When the homeowners first purchased the 1925 house, it was compartmentalized, outdated, and completely unfunctional for their growing family. Casework designed the owner's previous kitchen and family room and was brought in to lead up the creative direction for the project. Casework teamed up with architect Paul Crowther and brother sister team Ainslie Davis on the addition and remodel of the Colonial. The existing kitchen and powder bath were demoed and walls expanded to create a new footprint for the home. This created a much larger, more open kitchen and breakfast nook with mudroom, pantry and more private half bath. In the spacious kitchen, a large walnut island perfectly compliments the homes existing oak floors without feeling too heavy. Paired with brass accents, Calcutta Carrera marble countertops, and clean white cabinets and tile, the kitchen feels bright and open - the perfect spot for a glass of wine with friends or dinner with the whole family. There was no official master prior to the renovations. The existing four bedrooms and one separate bathroom became two smaller bedrooms perfectly suited for the client’s two daughters, while the third became the true master complete with walk-in closet and master bath. There are future plans for a second story addition that would transform the current master into a guest suite and build out a master bedroom and bath complete with walk in shower and free standing tub. Overall, a light, neutral palette was incorporated to draw attention to the existing colonial details of the home, like coved ceilings and leaded glass windows, that the homeowners fell in love with. Modern furnishings and art were mixed in to make this space an eclectic haven.

The phrase "luxury master suite" brings this room to mind. With a double shower, double hinged glass door and free standing tub, this water room is the hallmark of simple luxury. ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub. Defined by an airy and spacious floor plan, clean lines, natural light, and endless ocean views, this home is the perfect rendition of a contemporary coastal sanctuary. This new home was designed to nestle quietly into the rich landscape of rolling pastures and striking mountain views. A wrap around front porch forms a facade that welcomes visitors and hearkens to a time when front porch living was all the entertainment a family needed. White lap siding coupled with a galvanized metal roof and contrasting pops of warmth from the stained door and earthen brick, give this home a timeless feel and classic farmhouse style. The story and a half home has 3 bedrooms and two and half baths. The master suite is located on the main level with two bedrooms and a loft office on the upper level. A beautiful open concept with traditional scale and detailing gives the home historic character and charm. Transom lites, perfectly sized windows, a central foyer with open stair and wide plank heart pine flooring all help to add to the nostalgic feel of this young home. Our clients called us wanting to not only update their master bathroom but to specifically make it more functional. She had just had knee surgery, so taking a shower wasn’t easy. They wanted to remove the tub and enlarge the shower, as much as possible, and add a bench. She really wanted a seated makeup vanity area, too. They wanted to replace all vanity cabinets making them one height, and possibly add tower storage. With the current layout, they felt that there were too many doors, so we discussed possibly using a barn door to the bedroom. We removed the large oval bathtub and expanded the shower, with an added bench. She got her seated makeup vanity and it’s placed between the shower and the window, right where she wanted it by the natural light. A tilting oval mirror sits above the makeup vanity flanked with Pottery Barn “Hayden” brushed nickel vanity lights. A lit swing arm makeup mirror was installed, making for a perfect makeup vanity! New taller Shiloh “Eclipse” bathroom cabinets painted in Polar with Slate highlights were installed (all at one height), with Kohler “Caxton” square double sinks. Two large beautiful mirrors are hung above each sink, again, flanked with Pottery Barn “Hayden” brushed nickel vanity lights on either side. Beautiful Quartzmasters Polished Calacutta Borghini countertops were installed on both vanities, as well as the shower bench top and shower wall cap. Carrara Valentino basketweave mosaic marble tiles was installed on the shower floor and the back of the niches, while Heirloom Clay 3x9 tile was installed on the shower walls. A Delta Shower System was installed with both a hand held shower and a rainshower. The linen closet that used to have a standard door opening into the middle of the bathroom is now storage cabinets, with the classic Restoration Hardware “Campaign” pulls on the drawers and doors. A beautiful Birch forest gray 6”x 36” floor tile, laid in a random offset pattern was installed for an updated look on the floor. New glass paneled doors were installed to the closet and the water closet, matching the barn door. A gorgeous Shades of Light 20” “Pyramid Crystals” chandelier was hung in the center of the bathroom to top it all off! The bedroom was painted a soothing Magnetic Gray and a classic updated Capital Lighting “Harlow” Chandelier was hung for an updated look. We were able to meet all of our clients needs by removing the tub, enlarging the shower, installing the seated makeup vanity, by the natural light, right were she wanted it and by installing a beautiful barn door between the bathroom from the bedroom! Set upon an oversized and highly sought-after creekside lot in Brentwood, this ​two story home and full guest home exude a casual, contemporary farmhouse style and vibe. The main residence boasts 5 bedrooms and 5.5 bathrooms, each ensuite with thoughtful touches that accentuate the home’s overall classic finishes. The master retreat opens to a large balcony overlooking the yard accented by mature bamboo and palms. Other features of the main house include European white oak floors, recessed lighting, built in speaker system, attached 2-car garage and a laundry room with 2 sets of state-of-the-art Samsung washers and dryers. The bedroom suite on the first floor enjoys its own entrance, making it ideal for guests. The open concept kitchen features Calacatta marble countertops, Wolf appliances, wine storage, dual sinks and dishwashers and a walk-in butler’s pantry. The loggia is accessed via La Cantina bi-fold doors that fully open for year-round alfresco dining on the terrace, complete with an outdoor fireplace. The wonderfully imagined yard contains a sparkling pool and spa and a crisp green lawn and lovely deck and patio areas. Step down further to find the detached guest home, which was recognized with a Decade Honor Award by the Los Angeles Chapter of the AIA in 2006, and, in fact, was a frequent haunt of Frank Gehry who inspired its cubist design. The guest house has a bedroom and bathroom, living area, a newly updated kitchen and is surrounded by lush landscaping that maximizes its creekside setting, creating a truly serene oasis.

Gardner/Fox designed and updated this home's master and third-floor bath, as well as the master bedroom. The first step in this renovation was enlarging the master bathroom by 25 sq. ft., which allowed us to expand the shower and incorporate a new double vanity. Updates to the master bedroom include installing a space-saving sliding barn door and custom built-in storage (in place of the existing traditional closets. These space-saving built-ins are easily organized and connected by a window bench seat. In the third floor bath, we updated the room's finishes and removed a tub to make room for a new shower and sauna.

Our clients came to us because they were tired of looking at the side of their neighbor’s house from their master bedroom window! Their 1959 Dallas home had worked great for them for years, but it was time for an update and reconfiguration to make it more functional for their family. They were looking to open up their dark and choppy space to bring in as much natural light as possible in both the bedroom and bathroom. They knew they would need to reconfigure the master bathroom and bedroom to make this happen. They were thinking the current bedroom would become the bathroom, but they weren’t sure where everything else would go. This is where we came in! Our designers were able to create their new floorplan and show them a 3D rendering of exactly what the new spaces would look like. The space that used to be the master bedroom now consists of the hallway into their new master suite, which includes a new large walk-in closet where the washer and dryer are now located. From there, the space flows into their new beautiful, contemporary bathroom. They decided that a bathtub wasn’t important to them but a large double shower was! So, the new shower became the focal point of the bathroom. The new shower has contemporary Marine Bone Electra cement hexagon tiles and brushed bronze hardware. A large bench, hidden storage, and a rain shower head were must-have features. Pure Snow glass tile was installed on the two side walls while Carrara Marble Bianco hexagon mosaic tile was installed for the shower floor. For the main bathroom floor, we installed a simple Yosemite tile in matte silver. The new Bellmont cabinets, painted naval, are complemented by the Greylac marble countertop and the Brainerd champagne bronze arched cabinet pulls. The rest of the hardware, including the faucet, towel rods, towel rings, and robe hooks, are Delta Faucet Trinsic, in a classic champagne bronze finish. To finish it off, three 14” Classic Possini Euro Ludlow wall sconces in burnished brass were installed between each sheet mirror above the vanity. In the space that used to be the master bathroom, all of the furr downs were removed. We replaced the existing window with three large windows, opening up the view to the backyard. We also added a new door opening up into the main living room, which was totally closed off before. Our clients absolutely love their cool, bright, contemporary bathroom, as well as the new wall of windows in their master bedroom, where they are now able to enjoy their beautiful backyard!
