face of most renovations, but the planning and follow-through are naturally just as necessary to make it all come together. The project itself was a fairly straightforward gut renovation of the loft. Everything was included: new floors, a new kitchen, new bathrooms, new lighting. Our task was to manage every aspect of the construction, ensuring that the planning work of Todd Zwigard Architects was executed to the exact vision imagined for this Manhattan loft renovation.
CONTEMPORARY GOES ECLECTIC
Although we didn’t contribute to the aesthetic of the interior design in this project, we did carry out the plans that brought it life. The tone was very modern, with some eclectic touches. The kitchen, featuring an island with a baby blue lacquered finish, blends contemporary clean lines into an industrial-tinged, almost futuristic aesthetic. Reclaimed wooden doors and art pieces collected throughout the years are an ode to the client's travels, an artistic touch from Todd Zwigard Architects.
LET’S TALK
Quality of work is of course important, but there are several components of construction management that are equally vital: communication; processes that make sure you're able to adhere to schedules; protocols with both safety and communication. You might say this is the nerding out of the construction process. It’s not often the face of a project, but it’s absolutely massive in terms of carrying out a successful renovation, whether it’s a penthouse loft in Manhattan, a condo in Prospect Heights, or a kitchen in a Brooklyn brownstone. Quality construction management is probably one of the biggest ways to separate professional contractors from those who aren’t.
ART FROM CHAOS
This was such a large project, so our ability to procure and source all the finishes and fixtures was hugely important to our clients. The sheer number of floors, tiles, and plumbing fixtures alone that need to be ordered, in addition to everything else, plus figuring out lead times, shipments, deliveries, and inspections. It can quickly become chaotic, but there’s an art to the planning and organization, and we’ve mastered it.
The larger a project is, the more likely that havoc will rear its head. The antidote is not only really proper planning and construction management, as we achieved in this Manhattan loft penthouse renovation, but also a great working relationship with everyone else involved in the project: contractors, architect, and clients alike.

Putting up a sign in the yard and waiting for the right buyer to come along isn't always the easiest way to sell a house. The traditional process of selling your home can be slow, expensive and frustrating for many Springfield, OH homeowners. You may have to fix the house up, clean it out, show it, negotiate with buyers, wait for inspections, and hope the buyer's financing doesn't fall through. That can be a lot to manage, especially if you need to move quickly or work with a property that is no longer working for your situation.
That’s why many homeowners now look for a faster option. If you want to sell your house fast for cash in Springfield, OH, then working with a local cash home buyer like Sell House Now Columbus can be a practical solution. The company works with homeowners in Columbus, Springfield and other parts of Ohio, providing a direct cash-buying process that helps sellers avoid repairs, agent commissions, closing delays and unnecessary stress. They buy houses as-is, and offer a simple selling process and possibly help with closing costs, according to the company’s website.
Why Springfield, OH Homeowners Choose to Sell for Cash
Every homeowner has their own reason for desiring a quick sale. Some are relocating for jobs and don’t have months to wait for a buyer.” Others may have inherited a property they don’t want to keep up. Some houses need a lot of work and the owner may not have the time, money or energy to do it all before listing. There are also situations of divorce, concerns about foreclosure, bad tenants, unpaid taxes, or simply a desire to move on without the hassle of a traditional sale.
It makes sense to do a cash sale because it takes away a lot of the common roadblocks. Rather than waiting for mortgage approvals, appraisals, repair requests and lengthy negotiations, homeowners can receive a direct offer from a buyer who is ready, willing and able to purchase the property. At Sell House Now Columbus, sellers can request a fair cash offer and pick a closing timeline that suits them. The firm says homeowners can sell without agents, fees, repairs or cleaning, which can be a huge relief for anyone going through a stressful property situation.
Selling as is No repairs or cleaning
One of the biggest advantages of selling to a cash home buyer is the fact that you can sell the property as-is. This is good news because you don’t have to spend thousands of dollars on fixing the roof, replacing flooring, repainting walls, updating the kitchen, repairing plumbing or improving kerb appeal to attract buyers. Buyers expect the home to look clean, updated and move-in ready in traditional sales. Issues discovered during the inspection can force the seller to lower the price or pay for repairs prior to closing.
An as-is cash sale is a different process. The purchaser is taking the property “as is” and is offering based on the current condition. Sell House Now, Columbus, states that sellers are spared the hassle of repairs, daily showings and cleaning. They also say that unwanted items can be left behind and dealt with after purchase. This can save time and money for Springfield homeowners confronted with an older house, damaged property, rental cleanup or inherited home full of belongings.
No Real Estate Agent Fees or Hidden Commissions
When you sell your home, conventional real estate agents eat up a huge portion of your final proceeds through commission fees. You might have closing costs, staging costs, repair costs, inspection-related costs, photography fees and other costs that eat into what you actually walk away with. After deducting all expenses the final number is much lower than expected for some sellers.
A direct cash sale makes the numbers simple. “Sell House Now, Columbus says they don’t charge commissions and their process is designed to help homeowners avoid listing fees and agent-related expenses.” This provides sellers more clarity up front. Instead of guessing what the final payout might be after months of negotiations and deductions, you can review a cash offer and decide if it meets your needs.
Faster Closing Timeline for Springfield Homeowners
When you need to sell fast, time is of the essence. A traditional home sale can take weeks or even months, depending on market conditions, buyer financing, inspections, appraisals and negotiations. Once you’ve accepted an offer, there is always the risk that the buyer’s loan may be delayed or denied. Delays can add additional pressure to a homeowner who needs cash fast, who needs to stop paying taxes or utilities, or who needs to relocate soon.
Cash buyers are often faster than traditional buyers because they don’t rely on bank financing. Sell House Now Columbus says their process offers a competitive cash offer, a simple experience and Sellers can pick their closing day. That flexibility can be helpful if you need to close quickly or if you need extra time to make your next move. You don’t have to follow someone else’s schedule but can choose a plan that works better for your circumstances.
Who Can Use Selling For Cash?
Is your property stressing you out? Is it costing you money every month? If so then selling your House for cash in Springfield OH may be a good option. It can help homeowners who are behind on payments, tired of being landlords, dealing with code violations, handling probate property, in need of costly repairs, or just ready for a clean break. It can also be a benefit to those who do not live near the property and do not want to travel back and forth to manage repairs, contractors, cleaning and showings.
And the best part is you don’t need to have a perfect house. Cash buyers often see the property as an investment and are willing to do repairs after the sale. This makes it easier for sellers who are stuck with a dated, vacant, damaged, or otherwise hard-to-list property.
How it works
Generally, the process begins with a call to discuss the property in general terms. After reviewing those details, Sell House Now Columbus can assess the home and make a cash offer. If the offer interests you, you can pick a closing date that suits you. You don’t have to accept and the offer can help you explore your options before making a final decision.
This approach gives control to homeowners. You don’t have to go through months of listings, open houses, questionable buyers or last-minute repair demands. You can look at the cash offer and see if it solves your problem.
Summary
If you need to Sell your House fast for cash in Springfield, OH then a direct cash sale might be the easiest path forward. It gives homeowners a way to avoid repairs, agent commissions, delays and stress. Whether you’re looking to sell an inherited property, a damaged home, a rental you no longer want, or a life change that requires a quick sale, Sell House Now Columbus provides a simple option for homeowners that want speed and convenience.
Selling a house should be no more difficult than dragging a heavy box up hill. A good cash buyer can make the process a lot lighter, faster and easier to manage. If you are a homeowner in Springfield and want to get a fair cash offer and an easy solution, Sell House Now Columbus can make the next step a lot easier.

For the past several years, Buffum Homes has proudly featured Parade Homes within our own developments, and each year they have been a tremendous success. The Spring 2026 Parade of Homes was no exception. This year, we showcased our Sydney floor plan, one of Buffum Homes’ most popular 1.5-story home designs. Time and time again, homeowners are drawn to this plan because of its thoughtful layout, functional design, and ability to be customized to fit a variety of lifestyles.
From the moment visitors arrived, this home made a statement. Its striking modern exterior immediately stood out within the development and offered exceptional curb appeal. The design team selected beautiful masonry accents that perfectly complemented the home’s color palette, creating a sophisticated and welcoming first impression. Every exterior detail was intentionally chosen to enhance the architecture and showcase the home’s unique character.
Upon entry to this home, guests are welcomed through impressive double front doors that lead into a warm and inviting foyer. Immediately beyond, the stunning two-story great room creates a grand first impression. An overlooking loft from the second floor enhances the open feel of the space while allowing an abundance of natural daylight to pour throughout the home. A beautiful masonry fireplace chase serves as the focal point of the room, adding warmth, texture, and character to the heart of the home.
Just off the foyer is a private office featuring a thoughtfully designed custom built-in, creating the perfect space for working from home, studying, or staying organized. The attention to detail found throughout this space is a great example of the craftsmanship that Buffum Homes is known for.
Tucked away off the main living area is the primary suite, a comfortable retreat designed with both beauty and functionality in mind. The bedroom features a stunning tray ceiling accented with white oak detailing, creating a warm and sophisticated atmosphere. The primary bathroom includes a custom tiled shower, private water closet, dual-sink vanity, and a spacious walk-in closet. Every element was carefully considered to maximize both comfort and everyday convenience.
Buffum Homes has become known for incorporating unique trim details throughout our homes, and this Parade Home was certainly no exception. From feature walls and ceiling treatments to custom built-ins and carefully crafted millwork, thoughtful details can be found around every corner.
The great room flows seamlessly into the dining area and spacious U-shaped kitchen, creating an ideal layout for entertaining and everyday living. This updated version of the Sydney floor plan features a massive walk-in pantry with abundant shelving and countertop space, providing exceptional storage and organization. Within the kitchen, a stunning custom hood vent serves as a beautiful statement piece while built-in nooks offer convenient storage for cooking oils, spices, and other kitchen essentials.
Just beyond the kitchen, the mudroom provides a practical transition space from the garage into the home. Complete with custom built-in lockers, a convenient half bath, and a large laundry room, this area was designed to keep daily life organized and efficient. The home also features a spacious three-stall garage, offering plenty of room for vehicles, storage, and recreational equipment.
Spanning roughly 1,500 square feet, the main floor was thoughtfully designed to maximize functionality while maintaining an open and inviting feel. Every space serves a purpose while still providing the custom details and architectural features that make this home stand out.
Ascending to the second floor, homeowners are welcomed by a spacious open loft overlooking the great room below. This versatile area provides additional living space and can be customized to fit a variety of needs. Whether used as a play area for children or grandchildren, a reading nook, a homework station, or simply a secondary gathering space, the loft adds both functionality and character to the home while maintaining a connection to the main living areas below.
Also located on the second floor are three additional bedrooms and a full bathroom, providing plenty of room for family members and guests. The thoughtful layout allows for privacy while still keeping everyone connected through the open loft space.
With approximately 1,000 square feet on the upper level, the second floor complements the main level perfectly while adding flexibility for growing families and changing needs over time.
The lower level offers just under 1,100 square feet of future finish potential, providing homeowners with the flexibility to expand their living space as their needs evolve. Thoughtfully designed and well laid out, the basement is ready to accommodate a variety of future uses while maintaining excellent flow and functionality.
The available space is ideal for adding two future bedrooms, a spacious family room, and a future full bathroom, making it perfect for growing families, hosting guests, or creating additional recreational space. Even with these future living areas, there is still plenty of room remaining for storage, ensuring homeowners have ample space for seasonal items, hobbies, and household essentials.
One of the greatest advantages of the Sydney floor plan is its ability to grow alongside its homeowners. While the home already offers approximately 2,500 square feet of beautifully finished above-grade living space, completing the lower level would bring the total finished living area to over 3,600 square feet. This creates a truly expansive home that provides exceptional flexibility, comfort, and long-term value.
In its current configuration, this home offers 4 bedrooms, 2.5 bathrooms, and approximately 2,500 square feet above grade. With a future lower level finish, homeowners have the opportunity to expand to 6 bedrooms, 3.5 bathrooms, and over 3,600 square feet of finished living space. The flexibility built into this design is one of the many reasons the Sydney continues to be one of our most requested floor plans.
This home was filled with thoughtful details and custom touches throughout. From the carefully selected finishes and trim work to the intentional layout decisions, every aspect of the home was designed to maximize space, natural light, and everyday functionality. The result is a home that not only looks beautiful but also lives exceptionally well for years to come.

We designed and built a 2-story, 2-stall garage addition on this Cape Cod style home in Westwood, MA. We removed the former breezeway and single-story, 2-stall garage and replaced it with a beautiful and functional design. We replaced the breezeway (which did not connect the garage and house) with a mudroom filled with space and storage (and a powder room) as well as the 2-stall garage and a main suite above. The main suite includes a large bedroom, walk-in closest (hint - those two small dormers you see) and a large main bathroom. Back on the first floor, we relocated a bathroom, renovated the kitchen and above all, improved form, flow and function between spaces. Our team also replaced the deck which offers a perfect combination of indoor/outdoor living.

The Jackson II Expanded adds 353sf of living space to the Jackson II floor plan. This spacious four bedroom home has a downstairs study/guest suite with walk-in closet, which can be configured with a full bath and a bay window option. A mudroom with storage closet opens from the garage, creating a separate entry to the guest suite. A large pantry is added to the kitchen area in the Expanded version of the plan. Space is also added to the family room and dining room in this plan, and the dining room has a trey ceiling. The relocated utility room offers the convenience of second floor laundry and a folding counter.
Bedrooms two and three share a private hallway access to the hall bath, which is designed for shared use. The primary bedroom suite features a large bedroom, a reconfigured bath with dual vanity, and a room-sized closet. A garden tub and separate shower are included, and additional luxury bath options are also offered on this plan.
Like the original Jackson II plan, the two story foyer has a railed overlook above, and encompasses a feature window over the landing. The family room and breakfast area overlook the rear yard, and the centrally located kitchen is open to all main living areas of the home, for good traffic flow and entertaining. Nine foot ceilings throughout the first floor are included. Exterior plan details include a metal-roofed front porch, shake siding accents, and true radius head windows.

The Canterbury floor plan is a home with room to grow, with four bedrooms, a flex room on the main floor with a full bath, and a spacious loft area on the second floor. The main level offers a covered front entry, which leads into the dining room and open family room. The kitchen is open to the living spaces and features a breakfast island, butler's pantry, walk-in pantry, and separate breakfast area. An optional drop-zone can be placed off the garage entry. Upstairs, there are three spacious bedrooms surrounding the open loft area with additional storage closets. Bedrooms 2 and 3 also offer a Jack & Jill bath option, for a total of 4 full baths in the home. The Primary suite is a spacious retreat, with tray ceiling, dual vanity, commode closet, walk-in closet, and multiple tub and shower combinations.

This New England home has the essence of a traditional home, yet offers a modern appeal. The home renovation and addition involved moving the kitchen to the addition, leaving the resulting space to become a formal dining and living area.
The extension over the garage created an expansive open space on the first floor. The large, cleverly designed space seamlessly integrates the kitchen, a family room, and an eating area.
A substantial center island made of soapstone slabs has ample space to accommodate prepping for dinner on one side, and the kids doing their homework on the other. The pull-out drawers at the end contain extra refrigerator and freezer space. Additionally, the glass backsplash tile offers a refreshing luminescence to the area. A custom designed informal dining table fills the space adjacent to the center island.
Paint colors in keeping with the overall color scheme were given to the children. Their resulting artwork sits above the family computers. Chalkboard paint covers the wall opposite the kitchen area creating a drawing wall for the kids. Around the corner from this, a reclaimed door from the grandmother's home hangs in the opening to the pantry. Details such as these provide a sense of family and history to the central hub of the home.

Extensive remodel of a 1918 Colonial Revival bungalow with an awkward 1933 addition by Tim Braseth of ArtCraft Homes, Los Angeles. Restored original house while making the addition contemporary. Completed in 2011. Remodel by ArtCraft Homes. Staging by ArtCraft Collection. Photography by Larry Underhill.

The upper deck includes Ipe flooring, an outdoor kitchen with concrete countertops, and a custom decorative metal railing that connects to the lower deck's artificial turf area. The ground level features custom concrete pavers, fire pit, open framed pergola with day bed and under decking system.

The Roger Lee designed house from 1962 was purchased by the current homeowners in almost original condition, as the previous owners elected to defer most maintenance projects over the years. The clients were able to see beyond the dated materials and finishes, single-paned glass and uninsulated walls and they approached Klopf Architecture to help them expand and update the entire home, one the family could settle into and enjoy for years to come. It was important that the new designs were aligned with Lee's original intent not only because of the client's appreciation for mid-century modern architecture, but also because the house was deemed historical. The Stanford Real Estate Office requires a stringent design review which safeguards the integrity of the community, which Klopf Architecture was happy to oblige going into their updated designs.
As with many original mid-century modern homes, the house was scaled to the 1960s lifestyle where rooms were smaller and openings to views were limited and tightly framed. The original conditions defined the direction the family of four would take in updating the house and making it comfortable for their modern lifestyle. Klopf designed a full gut remodel and major addition to bring the house into the 21st century and provide the living area needed for the client's family. The newly expanded house added just about 1,100 sf to create an airy, comfortable and family friendly house, taking full advantage of the beautiful southwestern views that extend out to the hills beyond. The enclosed garage created an additional 240 sf of covered space for long-term storage.
A cracked swimming pool created an eyesore taking up a majority of the backyard landscape, so it was one of the first elements to go during the transformation. Working with Outer Space Landscape Architects, the family asked for a mix of relaxing outdoor patio spaces that eventually blend into the native landscaping, extending their views outward toward the natural greenery of the trees beyond their property. Filling in the old pool was a smart way to expand the living spaces outward. The orientation of the house was designed to enjoy the views, but the original architecture provided the first homeowners with mere glimpses of the landscape outside.
Klopf was able to broaden those views, continuing and extending on the original architecture to take full advantage of the unobstructed natural views across the rear facade of the house. Small horizontal openings in the primary bedroom and office were replaced with much taller windows that now follow the angled roof line upward, extending across almost all of the facade. We worked with Western Windows, whose designs included an oblique-shaped, operable casement that allowed our design to rise with the slope. A new corner office added to the primary suite, offers a bright and functional work-from-home solution that looks out at the distant views and added natural light from the expanded window configuration that now wraps around the corner.
The existing lower level was designed by Lee as a utilitarian space, serving as a wet pool room with a drain in the center of the floor, bathroom, laundry and storage areas. Without the need for a pool room, Klopf was able to convert the area into a much more comfortable and functional living space with a new family room and guest suite. The new spaces enjoy easy access to a new outdoor patio through floor to ceiling, full-width glass sliders.
Continuing along the rear facade, a previously exposed deck extending from the living room and hallway provided access to the backyard through a single set of stairs leading toward the side of the house which made sense when the pool was in place. The new deck was re-envisioned as an extension of the main living room and now serves as a second outdoor living room. A new slatted pergola above provides the homeowners welcome relief from the hot afternoon sun. A second set of stairs now creates a better connection to the redesigned lower level. Klopf was able to reconfigure the spaces, extending the living room outward toward the views, where the family now claims it as the heart of the home, spending a large majority of their time outdoors.
Back inside, the original wood-burning Malm fireplace was beautifully restored and a gas burner installed to comply with California's strict air standards. It now rests in front of a wall of Heath accent tiles where a dated red brick wall used to stand. A new taller window brings more light and views into the refreshed interior living room. The original glass doors opposite the fireplace were replaced by larger sliders that when fully opened, create a seamless transition to the new outdoor living area so the two spaces feel like one connected space. The original utilitarian kitchen was needlessly tucked into the far back corner and closed-off, out of sight from the living room, so the clients asked Klopf to open it up and expand the kitchen forward so it felt more connected. Today the much larger kitchen is connected to the living area where a short wall with a cutout offers a visual glimpse into the kitchen and a handy pass-through counter for serving guests. A new breakfast nook was also added to create another spot where the family can gather for casual meals. Just outside, a new built-in outdoor grill and prep area extends the kitchen outside and connects to a new outdoor dining spot nestled amongst the trees, taking advantage of the views out back.
Klopf was able to expand the other two bedrooms, add a new laundry room and half-bath and convert the carport to an enclosed garage to add more storage areas which was lost when the pool house was converted to the family and guest room.
To maintain a historical connection to the original designs, the exterior siding was repeated on all exterior walls, a full-height stained glass window at the front entryway restored, and an interior slatted screen element repeated outside at the exterior entry courtyard and over the new outdoor living room to create a shade trellis. The new house stands proudly and shines against it's new landscaping features, while respecting and expanding on the original intent of Roger Lee's designs epitomizing the comforts of indoor-outdoor living in Northern California.

This project restored the historic core of an 18th century farmhouse, and reorganized the remaining spaces for effortless flow into a new addition featuring updated kitchen, living room, and family room spaces—bringing light, life, and a fresh sense of harmony to the whole.

For those lucky enough to live lakeside in New Hampshire, warm evening summer breezes are best enjoyed from a comfortable screened porch. This summer camp underwent a drastic renovation and expansion so the family could enjoy life at the lake and offer year-round living to future generations. The project’s design especially focused around expanding the existing screened porch, where the family spends most of their time. Keeping the porch at the best viewing corner of the home, while expanding into a wrap-around style to best take in the water views, was important. Meticulous planning helped navigate the design around strict allowances for a residence with such close proximity to the water, per the New Hampshire Department of Environmental Services.
To make the camp a family cottage, there was a complete re-facing of the exterior, a mudroom addition and a dormer addition to create an office space open to living areas below. Extensive renovations to the interior resulted in a new kitchen for family to gather, reconfiguration to create a first-floor master suite and improved access to the exterior, especially the wrap-around porch.
Now the home, and porch, can be enjoyed to the fullest by the owners, family and friends.
