The owners of this Johnson County home wanted to update to the living room with new colors and styles, after living 17 years in the home. The original furniture worked well within the design plans that were part of a larger first-floor renovation. Arlene Ladegaard of Design Connection, Inc. was ready for the challenge. Design Connection, Inc. team crafted a new floor plan and produced a harmony of design through more organic and subtle hues, textiles and texture of wood pieces. Central to the décor is the fireplace surround, changed to Carrera marble with gray and white veining. To offset the marble, the design team painted the room a soft transparent gray and the fireplace trims a darker gray. The clients never thought they would want a gray home, but with warming up the trim color, they love the new look of their living room and first floor. The architecture of the Karoo Wilderness Center is a result of a thorough process of investigation into the origins and character of the Karoo landscape and the flora and fauna that result from its particular qualities. The tectonic events that produced the specific topography of the site, trajectories of water runoff, wind movement, soil composition, and effects of plant and animal species on the landscape have converged to create the conditions of the site chosen for the Center. Each of these factors have in turn been subject to the impact of human inhabitation and vernacular building practices, amplified in recent generations to a harmful degree by shortsighted agricultural strategies and their associated effects of overgrazing, water over-manipulation and erosion. Fundamental to the architectural response is the premise that the human species is an inherent part of the conditions that comprise and affect the landscape. The significance of the Center, enhanced and informed by the activities that occur within and as an extension of it, lies in the co-dependence of the Center and the ecosystem as inherently bound entities. The architecture of the Center is intended to make evident the natural processes of the Karoo and establish a new precedent for building within and through an ecosystem defined by dynamic flux.

We included a sepia color tone over the original poster art and used this as a color palate them for the entire common area of this lower level. This Park Avenue pre-war apartment was renovated and decorated in 2004 for a prominent movie producer, who hired us again in 2011 to establish a more contemporary tone. The original work included upgrading electrical, plumbing and air conditioning systems, plus improving the flow of public and private spaces. Existing furnishings were used at the time, but more recently the décor was modernized to streamline and simplify space within the traditional envelope of the apartment.

This growing family was looking for a larger, more functional space to prep their food, cook and entertain in their 1910 NE Minneapolis home. A new floorplan was created by analyzing the way the homeowners use their home. Their large urban garden provides them with an abundance of fresh produce which can now be harvested, brought in through the back door, and then cleaned in the new Kohler prep sink closest to the back door. An old, unusable staircase to the basement was removed to capture more square footage for a larger kitchen space and a better planned back entry area. A mudroom with bench/shoe closet was configured at the back door and the Stonepeak Quartzite tile keeps dirt from boots out of the cooking area. Next in line of function was storage. The refrigerator and pantry areas were moved so they are now across from the prep and cooking areas. New cherry cabinetry in the Waverly door style and floating shelves were provided by Crystal Cabinets. Finally, the kitchen was opened up to the dining room, creating an eat-in area and designated entertainment area. A new Richlin vinyl double-hung pocket window replaced the old window on the southwest wall of the mudroom. The overall style is in line with the style and age of the home. The wood and stain colors were chosen to highlight the rest of the original woodwork in the house. A slight rustic feel was added through a highlight glaze on the cabinets. A natural color palette with muted tones – brown, green and soft white- create a modern fresh feel while paying homage to the character of the home and the homeowners’ earthy style.

2018 HNA Awards Honorable Mention - Concrete Paver - Commercial (size more than 15,000 sf) Contractor: B&D Contractors Inc. Producer: Keystone Hardscapes Designer: OJB Landscape Architects Once modest and tucked away off a dead end road, Levy Park received a revitalization to re-engage the local community. CityStone, Holland, Roman Cobble and Verona pavers were chosen in the design to help separate different areas of the park, add a sense of playfulness and accentuate natural features. The transformation included native landscaping, interactive water features, a dog park, garden, park pavilion and children’s play area. Pavers helped create and define each of these spaces through use of colors, shapes and inlay patterns. Variegated and whimsical paver patterns invoke a sense of spirited movement and fun. The use of multiple paver shapes, colors, and upgraded textures added depth and beauty to this cunningly conceived urban space, by accenting native grass areas and designating different park sections. The central grand walkways gracefully arc throughout the space with large plank style pavers, creating a modern boardwalk feel. Recognizing the park’s development history dating back to 1941, incorporating new design elements while maintaining original aspects was important to the redesign. The chosen pavers were able to integrate with the longstanding historical elements, while adding an artful refresh to the park. A local resident stated, “This is hands down the most gorgeous and well-designed park I’ve ever seen. I fell in love the second I stepped foot into it.” Through thoughtful design and paver choices utilizing different shapes, colors and textures, Levy Park is now a community hot spot.

We contracted with Chester County Kitchen and Bath (CCKAB) to completely renovate our master bathroom first, followed by a complete kitchen renovation and the building of a family room addition off the kitchen. John Noland, the VP at CCKAB for such project development, was simply fantastic. He spent many hours with us, discussing our ideas of what we wanted the house to look like, and then he produced outstanding overall technical designs for each project before we ever signed the contract. John used his design software to develop dramatic and really useful drawings and graphic depictions of each aspect of the different projects; these drawings enabled us to refine the different projects over several weeks. John's initial cost estimates were spot-on, as was his proposed project timeline. When we added major changes to the original designs, John worked with us and the general (sub)contractor to incorporate the changes to the overall project without bursting the budget or blowing the timeline. John's able deputy, Stacy Nass, was simply amazing as the Project Manager. She juggled the scheduling of subcontractors, suppliers, cabinetry, appliance installation, etc. with aplomb and professionalism, and it was principally due to her careful attention to detail that the projects ran so smoothly and finished on time. The technical expertise of John, Stacy, and the rest of the staff at CCKAB are matched by their warm interpersonal skills. Having heard all the horror stories from friends about contractors they've used for home projects, we consider ourselves fortunate to have hired the folks from Chester County Kitchen and Bath. In the end, we were so very impressed with the final results - John and Stacy and their many collaborators really did help us create our dream home.

Our inspiration came from 2 great English homes, Stan Hywett, a great Tudor Revival home in Ohio, built for the founder of Goodyear Tires. Also, the Woodbine Mansion, built in 1911 for the son of the Pabst Brewing Company. We were fortunate to purchase three rooms of architectural millwork from the woodbine home, which was originally fabricated by the Huber Company of New York. Upon completion of this project, the architectural salvage comprised 15% of the final quantity of paneling installed. The remainder was custom fabricated by Hull Historical at our shop in Fort Worth, TX and installed at the clients home. The commission, based on historic precedent, constituted antique paneling on the main floor, beamed ceilings and all the doors in the home. The new paneling, including the kitchen cabinetry is made from a combination of new quarter-sawn white oak and antique white oak salvaged from old barns and buildings. All the oak was fumed in an ammonia-filled chamber to produce a cocoa color and deep feel giving the millwork rough character and a timeless look that my client loved. The millwork also served to give the home a hierarchy, with simple paneling combined with board and batten doors downstairs, then more ornate paneling, with carvings on the main floor. Additionally, the main floor features mostly 8 and 10 panel doors. All woodwork was hand-pegged with oak pegs. Some of the paneling features a unique Mason’s Miter, a historic joinery technique inspired from stone work. Sitting room The Millbrook Barn project consisted of the complete renovation of a dilapidated barn and chicken coop, located behind a small farm house in Millbrook, New York. As the smaller main house could not accommodate space for the children to play, the family wanted to update their unused space to create an expansive indoor playroom and gathering space. The strategy for this project was to renovate the barn and pool house using sustainable and reclaimed materials, to produce an intersection of modern and antique design In contrast to the all-white main house, we selected a deep charcoal grey for the new barn’s exterior. A subtle, sophisticated tension between traditional, rustic elements and more contemporary details prevails throughout, from wood-paneled walls and barn doors, to clean-lined square windows inspired by artist Donald Judd’s minimalist compound in Marfa, Texas. In our design, we wanted to create an authentic experience of the space, without having to fake farmhouse details. A number of kitchen and bathroom surfaces are made of prefabricated concrete, including the shower enclosures, fireplace, kitchen cabinets and three-inch-thick countertops. The floors throughout are made from engineered wood, with a driftwood-like finish that matches the weathered look of the salvaged cedar ceiling timbers. The lower, western wing of the L-shaped structure (originally the chicken coop) provides ample room for family feasts in the airy, open kitchen, living and dining area. Rounding out the architectural program is an upstairs bedroom loft which accommodates an overflow of guests, and features an inviting window seat and daybed. The loft overlooks the pool and sits above an attached pool house with boys’ and girls’ changing and shower rooms below. Solar panels, lined discretely along one slope of the standing-seam metal roof, power the pool’s heater. The interior decoration reflects the same chic but humble sensibility that characterizes the overall architectural design. The series of lakes starts with Lake Burton as the northernmost lake followed by Lake Seed, Lake Rabun, Lake Tallulah Falls and the eastern arm of Lake Tugalo (the western arm is formed by the Chattooga River. The lakes are owned and operated by the Georgia Power Company to generate hydroelectric energy for Georgia's largest city, Atlanta. At one time these lakes were the largest producers of electricity in the state of Georgia. Now, they only provide peak power supply. The lake was built in a deep valley located along a 10 mile section of the Tallulah River. The Lake Burton Dam was closed on December 22, 1919 and the lake started to fill. The dam is a gravity concrete dam, with a height of 128 feet and a span of 1,100 feet. The spillway is equipped with eight gates 22 feet wide by 6.6 feet high. The total capacity at an elevation of 1,866.6 feet is 108,000 acre-ft, of which 106,000 acre-ft is usable storage. The generating capacity of the dam is 6,120 kilowatts (two units).Lake Burton is the highest Georgia Power lake in Georgia. Lake Burton gets its named from the town of Burton, which was the second largest town in Rabun County with a population of approximately 200 but now lies below the lake's surface. The town (and the lake) was named after local prominent citizen Jeremiah Burton and was situated along the road from Clayton, Georgia to the Nacoochee Valley. Andrew Jackson Ritchie served as the postmaster for the area for several years. Gold was first discovered in Rabun County where Dicks Creek and the Tallulah River come together and was the reason for the town's founding in the early 1800s. The Lake Burton Fish Hatchery and Moccasin Creek State Park are located on the western side of the lake. Lake Burton is home to several species of fish, including Spotted Bass, Largemouth Bass, White Bass, Black Crappie, Bluegill, Redear Sunfish, White Catfish, Walleye, Brown Trout, Rainbow Trout, and Yellow Perch. The residents of Lake Burton are a mix of permanent residents and seasonal vacationers who together make-up the Lake Burton Civic Association, a local organization who goal is to maintain the lake through volunteer clean-ups and other such events. With a unique architectural element featuring two structural beams running crosswise through the kitchen, the cabinetry needed to work to enhance the detail. On the wish list was an impressive island with seating that could replace the large kitchen table. The kitchen was designed with 33” high custom wall cabinets of varying heights, to float unobtrusively below the beams. A window was removed in order to accommodate the new beautiful focal point; a custom designed stucco hood and cooking area with a decorative ledge niche. Skylights in the vaulted area produce ample light, allowing the sink to be relocated to the large center island. The cherry glazed island conceals two dishwashers, with a soft outer arc so that diners can see one another. An elegant dinette area was created to showcase glassware and store linens. With a matching wood top and a hidden TV, this beautiful furniture piece is in direct view from the living room area, making the kitchen, at a glance, as well appointed as the rest of the home. Softly distressed ivory cabinetry with a brown glaze lightened the originally dark kitchen, creating a roomy and cheerful space. Golden tumbled travertine and crackled glass details on the backsplash accentuate the dramatic “Grand Canyon” colors of the natural stone counter tops.
