Welcome to our latest kitchen renovation project, where classic French elegance meets contemporary design in the heart of Great Falls, VA. In this transformation, we aim to create a stunning kitchen space that exudes sophistication and charm, capturing the essence of timeless French style with a modern twist. Our design centers around a harmonious blend of light gray and off-white tones, setting a serene and inviting backdrop for this kitchen makeover. To infuse a sense of nature and add a striking focal point, we have carefully selected green cabinets. This was a fascinating project for incredible clients. To optimize costs and timelines, our Montecito studio took the existing Craftsman style of the kitchen and transformed it into a more contemporary one. We reused the perimeter cabinets, repainted for a fresh look, and added new walnut cabinets for the island and the appliances wall. The solitary pendant for the kitchen island was the focal point of our design, leaving our clients with a beautiful and everlasting kitchen remodel. --- Project designed by Montecito interior designer Margarita Bravo. Large cottage white one-story stone exterior home idea in Austin with a metal roof

This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Hamptons-Inspired Kitchen One cannot help but feel a distinct sense of serenity and timeless beauty when entering this Hamptons-style kitchen. Bathed in natural light and shimmering with inspired accents and details, this complete kitchen transformation is at once elegant and inviting. Plans and elevations were conceived to create balance and function without sacrificing harmony and visual intrigue. A metal custom hood, with an eye-catching brass band and impeccably balanced cabinets on either side, provides a strong focal point for the kitchen, which can be viewed from the adjacent living room. Brass faucets, hardware and light fixtures complement and draw further attention to this anchoring element. A wall of glass cabinetry enhances the existing windows and pleasantly expands the sense of openness in the space. Taj Mahal quartzite blends gracefully with the cabinet finishes. Cream-tone, herringbone tiles are custom-cut into different patterns to create a sense of visual movement as the eyes move across the room. An elegant, marble-top island paired with sumptuous, leather-covered stools, not only offers extra counterspace, but also an ideal gathering place for loved ones to enjoy. This unforgettable kitchen gem shines even brighter with the addition of glass cabinets, designed to display the client’s collection of Portmeirion china. Careful consideration was given to the selection of stone for the countertops, as well as the color of paint for the cabinets, to highlight this inspiring collection. Breakfast room A thoughtfully blended mix of furniture styles introduces a splash of European charm to this Hamptons-style kitchen, with French, cane-back chairs providing a sense of airy elegance and delight. A performance velvet adorns the banquette, which is piled high with lush cushions for optimal comfort while lounging in the room. Another layer of texture is achieved with a wool area rug that defines and accentuates this gorgeous breakfast nook with sprawling views of the outdoors. Finishing features include drapery fabric and Brunschwig and Fils Bird and Thistle paper, whose natural, botanic pattern combines with the beautiful vistas of the backyard to inspire a sense of being in a botanical, outdoor wonderland.

Rock outcroppings make a striking background for new lounge areas in this compact Los Angeles hillside garden. Working with the attributes of the site, we added native plants to drape over the stone, and converted hollowed stone planters into a firepit and water feature. This modern farmhouse kitchen features a beautiful combination of Navy Blue painted and gray stained Hickory cabinets that’s sure to be an eye-catcher. Beyond the beautiful exterior, there is so much well-thought-out storage and function behind each and every cabinet door. The two beautiful blue countertop towers that frame the modern wood hood and cooktop are two intricately designed larder cabinets built to meet the homeowner’s exact needs. The larder cabinet on the left is designed as a beverage center with apothecary drawers designed for housing beverage stir sticks, sugar packets, creamers, and other misc. coffee and home bar supplies. A wine glass rack and shelves provides optimal storage for a full collection of glassware while a power supply in the back helps power coffee & espresso (machines, blenders, grinders and other small appliances that could be used for daily beverage creations. The roll-out shelf makes it easier to fill clean and operate each appliance while also making it easy to put away. Pocket doors tuck out of the way and into the cabinet so you can easily leave open for your household or guests to access, but easily shut the cabinet doors and conceal when you’re ready to tidy up. Beneath the beverage center larder is a drawer designed with 2 layers of multi-tasking storage for utensils and additional beverage supplies storage with space for tea packets, and a full drawer of K-Cup storage. The cabinet below uses powered roll-out shelves to create the perfect breakfast center with power for a toaster and divided storage to organize all the daily fixings and pantry items the household needs for their morning routine. On the right, the second larder is the ultimate hub and center for the homeowner’s baking tasks. A wide roll-out shelf helps store heavy small appliances like a KitchenAid Mixer while making them easy to use, clean, and put away. Shelves and a set of apothecary drawers help house an assortment of baking tools, ingredients, mixing bowls and cookbooks. Beneath the counter a drawer and a set of roll-out shelves in various heights provides more easy access storage for pantry items, misc. baking accessories, rolling pins, mixing bowls, and more. The kitchen island provides a large worktop, seating for 3-4 guests, and even more storage! The back of the island includes an appliance lift cabinet used for a sewing machine for the homeowner’s beloved hobby, a deep drawer built for organizing a full collection of dishware, a waste recycling bin, and more! Our clients, a couple with four children, wanted to update their 1952 home with a mid-century feel, focusing on the main floor. The renovation emphasized enhancing finishes, optimizing storage, and maximizing seating in the dining and living areas. The entryway was designed to be inviting and practical, while the living room featured a statement sectional and a stunning terrazzo fireplace. The kitchen and dining area were transformed to be both functional and elegant, with playful touches like “Drunk Monkeys” wallpaper in the powder room.

This LEED Platinum certified duplex is a modern mix of brick, stucco, panel and wood. The south unit is sloped for solar panels and the north side lets tons of natural light into the 2 storey open riser staircase. Xeriscaping is complimented with drought tolerant plants as well as turf; a rain garden captures a large percentage of rainwater coming off the roof.

Complete remodel and addition to the master bathroom. We took the original tiny bathroom, and tore down a wall to an oversized walk in closet, to make room for this luxurious walk in shower and tub combo. There's generous room in the shower to allow for a built in bench that carries over to the deck mounted tub filler. The large ledge around the tub serves multiple functions; first as seating space for the owners to be able to bathe their young children and second, for them to rest a glass of wine while soaking to relax at the end of a long day.

This kitchen isn't just about looks...the whole project was based on improving functionality and this kitchen delivers. There's plenty of room for 2 cooks to work simultaneously while friends and family gather at the island (without being in the way). Nearly all of the lower cabinets are drawers, providing optimal access and tons of storage. There's also layered lighting, so that this kitchen space can go from brightly lit work area to a dramatic entertainment space.
