Old farmhouses offer charm and character but usually need some careful changes to efficiently serve the needs of today’s families. This blended family of four desperately desired a master bath and walk-in closet in keeping with the exceptional features of the home. At the top of the list were a large shower, double vanity, and a private toilet area. They also requested additional storage for bathroom items. Windows, doorways could not be relocated, but certain nonloadbearing walls could be removed. Gorgeous antique flooring had to be patched where walls were removed without being noticeable. Original interior doors and woodwork were restored. Deep window sills give hints to the thick stone exterior walls. A local reproduction furniture maker with national accolades was the perfect choice for the cabinetry which was hand planed and hand finished the way furniture was built long ago. Even the wood tops on the beautiful dresser and bench were rich with dimension from these techniques. The legs on the double vanity were hand turned by Amish woodworkers to add to the farmhouse flair. Marble tops and tile as well as antique style fixtures were chosen to complement the classic look of everything else in the room. It was important to choose contractors and installers experienced in historic remodeling as the old systems had to be carefully updated. Every item on the wish list was achieved in this project from functional storage and a private water closet to every aesthetic detail desired. Who said that a Burbank bungalow home needs to be doll and old fashioned.
In this Burbank remodeling project we took this 1200sq. bungalow home and turned it to a wonderful mixture of European modern kitchen space and calm transitional modern farmhouse furniture and flooring.
The kitchen was a true challenge since space was a rare commodity, but with the right layout storage and work space became abundant.
A floating 5' long sitting area was constructed and even the back face of the cabinets was used for wine racks.
Exterior was updated as well with new black windows, new stucco over layer and new light fixtures all around.
both bedrooms were fitted with huge 10' sliding doors overlooking the green backyard.

An historic Spanish Colonial residence built in 1925 being redesigned and furnished for a modern-day Southern California family was the challenge. The interiors of the main house needed the backgrounds set and then a timeless collection created for its furnishings. Lifestyle was always a consideration as well as the interiors relating to the strong architecture of the residence. Natural colors such as terra cotta, tans, blues, greens, old red and soft vintage shades were incorporated throughout. Our goal was to maintain the historic character of the residence combining design elements and materials considered classic in Southern California Spanish Colonial architecture. Natural fiber textiles, leathers and woven linens were the predominated upholstery choices. A 7000 square foot basement was added and furnished to provide a gym, Star Wars theater, game areas, spa area and a simulator for indoor golf and other sports.
Antiques were selected throughout the world, fine art from major galleries, custom reproductions fabricated in the old-world style. Collectible carpets were selected for the reclaimed hardwood flooring in all the areas. An estancia and garden over the basement were created and furnished with old world designs and materials as reclaimed woods, terra cotta and French limestone flooring.

Farmhouse Kitchen in Historic 1900's home. This project had it's challenges as the home age proved it would not be easy. The transformation from the old kitchen to the knew is nothing short of amazing. We removed walls to open the space to the rest of the home, as the dining room with the old wood burning stove and the large expanse of windows looking out to the wonderful garden like back yard added the much needed light and space to expand this kitchen into a real cooks kitchen.
This kitchens special features includes custom stain glass in the cabinetry doors and the window high above the sink. They were done by a local artist the homeowner had worked with previously. The custom niche tile is another touch of this home owners style, It shines through out this kitchen with all the details that were selected. From the old fashion porcelain handles to the vintage feel of the the faucets. In addition this kitchen has all the modern appliance needs to be a serious cooks haven. The island holds a prep sink, compost sink,microwave drawer , drawers hold bird seed, and popup electrical outlets. A bench seat next to the back door allows the homeowner to come in from gardening and remove gardening gear as there are hooks in the back of the seating area. The back splash has onyx panels that are back lighted to give unique ambiance at night. There is also a onyx panel up above the range hood, It cleverly hides a duct that need to be still have access too.
This homeowner was heavily involved in this process, she stained all the beams, did the painting and refinished all the wood work herself as she had done in this entire home.

When we were approached us to tackle the kitchen design for this full house remodel, the homeowner had clear expectations of what she wanted her “new” kitchen to resemble. She hoped to create a late 19th century Soda Fountain Shop in her own home. Through a careful design process, we were able to create exactly the look that this discerning homeowner was looking for without giving up and modern conveniences that are found in today’s upscale kitchens. As a design firm, we were lucky that the remodeling process was extensive enough to allow us the freedom to create a space where this family of five could enjoy the comforts of classic Americana in their very own Soda Fountain Shop.

This Greek Revival row house in Boerum Hill was previously owned by a local architect who renovated it several times, including the addition of a two-story steel and glass extension at the rear. The new owners came to us seeking to restore the house and its original formality, while adapting it to the modern needs of a family of five. The detailing of the 25 x 36 foot structure had been lost and required some sleuthing into the history of Greek Revival style in historic Brooklyn neighborhoods.
In addition to completely re-framing the interior, the house also required a new south-facing brick façade due to significant deterioration. The modern extension was replaced with a more traditionally detailed wood and copper- clad bay, still open to natural light and the garden view without sacrificing comfort. The kitchen was relocated from the first floor to the garden level with an adjacent formal dining room. Both rooms were enlarged from their previous iterations to accommodate weekly dinners with extended family. The kitchen includes a home office and breakfast nook that doubles as a homework station. The cellar level was further excavated to accommodate finished storage space and a playroom where activity can be monitored from the kitchen workspaces.
The parlor floor is now reserved for entertaining. New pocket doors can be closed to separate the formal front parlor from the more relaxed back portion, where the family plays games or watches TV together. At the end of the hall, a powder room with brass details, and a luxe bar with antique mirrored backsplash and stone tile flooring, leads to the deck and direct garden access. Because of the property width, the house is able to provide ample space for the interior program within a shorter footprint. This allows the garden to remain expansive, with a small lawn for play, an outdoor food preparation area with a cast-in-place concrete bench, and a place for entertaining towards the rear. The newly designed landscaping will continue to develop, further enhancing the yard’s feeling of escape, and filling-in the views from the kitchen and back parlor above. A less visible, but equally as conscious, addition is a rooftop PV solar array that provides nearly 100% of the daily electrical usage, with the exception of the AC system on hot summer days.
The well-appointed interiors connect the traditional backdrop of the home to a youthful take on classic design and functionality. The materials are elegant without being precious, accommodating a young, growing family. Unique colors and patterns provide a feeling of luxury while inviting inhabitants and guests to relax and enjoy this classic Brooklyn brownstone.
This project won runner-up in the architecture category for the 2017 NYC&G Innovation in Design Awards and was featured in The American House: 100 Contemporary Homes.

“I have an unusual design project, would you be willing to help me?”, my client, a retired lawyer said on the phone. He purchased two antique brass cornices, which he envisioned them to be incorporated into his office room window treatments. He envisioned grand, sophisticated, functional, mix of old and new window treatments. Also, they had to be in the client’s favorite color red, but none of the proposed shades of red fabrics were appealing to the client. His favorite piece in the office was the antique rug, which gave inspiration for a completely different color scheme of blue and gold pelmets, crowned with brass cornices. For privacy, I added functioning shaped Roman shades with a gold bottom tassel. My client was pleasantly surprised with complete opposite color scheme and out of the box design, then he finally approved the project.
The most challenging part of the fabrication was to match the pattern on both pelmets and Roman shades. Also, keeping right proportions of all three different elements was another challenge.
These office combination type window treatments reflect the client’s personality and his passion for antiques. His house was underground railroad, which is part of small town’s history. Part of the house was preserved during renovation, such as window glass is still original with air bubbles and initials of passed residents. Window treatments were the last design addition to the house. We incorporated “old and new “and made them grand, as client wished.
