An Arts & Crafts Bungalow is one of my favorite styles of homes. We have quite a few of them in our Stockton Mid-Town area. And when C&L called us to help them remodel their 1923 American Bungalow, I was beyond thrilled. As per usual, when we get a new inquiry, we quickly Google the project location while we are talking to you on the phone. My excitement escalated when I saw the Google Earth Image of the sweet Sage Green bungalow in Mid-Town Stockton. "Yes, we would be interested in working with you," I said trying to keep my cool. But what made it even better was meeting C&L and touring their home, because they are the nicest young couple, eager to make their home period perfect. Unfortunately, it had been slightly molested by some bad house-flippers, and we needed to bring the bathroom back to it "roots." We knew we had to banish the hideous brown tile and cheap vanity quickly. But C&L complained about the condensation problems and the constant fight with mold. This immediately told me that improper remodeling had occurred and we needed to remedy that right away. The Before: Frustrations with a Botched Remodel The bathroom needed to be brought back to period appropriate design with all the functionality of a modern bathroom. We thought of things like marble countertop, white mosaic floor tiles, white subway tile, board and batten molding, and of course a fabulous wallpaper. This small (and only) bathroom on a tight budget required a little bit of design sleuthing to figure out how we could get the proper look and feel. Our goal was to determine where to splurge and where to economize and how to complete the remodel as quickly as possible because C&L would have to move out while construction was going on. The Process: Hard Work to Remedy Design and Function During our initial design study, (which included 2 hours in the owners’ home), we noticed framed images of William Morris Arts and Crafts textile patterns and knew this would be our design inspiration. We presented C&L with three options and they quickly selected the Pimpernel Design Concept. We had originally selected the Black and Olive colors with a black vanity, mirror, and black and white floor tile. C&L liked it but weren’t quite sure about the black, We went back to the drawing board and decided the William & Co Pimpernel Wallpaper in Bayleaf and Manilla color with a softer gray painted vanity and mirror and white floor tile was more to their liking. After the Design Concept was approved, we went to work securing the building permit, procuring all the elements, and scheduling our trusted tradesmen to perform the work. We did uncover some shoddy work by the flippers such as live electrical wires hidden behind the wall, plumbing venting cut-off and buried in the walls (hence the constant dampness), the tub barely balancing on two fence boards across the floor joist, and no insulation on the exterior wall. All of the previous blunders were fixed and the bathroom put back to its previous glory. We could feel the house thanking us for making it pretty again. The After Reveal: Cohesive Design Decisions We selected a simple white subway tile for the tub/shower. This is always classic and in keeping with the style of the house. We selected a pre-fab vanity and mirror, but they look rich with the quartz countertop. There is much more storage in this small vanity than you would think. The Transformation: A Period Perfect Refresh We began the remodel just as the pandemic reared and stay-in-place orders went into effect. As C&L were already moved out and living with relatives, we got the go-ahead from city officials to get the work done (after all, how can you shelter in place without a bathroom?). All our tradesmen were scheduled to work so that only one crew was on the job site at a time. We stayed on the original schedule with only a one week delay. The end result is the sweetest little bathroom I've ever seen (and I can't wait to start work on C&L's kitchen next). Thank you for joining me in this project transformation. This home was built by the client in 2000. Mom decided it's time for an elegant and functional update since the kids are now teens, with the eldest in college. The marble flooring is throughout all of the home so that was the palette that needed to coordinate with all the new materials and furnishings. It's always fun when a client wants to make their laundry room a special place. The homeowner wanted a laundry room as beautiful as her kitchen with lots of folding counter space. We also included a kitty cutout for the litter box to both conceal it and keep out the pups. There is also a pull out trash, plenty of organized storage space, a hidden clothes rod and a charming farm sink. Glass tile was placed on the backsplash above the marble tops for added glamor. Inspiration for a contemporary white two-story mixed siding exterior home remodel in Austin

A rejuvenation project of the entire first floor of approx. 1700sq. The kitchen was completely redone and redesigned with relocation of all major appliances, construction of a new functioning island and creating a more open and airy feeling in the space. A "window" was opened from the kitchen to the living space to create a connection and practical work area between the kitchen and the new home bar lounge that was constructed in the living space. New dramatic color scheme was used to create a "grandness" felling when you walk in through the front door and accent wall to be designated as the TV wall. The stairs were completely redesigned from wood banisters and carpeted steps to a minimalistic iron design combining the mid-century idea with a bit of a modern Scandinavian look. The old family room was repurposed to be the new official dinning area with a grand buffet cabinet line, dramatic light fixture and a new minimalistic look for the fireplace with 3d white tiles.

When full-time Massachusetts residents contemplate building a second home in Telluride, Colorado the question immediately arises; does it make most sense to hire a regionally based Rocky Mountain architect or a sea level architect conveniently located for all of the rigorous collaboration required for successful bespoke home design. Determined to prove the latter true, Siemasko + Verbridge accompanied the potential client as they scoured the undulating Telluride landscape in search of the perfect house site. The selected site’s harmonious balance of untouched meadow rising up to meet the edge of an aspen grove and the opposing 180 degree view of Wilson’s Range spoke to everyone. A plateau just beyond a fork in the meadow provided a natural flatland, requiring little excavation and yet the right amount of upland slope to capture the views. The intrinsic character of the site was only enriched by an elk trail and snake-rail fence. Establishing the expanse of Wilson’s range would be best served by rejecting the notion of selected views, the central sweeping curve of the roof inverts a small saddle in the range with which it is perfectly aligned. The soaring wave of custom windows and the open floor plan make the relatively modest house feel sizable despite its footprint of just under 2,000 square feet. Officially a two bedroom home, the bunk room and loft allow the home to comfortably sleep ten, encouraging large gatherings of family and friends. The home is completely off the grid in response to the unique and fragile qualities of the landscape.   Morning routines shouldn’t involve a traffic jam at the sink. The 2025 Houzz Bathroom Trends Study found that 65 percent of U.S. renovators now choose a double-sink vanity to skip the wait. A comfortable dual-basin vanity requires at least 60 in. (152 cm) of wall, plus a few extra inches so doors and drawers clear. In narrow baths, depth becomes the deal breaker. Units measuring 21 in. (53 cm) or less keep morning traffic moving.     Use at least 60 inches of wall, a shallow depth in narrow baths and 30 inches of clear floor space in front of your double-sink vanity.   Plumbing reality check. Converting a single to a double adds a second drain and tees off the hot- and cold-water lines. Floor-exit pipes favor a back panel you can notch, while wall-mounted vanities depend on in-wall supplies and solid blocking for support.   Materials equal lifespan. Solid hardwood and furniture-grade plywood shrug off steam, whereas particleboard swells. One of many contenders for the official SYH motto is "Got ranch?" Midcentury limestone ranch, to be specific. Because in Bloomington, we do! We've got lots of midcentury limestone ranches, ripe for updates. This gut remodel and addition on the East side is a great example. The two-way fireplace sits in its original spot in the 2400 square foot home, now acting as the pivot point between the home's original wing and a 1000 square foot new addition. In the reconfiguration of space, bedrooms now flank a central public zone, kids on one end (in spaces that are close to the original bedroom footprints), and a new owner's suite on the other. Everyone meets in the middle for cooking and eating and togetherness. A portion of the full basement is finished for a guest suite and tv room, accessible from the foyer stair that is also, more or less, in its original spot. The kitchen was always street-facing in this home, which the homeowners dug, so we kept it that way, but of course made it bigger and more open. What we didn't keep: the original green and pink toilets and tile. (Apologies to the purists; though they may still be in the basement.) Opening spaces both to one another and to the outside help lighten and modernize this family home, which comes alive with contrast, color, natural walnut and oak, and a great collection of art, books and vintage rugs. It's definitely ready for its next 75 years.

When full-time Massachusetts residents contemplate building a second home in Telluride, Colorado the question immediately arises; does it make most sense to hire a regionally based Rocky Mountain architect or a sea level architect conveniently located for all of the rigorous collaboration required for successful bespoke home design. Determined to prove the latter true, Siemasko + Verbridge accompanied the potential client as they scoured the undulating Telluride landscape in search of the perfect house site. The selected site’s harmonious balance of untouched meadow rising up to meet the edge of an aspen grove and the opposing 180 degree view of Wilson’s Range spoke to everyone. A plateau just beyond a fork in the meadow provided a natural flatland, requiring little excavation and yet the right amount of upland slope to capture the views. The intrinsic character of the site was only enriched by an elk trail and snake-rail fence. Establishing the expanse of Wilson’s range would be best served by rejecting the notion of selected views, the central sweeping curve of the roof inverts a small saddle in the range with which it is perfectly aligned. The soaring wave of custom windows and the open floor plan make the relatively modest house feel sizable despite its footprint of just under 2,000 square feet. Officially a two bedroom home, the bunk room and loft allow the home to comfortably sleep ten, encouraging large gatherings of family and friends. The home is completely off the grid in response to the unique and fragile qualities of the landscape. Great care was taken to respect the regions vernacular through the use of mostly native materials and a palette derived from the terrain found at 9,820 feet above sea level.
