Battle Architects was hired to be the architect for a large vacation compound on Tips Cove, Lake Winnipesaukee. In our early discussions with the clients, their mantra to us was that they wanted to “love every inch.” From this beginning, Battle Architects worked closely with the clients and team carefully developing and coordinating every detail inside and out. The compound consists of a caretaker’s house and separate garage, utility garage, boathouse, and the main home. The main home was oriented and designed to enjoy the beauty of Lake Winnipesaukee. The exterior details were developed with a rustic tone which the clients loved, and the interior spaces were designed to accommodate large family gatherings and create great memories. The second floor has “pods” of bedrooms and bathrooms for each sibling’s family privacy with a couple of common areas for smaller gatherings. There is a private master suite, located on the first floor, with its own screened porch offering a gorgeous view of the lake. There is an easy flow through the kitchen, great room, and large screened porch accommodating large gatherings. The basement is a series of entertainment spaces – an exercise room, movie theater, bowling alley, game area, and bar area for the rainy days and warm nights where the family can gather and enjoy their time together. Big picture interior details were designed with a rustic feel inspired by projects such as Lake Placid Lodge. There were opportunities to create unique spaces such as the bowling alley which incorporates details inspired by Fenway Park. The exterior material palette is comprised of river rock, skirl siding, red cedar shingles, Douglas fir timber frame, and natural and painted trim. The interior material palette offers warmth and comfort with butternut, oak, hickory, and birch bark on the first floor; cherry, Douglas fir, and mahogany on the second floor; and oak, mahogany, alder, Douglas fir, and English walnut for the basement. Exterior details were developed with energy conservation in mind and acoustic details were developed throughout the home for privacy. Millwork and cabinetry were developed with a mill shop and artisan cabinetry and mantels were added as highlights in the home.

From Attic to Awesome Many of the classic Tudor homes in Minneapolis are defined as 1 ½ stories. The ½ story is actually an attic; a space just below the roof and with a rough floor often used for storage and little more. The owners were looking to turn their attic into about 900 sq. ft. of functional living/bedroom space with a big bath, perfect for hosting overnight guests. This was a challenging project, considering the plan called for raising the roof and adding two large shed dormers. A structural engineer was consulted, and the appropriate construction measures were taken to address the support necessary from below, passing the required stringent building codes. The remodeling project took about four months and began with reframing many of the roof support elements and adding closed cell spray foam insulation throughout to make the space warm and watertight during cold Minnesota winters, as well as cool in the summer. You enter the room using a stairway enclosed with a white railing that offers a feeling of openness while providing a high degree of safety. A short hallway leading to the living area features white cabinets with shaker style flat panel doors – a design element repeated in the bath. Four pairs of South facing windows above the cabinets let in lots of South sunlight all year long. The 130 sq. ft. bath features soaking tub and open shower room with floor-to-ceiling 2-inch porcelain tiling. The custom heated floor and one wall is constructed using beautiful natural stone. The shower room floor is also the shower’s drain, giving this room an open feeling while providing the ultimate functionality. The other half of the bath consists of a toilet and pedestal sink flanked by two white shaker style cabinets with Granite countertops. A big skylight over the tub and another north facing window brightens this room and highlights the tiling with a shade of green that’s pleasing to the eye. The rest of the remodeling project is simply a large open living/bedroom space. Perhaps the most interesting feature of the room is the way the roof ties into the ceiling at many angles – a necessity because of the way the home was originally constructed. The before and after photos show how the construction method included the maximum amount of interior space, leaving the room without the “cramped” feeling too often associated with this kind of remodeling project. Another big feature of this space can be found in the use of skylights. A total of six skylights – in addition to eight South-facing windows – make this area warm and bright during the many months of winter when sunlight in Minnesota comes at a premium. The main living area offers several flexible design options, with space that can be used with bedroom and/or living room furniture with cozy areas for reading and entertainment. Recessed lighting on dimmers throughout the space balances daylight with room light for just the right atmosphere. The space is now ready for decorating with original artwork and furnishings. THE SETUP Sam’s client had lived in her downtown townhome home for less than a year when she decided to remodel the spacious second level. This open area consisted of three sections: a TV and fireplace zone, a sparsely furnished dining area, and a dominant central kitchen. The kitchen featured a long back wall with three segmented sections and a massive island housing the cooktop. She found the kitchen’s functionality lacking and its presence overwhelming – it dominated the entire floor, regardless of where you stood. Design objectives: - Reconfigure key kitchen elements (sink, cooktop, oven) while minimizing the kitchen’s visual impact - Optimize the kitchen’s back wall, eliminating existing dead space - Create a purposeful, well-defined dining area - Establish a distinct, comfortable living area - Reuse existing appliances and flooring - Maintain an overall modern design aesthetic THE REMODEL Design challenges to be solved: - Redesign the island to reduce its overwhelming presence - Create a comfortable, dedicated living room within the available space - Establish a distinct, inviting dining area within spatial constraints - Enhance kitchen functionality and style without dominating the entire floor THE RENEWED SPACE Design solutions: - Sam created raised end caps for the island. Each section now has its own visual personality and functionality while harmonizing within a monochromatic palette. The entire floor offers wow-factor pop upon first glance, with each area maintaining its distinct character while contributing to a cohesive, modern aesthetic.

e were especially pleased to work with this lovely client again, having designed a kitchen for her previously. This new project consisted of two briefs to maximise the space and natural light for a bijoux annexe; Design a sleek contemporary open plan kitchen plus utility. Design bedroom storage and a home working space within the open plan area. To achieve the contemporary uncluttered style that would maximise the sense of light and space, a true handleless design was the obvious choice. The main run of cabinets in the kitchen and on the wardrobe doors are acrylic gloss with a ply edge. The light reflecting qualities of the gloss doors is further accentuated by the tropical green toughened glass panel behind the sink. We just love this injection of colour. It not only really suits this modern space but will look fabulous when the patio area is developed. Our customer is planning to create a beautiful green oasis with plants on the patio, which will just make this area feel so connected to the outside. The sink area is finished off perfectly with a black Quooker Fusion tap. The kitchen island offers a great contrast with the main run of furniture. The concrete effect handleless doors and Konigstone quartz ‘Concrete fossil’ worktop create a real feature, and provide some texture. Extending the worktop down over the sides of the island complements the seamless and uncluttered style of this kitchen perfectly. Not only does it look great, but its a practical space too. Built into the island is an evo port for sockets, enabling it to double up as a work and food prep area. For a final flourish, the glass shelves are all fitted with LED lights behind them, offering more ambient lighting options.

Sewell Design was commissioned with the responsibility of undertaking the design of this residence for a young family who required a design that would cater for the living requirements of their family currently and for the future. Perched high on top of a hill within a rural setting, this two storey residence was designed to reflect the style of a modern country 'Queenslander' that was capable of encompassing all of the extensive rural landscape views on offer. Symmetrically balanced wall and window proportions, large articulated verandah areas and painted timber trims contribute to the style and detailing of the design. An octagonal 'rotunda' and 'turret' type roof extension of the verandah at the north east corner of the residence provides an outdoor entertaining area for the enjoyment of the extensive views on offer and provides direct sunlight access. A large family home consisting of 5 bedrooms each with walk in robe, guest bedroom with own ensuite, office, formal lounge, kitchen, dining and main living area, theatre room and rumpus room, this residence has all the space needed for the future needs of the occupants.

The design is primarily Craftsman-style with a few modern touches, some retro components, and a lot of fun. The main level consists of an oversize single-car garage/man-cave, a spacious foyer, a fun half-bath with a hammered-copper fish vessel lavatory bowl, a large kitchen with custom cabinets offering lots of storage, and a functional island with seating which flows into the dining and living areas. The second level houses 2 bedrooms, a flex room, and a spacious Master Suite with private balcony, walk-in closet, office, and Master Bath with custom-tiled walk-in steam shower. Re-purposed barn doors and tracks from a family farm were used to compliment the painted craftsman-style interior trim. Red cementitious lap siding adorns much of her exterior, accented with tan cementitious shakes and thin-veneer real stone and brick. Black windows, soffits, fascia and gutters complete the retro look. Awning window units were utilized to maximize some views and offer privacy in other areas. The attention to detail, creativity in design, and careful planning are evident throughout this home. There is no wasted space. e were especially pleased to work with this lovely client again, having designed a kitchen for her previously. This new project consisted of two briefs to maximise the space and natural light for a bijoux annexe; Design a sleek contemporary open plan kitchen plus utility. Design bedroom storage and a home working space within the open plan area. To achieve the contemporary uncluttered style that would maximise the sense of light and space, a true handleless design was the obvious choice. The main run of cabinets in the kitchen and on the wardrobe doors are acrylic gloss with a ply edge. The light reflecting qualities of the gloss doors is further accentuated by the tropical green toughened glass panel behind the sink. We just love this injection of colour. It not only really suits this modern space but will look fabulous when the patio area is developed. Our customer is planning to create a beautiful green oasis with plants on the patio, which will just make this area feel so connected to the outside. The sink area is finished off perfectly with a black Quooker Fusion tap. The kitchen island offers a great contrast with the main run of furniture. The concrete effect handleless doors and Konigstone quartz ‘Concrete fossil’ worktop create a real feature, and provide some texture. Extending the worktop down over the sides of the island complements the seamless and uncluttered style of this kitchen perfectly. Not only does it look great, but its a practical space too. Built into the island is an evo port for sockets, enabling it to double up as a work and food prep area. For a final flourish, the glass shelves are all fitted with LED lights behind them, offering more ambient lighting options.
