Spectrum Construction arranged for the original home to be deconstructed with any salvageable material sold to the public for reuse or re-purposing. The custom 4-bedroom, 4.5-bath home that Spectrum Construction designed and built in its place combines country charm with modern elegance. This new home incorporates many unique features including the “drive through” two-car garage that allows the homeowners access to the converging streets. The massive first-floor master bedroom suite consists of a marble surround fireplace, 2 sizeable walk-in-closets as well as his and her luxurious master bathrooms. Two home offices provide the homeowners with ample room to take care of business. An elevator was installed to enable the homeowners and aging guests to easily and safely access the second floor. Abundant storage areas throughout the home, including the cavernous full basement, offer plenty of space to stow extra belongings. The second story was designed with the homeowners’ grandchildren in mind. The additional bedrooms, playroom and upstairs den make room for both daytime visits and overnight stays. Due to its deteriorating condition, the asphalt roll roofing on this ADU required replacement before the Fall rains. Asphalt roll roofing generally lasts only 5-10 years, leading to ongoing maintenance challenges. The original 1×10 sheathing showed significant sagging in several spots, resulting in standing water not suitable for asphalt. Additionally, there was a complete absence of ventilation after improper installation of R-21 fiberglass insulation, leaving no air gap between the sheathing and insulation. A noticeable hump along the center of the roof indicated that the load-bearing wall had been supporting that section since construction, contributing to light sagging between the walls. The old roof was completely removed down to the joists, revealing a solid base for the new installation. The central hump was eliminated by shaving the high point along that line. 2×6 beams were ripped in half then nailed on top of the existing joists, creating a 1.5″ gap for insulation and providing strong attachment points for the OSB sheathing, which was secured with screws to prevent any potential issues with nail heads popping through over the roof’s expected lifespan of over 50 years. The EPDM membrane was then adhered using glue and contact cement along the edges of each sheet, with the ends folded over the roof edges and secured with termination bars. Drip edge flashing was added and taped to ensure a water-tight seal, and EPDM-safe caulking was applied over the seams for additional protection. Finally, all exposed wood was primed and painted. The new roof features a 60mil commercial-grade EPDM rubber membrane, offering a lifespan exceeding 50 years, in stark contrast to the 5-10 year lifespan of asphalt roll roofing. Using two sheets of EPDM for installation streamlined the process, resulting in one single seam across the entire roof, compared to the asphalt roll’s dimensions of 3 feet wide by 33 feet long, which created 8 vertical seams and 9 horizontal seams—significantly increasing the risk of leakage and failure. Wrapping the rubber over the edge of the roof effectively addressed concerns about water infiltration at the edges, an issue prevalent with the asphalt and drip edge interface. Another benefit to removing the splitting 1×10 decking and replacing it with OSB sheathing is the increase in structural integrity, moisture resistance, longevity and consistency. The project successfully transformed the ADU’s roof from a maintenance-prone asphalt roll system to a highly durable 60mil EPDM rubber membrane. By addressing critical structural issues, including sagging sheathing and inadequate ventilation, the team ensured that the new roof not only offers superior water resistance and longevity but also meets higher performance standards for insulation and durability. The replacement process eliminated common weak points, such as numerous seams and poor edge sealing, which were vulnerabilities in the old roofing system. The result is a streamlined, secure installation that provides peace of mind and long-term value, with a lifespan extending well beyond the original roof.

Comfortable, practical, light and cozy energy were the criteria that we worked with for this luscious, tropical home. From Attic to Awesome Many of the classic Tudor homes in Minneapolis are defined as 1 ½ stories. The ½ story is actually an attic; a space just below the roof and with a rough floor often used for storage and little more. The owners were looking to turn their attic into about 900 sq. ft. of functional living/bedroom space with a big bath, perfect for hosting overnight guests. This was a challenging project, considering the plan called for raising the roof and adding two large shed dormers. A structural engineer was consulted, and the appropriate construction measures were taken to address the support necessary from below, passing the required stringent building codes. The remodeling project took about four months and began with reframing many of the roof support elements and adding closed cell spray foam insulation throughout to make the space warm and watertight during cold Minnesota winters, as well as cool in the summer. You enter the room using a stairway enclosed with a white railing that offers a feeling of openness while providing a high degree of safety. A short hallway leading to the living area features white cabinets with shaker style flat panel doors – a design element repeated in the bath. Four pairs of South facing windows above the cabinets let in lots of South sunlight all year long. The 130 sq. ft. bath features soaking tub and open shower room with floor-to-ceiling 2-inch porcelain tiling. The custom heated floor and one wall is constructed using beautiful natural stone. The shower room floor is also the shower’s drain, giving this room an open feeling while providing the ultimate functionality. The other half of the bath consists of a toilet and pedestal sink flanked by two white shaker style cabinets with Granite countertops. A big skylight over the tub and another north facing window brightens this room and highlights the tiling with a shade of green that’s pleasing to the eye. The rest of the remodeling project is simply a large open living/bedroom space. Perhaps the most interesting feature of the room is the way the roof ties into the ceiling at many angles – a necessity because of the way the home was originally constructed. The before and after photos show how the construction method included the maximum amount of interior space, leaving the room without the “cramped” feeling too often associated with this kind of remodeling project. Another big feature of this space can be found in the use of skylights. A total of six skylights – in addition to eight South-facing windows – make this area warm and bright during the many months of winter when sunlight in Minnesota comes at a premium. The main living area offers several flexible design options, with space that can be used with bedroom and/or living room furniture with cozy areas for reading and entertainment. Recessed lighting on dimmers throughout the space balances daylight with room light for just the right atmosphere. The space is now ready for decorating with original artwork and furnishings. e were especially pleased to work with this lovely client again, having designed a kitchen for her previously. This new project consisted of two briefs to maximise the space and natural light for a bijoux annexe; Design a sleek contemporary open plan kitchen plus utility. Design bedroom storage and a home working space within the open plan area. To achieve the contemporary uncluttered style that would maximise the sense of light and space, a true handleless design was the obvious choice. The main run of cabinets in the kitchen and on the wardrobe doors are acrylic gloss with a ply edge. The light reflecting qualities of the gloss doors is further accentuated by the tropical green toughened glass panel behind the sink. We just love this injection of colour. It not only really suits this modern space but will look fabulous when the patio area is developed. Our customer is planning to create a beautiful green oasis with plants on the patio, which will just make this area feel so connected to the outside. The sink area is finished off perfectly with a black Quooker Fusion tap. The kitchen island offers a great contrast with the main run of furniture. The concrete effect handleless doors and Konigstone quartz ‘Concrete fossil’ worktop create a real feature, and provide some texture. Extending the worktop down over the sides of the island complements the seamless and uncluttered style of this kitchen perfectly. Not only does it look great, but its a practical space too. Built into the island is an evo port for sockets, enabling it to double up as a work and food prep area. For a final flourish, the glass shelves are all fitted with LED lights behind them, offering more ambient lighting options.

Battle Architects was hired to be the architect for a large vacation compound on Tips Cove, Lake Winnipesaukee. In our early discussions with the clients, their mantra to us was that they wanted to “love every inch.” From this beginning, Battle Architects worked closely with the clients and team carefully developing and coordinating every detail inside and out. The compound consists of a caretaker’s house and separate garage, utility garage, boathouse, and the main home. The main home was oriented and designed to enjoy the beauty of Lake Winnipesaukee. The exterior details were developed with a rustic tone which the clients loved, and the interior spaces were designed to accommodate large family gatherings and create great memories. The second floor has “pods” of bedrooms and bathrooms for each sibling’s family privacy with a couple of common areas for smaller gatherings. There is a private master suite, located on the first floor, with its own screened porch offering a gorgeous view of the lake. There is an easy flow through the kitchen, great room, and large screened porch accommodating large gatherings. The basement is a series of entertainment spaces – an exercise room, movie theater, bowling alley, game area, and bar area for the rainy days and warm nights where the family can gather and enjoy their time together. Big picture interior details were designed with a rustic feel inspired by projects such as Lake Placid Lodge. There were opportunities to create unique spaces such as the bowling alley which incorporates details inspired by Fenway Park. The exterior material palette is comprised of river rock, skirl siding, red cedar shingles, Douglas fir timber frame, and natural and painted trim. But if you’re a homeowner, there’s a good chance you already have one of them built right into your house: your garage. I like to preach about how much people underutilize their garage spaces, piling them full of storage bins they never touch. Whether you turn it into a workspace or a playroom, there’s a lot of value in a creatively-used garage space.
