Set in Hancock Park, a historic residential enclave in central Los Angeles, the St. Andrews Accessory Dwelling Unit is designed in concert with an addition to the main house. Richly colored, V-groove fiber cement panels provide a visual connection between the new two-story ADU and the existing 1916 craftsman bungalow. Yet, the ADU also expresses contemporary features through its distilled sculptural form. Clean lines and simple geometry emphasize the modern gestures while large windows and pocketing glass doors allow for plenty of natural light and connectivity to the exterior, producing a kind of courtyard in relation to the main home. The compact size required an efficient approach. Downstairs, a kitchenette and living space give definition to an open floor plan. The upper level is reserved for a full bathroom and bedroom with vaulted ceilings. Polished concrete, white oak, and black granite enrich the interiors. A primary suite addition to the main house blends seamlessly with the original. Hallway arches echo the original craftsman interior, connecting the existing living spaces to the lower addition which opens at ground level to the rear yard. Together, the ADU, main house, and a newly constructed patio with a steel trellis create an indoor/outdoor ensemble. This executive home in the Christchurch Port Hills underwent some major works including the installation of a new kitchen, a new laundry and new media room. Soundproofing was also on the client's wishlist so solutions were found in the installation of new windows and a ventilation system. The exterior cladding and upper level deck and balustratde were also replaced. Internally a new kitchen and laundry room was designed in conjunction with kitchen designer Nicky Claridge. Contrasting black and white handle-free cabinetry was chosen for the kitchen and an engineered oak floor. A white central bench maintains the black and white theme and provides a central entertaining space and the large wallpaper panel behind the clear splashback completes this kitchen's unique look. The laundry was designed to produce an efficient and functional space with maximum storage. The new media room included an overhead projection on to a specially imported screen from the US which linked to the client's computer network to allow for gaming as well as movies. The hallway was also painted and specialty wallpaper was chosen for redecoration of a further 2 rooms in the house. Externally the home was re-clad on the second storey, the existing polystyrene cladding system was removed and replaced with a barrier to provide bracing and sound and air seals. On top of this the large panel James Hardie Oblique board was chosen to give the traditional ship-lap style in keeping with the original building. The decking outside on the upper level balcony was also replaced with a hard wearing and low maintenance synthetic deck material by Outdure. The new balustrade was a bespoke steel to match the traditional look of the building and was manufactured by Christchurch Wrought Iron. All of the windows were replaced on the upper level of the house. Working with the client and the glass supplier Fairview Windows, the aim was to produce a glass configuration that reduced traffic noise as much as possible. The new windows were installed with sound seals to further reduce sound as much as possible. A mechanical ventilation system was also installed to allow the internal environment to be well ventilated without opening the windows and doors, creating a quieter and healthier home. Working with Smith & Sons Christchurch Port Hills to project manage the various renovation works, the client achieved many changes and improvements to their home.

This young couple in Glendale loved their home and their neighborhood, but with three growing children they felt they were running out of space. They began a list of needs which quickly grew after a couple of years. This list helped them to see how they used their current space, but also helped them identify what was lacking. Their needs list quickly revealed that a two-story addition would be needed to fit all the family’s requirements. With much thought and discussion, a design was created by the Roeser Team in collaboration with Ann Begemann, architect. It was important to the homeowner that the design fit the look of the house. This is always a top priority for Roeser Home Remodeling. We pride ourselves in our finish product appearing as if it had always been there and especially in this remodel, we think we succeeded. On the list of this family’s needs were to have ample storage space for the three children’s school and sporting equipment. A wider entrance hallway from the garage and the backyard provided a unique place to build custom locker spaces, along with a communication station that will close nice and neat when company is expected. Drawer units also give extra storage and allow for a filing system to keep track of all the paper work that comes home. Extra cabinets above the lockers provide much needed additional storage for out of season belongings. A 12 X 24 S140 tile floor laid in a broken joint pattern provides for easy cleaning of this space and keeps dirty shoes or boots from finding its way into the main living quarters. The kitchen was at the top of the priority list for this family as well. The existing kitchen was just too small and narrow and did not allow for an eat-in kitchen, or an adequate workspace for the family. A 30” Kitchen-Aid electric warming drawer is concealed by a Wellborn Drawer front and Top Knob hardware. The Quartzite counter top in Taj Mahal is always an eye-catching feature for this beautiful kitchen. The large space of the island shows off its remarkable beauty. The island stands on its own with a custom design using Wellborn Cabinets Premier Line, Charleston maple door style in a Pebble Java finish, a darker finish cabinet not only serves as a focal point, but also warms the room against its starker contrast. The island houses a Sharp microwave drawer and its hardware is the same Tuscany small D-Pull as the rest of the kitchen, but in a German Bronze finish to compliment the island’s Hudson Valley Orchard Park light in an Aged Brass Finish. The original half bath was the only bathroom on this floor of the house and the expense to move it was not an option. The location of the bathroom in the middle of the house was problematic. Roeser Home Remodeling solved the problem by creating an opening between the living room and new family room, along with giving the illusion of a small hallway behind the dry bar in the breakfast room. This created a nice space going into the living room and gave the feeling of an open floor plan, providing and a nice private entry to the existing half bath. Updating the bath with wallpaper, a new Barclay- Stanford Pedestal Sink, a new Portsmouth wide-spread faucet in polished nickel, a new Devonshire comfort height toilet, new towel ring, paper holder, lighting and mirror made this cute little powder room a jewel in its own right! The family room was also housed in the addition as a family hang-out place for homework, games and movie watching. Two sets of Sierra Pacific 6’0” X 6’8” aluminum clad wood French Sliding Patio Doors were installed to invite the outdoors in. This allowed for natural lighting and an open spacious feel to the room. A Custom Entertainment Unit built by Roeser Home Remodeling in our mill shop, is the perfect space to house all the family’s television and gaming needs, keeping them neatly stored, but also close at hand. Opposite of the French Doors is the original opening to the backyard. By keeping the opening and installing beautiful glass doors, it opened the flow of the house to the formal living room. By adding the glass doors, it provided a cozy area for quiet adult conversation while keeping an eye on the children as they play or watch TV.

We have worked with Andre before he branched out on his own. Originally Xhema’s contact was to replace the roof and repair the garage, which as some point had been made into an indoor swimming pool without adequate ventilation. The budget was about $8m and there were 20 drawings. By the time the job was 6 months old the scope of work has expanded to over $30m and over 200 drawings had been produced. Northern was contacted to visit the site and evaluate the existing roof. Although the house had been added to over the years the same tile was used but due to the location of the house the color of the tile varied considerably from the front to the back. Northern identified a large number of custom details which would require us to: 1) Match the existing Field tile in size, thickness (it was actually thicker at the butt and reduced to ½” where the tile is overlapped) , surface texture and the color. 2) Make tiles that are curved in their length to suit the curved rafter on the gabled dormers. 3) Make the curved tiles to suit the low slope octagonal tower. 4) Make the curved tiles and Arris style hips to suit the hipped dormers with the curved rafters. 5) Make the segmented tiles to suit the round turret. 6) Make the custom arris style hip tiles for the octagonal tower. 7) Make the custom Arris style hip to suit the different roof pitches as well as the varying splays at the eaves. 8) Make the custom pieces to suit the swept valleys Simon broke down each section of the roof. He indented all items for each section and agreed the measure etc with the installers. This ‘Project Bible’ became an invaluable tool for the installer, our tile makers and us. We shipped some samples from the original roof to Sahtas who replicated tall the details. I was visiting factory and delayed my return to the Saturday so that the tiles coming out of the kiln late Friday night could be wrapped and packed into newly purchase suit cases. I arrived home late Saturday evening and Simon picked me up Sunday afternoon and drove us down to Greenwich for an 8 am meeting with the clients. When we unpacked the tiles they were still warm and Hilfiger signed off on the color, although his wife suggested we make them a bit darker a ‘as he has a dreadful sense of color!’ We took Vincent Liot, owner of TRM to the factory twice so that he could oversee the prototyping of all the myriad custom pieces. This was an invaluable move as he pre-approved all the pieces before they were shipped. The installation was completed and everyone was very pleased with the final outcome. The Hilfiger’s estate manager told me that a group of friends who were staying the weekend after all the work was completed were heard to ask Mr. Hilfiger ‘I thought you were having a new roof’…to which he responded ‘we did but you can’t tell, which as the plan” …perfect! In refection this is probably the most complicated roof Northern has ever had the pleasure to supply. We learned a lot of very valuable lessons but in future when we are asked how did we do it we will answer ‘that is for us to know and for you to pay for!’

In the late 1950s, the Alcoa aluminum company embarked on an effort to develop and mass-produce mid-century aluminum ranch-style houses designed by Charles Goodman. This home in Alexandria is one of only a handful remaining of the original 24 built nationwide. Our client tasked us with conceiving a solution that was as much a restoration as a renovation. In addition to a complete renovation of the original 2,100 sq ft home, we added a 150 sq ft primary bathroom within the existing footprint and a 1,000 sq ft open porch to double the open living space. This project was a finalist for the 2023 NAHB Remodelers Awards in the Entire Home Renovation under $500,000 category.

This project was to create a “virtual art gallery exhibit” featuring all six. Have any of you noticed that a lot of shops and galleries don’t seem to be open these days ;) - well I thought with the help of some online and my open digital assets I might be able to create at least a part of the experience. (Albeit without the wine and cheese snacks) So here is my virtual exhibit. I painted all the originals on 12 x 12 canvas. The “exhibit” would be what 24 x 24 inch framed prints would appear like together. The quality of the images used to produce the prints is high enough to go up to 36 x 36 with good confidence. Framed those are substantial pieces of artwork in either residential or office settings. In the future I’ll try going bigger and share the quality with you. Also what is showing in this virtual setting would be traditional framing and matting over giclee, acrylic sealed or metal prints. The frames for canvas wrap prints would look much better using the floating frame format - especially if you choose the option for having the artwork image “wrap” over the sides. Externally the home was re-clad on the second storey, the existing polystyrene cladding system was removed and replaced with a barrier to provide bracing and sound and air seals. On top of this the large panel James Hardie Oblique board was chosen to give the traditional ship-lap style in keeping with the original building. The decking outside on the upper level balcony was also replaced with a hard wearing and low maintenance synthetic deck material by Outdure. The new balustrade was a bespoke steel to match the traditional look of the building and was manufactured by Christchurch Wrought Iron. Working with the client and the glass supplier Fairview Windows, the aim was to produce a glass configuration that reduced traffic noise as much as possible. The new windows were installed with sound seals to further reduce sound as much as possible. A mechanical ventilation system was also installed to allow the internal environment to be well ventilated without opening the windows and doors, creating a quieter and healthier home. “I learned to let workers walk around to gape at the ornate details during their first visit before trying to engage them with any business.” This 1904 home was built by partners of the Pantages Theaters. Oak floors with marquetry borders, ornate plaster ceilings, beveled glass windows, molded trim, and carved figureheads create an elegant home. Unfortunately a multiyear leak had ruined a corner of the dining room, so specialists were found to match the original decorative plaster and basket weave inlaid flooring. Workers painstakingly set 10,000 finish nails into the flooring. “We want to retrofit to Passivhaus standards.” We undertook a thorough sealing of the old walls and attic, insulated the basement with polyiso, and blew piles of cellulose in the attic. Windows on the second floor and basement were replaced with triple glazed units, while the elegant first floor windows were refurbished and fitted with interior storms. Barred from removing the interior plaster or exterior stucco, we insulated the first floor walls from above. Analysis of dollars per BTU saved guided our decision to not remove the stucco to outsulate with mineral wool. In the end, we cut heat losses by 84% from an EUI of 121 to just 19, and received Built Green 4-Star certification. “We’d like to view Mt. Rainier from the master bedroom.” The entire second floor was demolished back to the studs, except for the elegant central stair hall. The floor plan was completely rearranged to fit three bedrooms plus a study under the existing roof. New waste plumbing pipes were threaded down through the house in two directions to serve the new family bathroom, split into a bathing chamber and a toilet chamber. “We love to cook and entertain dinner guests.” The old servant kitchen, tucked away in the back with its own separate stair, was replaced by a new mud room and bathroom. The old 3 foot door from dining to kitchen was widened to an 8 foot archway, carefully replicating the door casing so it appears to be original. The northeast basement corner was thermally isolated to become a root cellar which will store food produced by the entire yard’s conversion to permaculture. The basement now houses the guest bed and bath, family room, laundry, and mechanical room. “We expected lead paint, but I’ve never seen asbestos in plaster before.” The hazmat crew did all necessary plaster demo. Trim and doors were carefully removed, labeled, and stored for reinstallation. Lead RRP and construction IAQ procedures were vigorously followed. When the new HRV and flexible ventilation tubing arrived on site, we set up a clean room where all HVAC materials were stored and cut prior to installation to assure pristine air quality. “We don’t want to draw our fresh air from down near the ground.” The old laundry chute, our only existing vertical chase, had been promised three times over for plumbing, wiring, and ducts. So we routed the new fresh air duct from the basement HRV up through the old furnace chimney to the sky, a symbol of clean green replacing dirty fossil fuel.

In the late 1950s, the Alcoa aluminum company embarked on an effort to develop and mass-produce mid-century aluminum ranch-style houses designed by Charles Goodman. This home in Alexandria is one of only a handful remaining of the original 24 built nationwide. Our client tasked us with conceiving a solution that was as much a restoration as a renovation. In addition to a complete renovation of the original 2,100 sq ft home, we added a 150 sq ft primary bathroom within the existing footprint and a 1,000 sq ft open porch to double the open living space.
