The home had plenty of space that included a formal living room, formal dining room, family room with eat-in area and kitchen with butler’s pantry. What it didn’t have, was an effortless flow between the areas used daily for cooking, eating and gathering. Additionally, the kitchen had become outdated, feeling dark and dismal, despite the abundance of natural light. Our clients wanted a bright, cheerful interior that would inspire the family to congregate in this part of the house. No easy feat with teenagers. An open floor plan design solved the issues with functionality and circulation, removing the walls that restricted flow and opening up the entry to the dining room. We also eliminated the rarely used butler’s pantry allowing us to expand the kitchen and add a large island for food prep and gathering. To create a sense of symmetry and consistency in the space, a clerestory window was added below the header and framed to match the existing adjacent entry from the living room. Inspired by the owner’s Scottish ancestry, the island cabinetry boasts a beautiful blue hue, paired with stools upholstered in a sprightly plaid. The built-in buffet area provides additional storage, topped with a beautiful wooden top stained to coordinate with the stunning tones of the flooring. The owner’s opted for stainless steel appliances, inspiring the selection of brushed silver light fixtures and polished chrome hardware. Marble-look quartz offered a durable, lightly colored surface to reflect sunlight and enhance the cheer factor. When a family of five—two college-aged sons and a middle school-aged daughter—acquired the property, they were captivated by its history, legacy of care, and architectural significance. While they appreciated Dahlstrand’s original vision, they also recognized the need to adapt the home for contemporary living while preserving its design integrity. One of the most transformative architectural changes was the removal of a ridge beam that was originally planned to remain visible through the kitchen. During construction, the team collaborated on a better solution: a wide-flanged steel beam concealed within the roof envelope. This subtle move preserved the clean lines and ceiling continuity, a modern update carried out with utmost respect for the existing framework. The home’s original powder room, previously accessible only through the kitchen, was relocated for better flow and privacy. A new powder room was carved out of former kitchen cabinetry—a narrow, interior space that could have felt dark and enclosed. To avoid this, the design extended the line of original transom windows into the new powder room and added a skylight above the vanity. The result is a bright and airy space that feels consistent with the rest of the home. Other updates included the installation of new solid-core interior doors with veneers carefully matched to the original mahogany, enhancing the continuity of the interiors. Even smaller decisions, such as placing the door knobs at 42 inches high, mirrored the original proportions. Every choice reflected a shared belief between the architect, contractor, and client: that new work should serve the integrity of the old. The home’s extensive interior redwood millwork and paneling was meticulously restored. Where new materials were introduced—such as the replacement redwood soffit paneling—the contractor took pains to find finish nails that matched the original, rather than using modern equivalents. This level of craftsmanship and collaboration defined the project. It extended even to the detailing of a blind door to the new powder room, which had to disappear into the existing redwood board-and-batten wall. It was a team effort: the owner found a suitable handle, the architects devised the custom in-swing mechanism, and the contractor executed it so the door aligned precisely with the battens. Throughout, the homeowners were deeply engaged in the design process. One, a meticulous design enthusiast, focused on aesthetic integrity and historic detail. The other brought a practical and function-driven perspective, ensuring that new fixtures and materials would be durable and require minimal maintenance. While the home’s location posed no major site challenges, sustainability was a key concern. The team upgraded the roof insulation, installed solar panels with battery storage, and added ductless mini-split cooling systems. A planned expansion of a bedroom into suite with a bathroom had to be shelved due to budget constraints and the high cost of below-grade foundation work. There was the desire for a tub so a tub they got! This gorgeous copper soaking tub sits centered in the bathroom so it's the first thing you see when looking through the pocket door. The tub sits nestled in the bump-out so does not intrude. We don't have it pictured here, but there is a round curtain rod and long fabric shower curtains drape down around the tub to catch any splashes when the shower is in use and also offer privacy doubling as window curtains for the long slender 1x6 windows that illuminate the shiny hammered metal. Accent beams above are consistent with the exposed ceiling beams and grant a ledge to place items and decorate with plants. The shower rod is drilled up through the beam, centered with the tub raining down from above. Glass shelves are waterproof, easy to clean and let the natural light pass through unobstructed. Thick natural edge floating wooden shelves shelves perfectly match the vanity countertop as if with no hard angles only smooth faces. The entire bathroom floor is tiled to you can step out of the tub wet.

This private residence in Western Pennsylvania is sited within the soft borders of cultivated corn and soybean fields. The rambling structure consists of stone walls built from local reclaimed hand-hewn barn stone and moment resisting Douglas fir timber frames. Tucked between the stone and timber frames are expansive window walls that invite the surrounding landscape into the house and offer spectacular views in all directions. The building is carefully sited and scaled to take advantage of views and create intimate exterior spaces with microclimates that help connect the occupants to this expansive site. Interior finishes of Douglas fir, native bluestone and barn stone create a rustic house that resonates with its agrarian surroundings.

2011 CAPITAL COTY HONORABLE MENTION AWARD Located in the new Trump International Golf Course Community, this contemporary home has a great location overlooking the golf course. The current layout, however, prevented the owners from taking advantage of its breathtaking view. Goals of the remodel were to open up the first floor layout by taking down the partition walls between the kitchen and dining room. The homeowner also wanted to update the home’s galley kitchen, replacing its dark cabinets and counters. Once the walls were removed, major obstacles because they were load bearing, the new design could evolve. The ten foot ceilings provided the opportunity to stack up decorative glass cabinetry and highly crafted crown moldings on top, while maintaining a considerable amount of cabinetry right below it. The custom made brush stroke finished cabinetry with bells and whistles such as corbels and chimney style wood hood surrounded with leaded glass cabinetry. Pillars were all part of detailed craftsmanship of this project. A large 5’ x 14’ island is the focal point of the design. The island consists of main sink with a pedal style control disposal, dishwasher, microwave, second bar sink, beverage center refrigerator and still has room to sit five to six people. Its darker cabinetry provides a beautiful contrast to the opaque white cabinets on the surrounding walls. White marble counters and backsplash brighten up the kitchen and two crystal chandeliers create a timeless yet elegant feel. High-end Thermador appliances covered in custom inset panels are part of this featured project to implement the classic look the homeowner wanted for this kitchen. Finally, a featured cabinet arch with leaded glass separates the kitchen from the dining room and displays the homeowner’s fine china. Finally, large windows and French doors offer beautiful golf course views from multiple vantage points.

The existing conditions consisted of a colonial-style house on an empty lot of bare dirt that sloped steeply down to dense woods to the rear of the house, offering stunning sunset views. We incorporated a series of long, sweeping arcs to define circulation and counter the orthogonal architecture of the house. To highlight and take advantage of the steep slope, the pool and pool terrace were built into the crest of the hill, to provide a dramatic horizon line and take advantage of the views.
