John Lucas Dunning of Dunning Custom Homes explained, “Seamless indoor-outdoor living is something we try to incorporate into all of our projects and the Gas Strut Window was the perfect solution” The unit is made of thermally broken aluminum with insulated Low E 270 glass. The frame measures 72″ wide by 44″ high and is finished in white powder coating with no sill.

This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.

Inspiration for a contemporary living room remodel in Melbourne

Located along a country road, a half mile from the clear waters of Lake Michigan, we were hired to re-conceptualize an existing weekend cabin to allow long views of the adjacent farm field and create a separate area for the owners to escape their high school age children and many visitors! The site had tight building setbacks which limited expansion options, and to further our challenge, a 200 year old pin oak tree stood in the available building location. We designed a bedroom wing addition to the side of the cabin which freed up the existing cabin to become a great room with a wall of glass which looks out to the farm field and accesses a newly designed pea-gravel outdoor dining room. The addition steps around the existing tree, sitting on a specialized foundation we designed to minimize impact to the tree. The master suite is kept separate with ‘the pass’- a low ceiling link back to the main house. Painted board and batten siding, ribbons of windows, a low one-story metal roof with vaulted ceiling and no-nonsense detailing fits this modern cabin to the Michigan country-side. A great place to vacation. The perfect place to retire someday.

Returning home after more than a decade living and working in Taiwan, our client envisioned something entirely different from the French Colonial aesthetic of his early-1990s Beaverton home. Through a comprehensive design-build renovation, this Portland metro whole-house remodel transformed a conventional suburban residence into a richly layered retreat inspired by global travel, natural materials, and timeless craftsmanship. The result is a warm, sophisticated home designed to showcase treasured artifacts and collectibles gathered from years abroad while providing modern functionality for everyday living. From the moment you enter, the home's new character unfolds through a carefully curated palette of wood, stone, and metal. Rich ebony-stained knotty alder millwork draws the eye through the entry, where a newly created mudroom replaces the former office space. Beyond a set of dramatic barn doors, a striking stone fireplace becomes the focal point of the living room, anchored by a reclaimed wood mantel and rustic ceiling beams that add warmth and architectural depth. Nearby, the sunroom was completely refreshed through thoughtful window modifications and custom trim detailing, creating a seamless connection between the interior and the surrounding landscape. The kitchen serves as the heart of the renovation, blending rustic elegance with refined craftsmanship. Custom alder cabinetry is paired with layered metal finishes, allowing subtle copper and bronze undertones to emerge from creamy quartz countertops. A textured slate backsplash echoes the flagstone-inspired flooring, while a newly created butler's pantry provides both beauty and functionality. The primary suite continues the home's story of understated luxury and global influence. Rustic ceiling beams mirror those seen throughout the main level, creating visual continuity and warmth. An antique carved door serves as a distinctive feature within the reconfigured closet layout, while the primary bathroom embraces a calming combination of stone, concrete, and matte black finishes. Large-format tile arranged in a custom Versailles-inspired pattern guides the eye through the spa-like retreat, where natural textures and abundant daylight create a serene atmosphere. While the main and upper levels celebrate warmth and global influence, the basement renovation introduces an entirely different layer of the home's personality. To create the ultimate entertainment destination, the basement footprint was extended approximately seven feet beyond the original foundation, transforming previously underutilized space into a seamless indoor-outdoor gathering environment. Inspired by cultured industrial design, the newly expanded lower level was envisioned as a place where family and friends could relax, connect, and enjoy the home's resort-like backyard amenities. At the heart of the basement renovation is a custom entertainment bar featuring reclaimed rustic cabinetry and chiseled-edge granite countertops that emphasize the natural character of the materials. Accordion-style serving windows create a direct connection between the interior bar and the outdoor living spaces, allowing drinks, food, and conversation to flow effortlessly between the entertainment room and the backyard pool, hot tub, and professionally landscaped grounds. The result is a true indoor-outdoor living experience designed for year-round enjoyment. The expansive recreation area accommodates a variety of activities while maintaining a cohesive design aesthetic. A shuffleboard table, billiards area, and casual bar dining space provide multiple destinations for gathering, all unified by a sophisticated palette of brick, concrete, wood, and metal. Slim-profile brick walls introduce texture and authenticity, while custom decorative painting techniques create the appearance of cast concrete accent walls, reinforcing the basement's refined industrial character without overwhelming the space. Supporting spaces throughout the lower level were equally transformed. An outdated bathroom was fully renovated to reflect the home's dark and moody aesthetic, incorporating a curbless shower, rustic vanity, and layered finishes that balance comfort with style. Two underutilized bedrooms were thoughtfully reconfigured to better support the homeowner's lifestyle, with one becoming a dedicated home office and the other opening into a flexible music room designed for creativity and relaxation. Additional unfinished crawlspace and storage areas were reclaimed to create a private home gym, maximizing every square foot of the home's footprint. The renovation extended beyond the interior walls of the home. A newly rebuilt two-story deck strengthens the connection between indoor and outdoor spaces while providing multiple vantage points overlooking the backyard retreat. On the upper level, adjacent to the primary suite, a new enclosed sunroom addition creates a peaceful sanctuary elevated among the trees. Together, these exterior improvements complement the home's interior transformation, enhancing both livability and year-round enjoyment while creating a true extension of the living space outdoors. Behind the finished spaces, this Beaverton full home remodel required significant structural and technical expertise. Replacing the original staircase involved extensive modifications to the upper-floor framing system, including the installation of concealed supports for the floating treads and the creation of a new landing structure. Throughout the home, natural materials presented unique installation challenges. The dimensional variation of the slate backsplash required each stone to be precisely shaped around electrical devices and surrounding elements, while reclaimed wood beams demanded extensive preparation before they could be securely installed. Careful coordination among multiple trades ensured every custom detail performed as beautifully as it appeared. Because the homeowner remained in Taiwan for much of the renovation, collaboration relied on a highly organized design-build process and frequent communication across a fourteen-hour time difference. Detailed design presentations, material selections, and construction updates allowed key decisions to be made efficiently, even from across the globe. This partnership enabled the project team to successfully execute a highly customized vision despite logistical complexities and construction delays outside of the project's control. Strategic planning also played a crucial role in maintaining the project budget. While the homeowner initially envisioned reclaimed wood flooring and natural flagstone throughout the home, carefully selected engineered hardwood and porcelain tile provided a similar aesthetic with improved performance and cost efficiency. Authenticity was preserved through the use of genuine stone at key focal points, including the fireplace surround and kitchen backsplash, as well as reclaimed wood incorporated into architectural beam details. Existing high-quality windows were retained and transformed through selective replacement, custom trim work, and thoughtful refinishing, delivering the desired look while avoiding unnecessary expense. Additional savings came from a creative exterior repair solution that replicated the home's original stucco detailing without requiring a complete façade replacement. This luxury Beaverton whole-house renovation demonstrates how thoughtful design-build remodeling can completely reimagine an existing home. Through strategic space planning, custom craftsmanship, and budget-conscious decision making, a dated suburban residence was transformed into a distinctive rustic contemporary retreat that reflects its owner's global experiences, personal story, and vision for home.

Situated on one of the most prestigious streets in the distinguished neighborhood of Highland Park, 3517 Beverly is a transitional residence built by Robert Elliott Custom Homes. Designed by notable architect David Stocker of Stocker Hoesterey Montenegro, the 3-story, 5-bedroom and 6-bathroom residence is characterized by ample living space and signature high-end finishes. An expansive driveway on the oversized lot leads to an entrance with a courtyard fountain and glass pane front doors. The first floor features two living areas — each with its own fireplace and exposed wood beams — with one adjacent to a bar area. The kitchen is a convenient and elegant entertaining space with large marble countertops, a waterfall island and dual sinks. Beautifully tiled bathrooms are found throughout the home and have soaking tubs and walk-in showers. On the second floor, light filters through oversized windows into the bedrooms and bathrooms, and on the third floor, there is additional space for a sizable game room. There is an extensive outdoor living area, accessed via sliding glass doors from the living room, that opens to a patio with cedar ceilings and a fireplace.

Making the most of a wooded lot and interior courtyard, Braxton Werner and Paul Field of Wernerfield Architects transformed this former 1960s ranch house to an inviting yet unapologetically modern home. Outfitted with Western Window Systems products throughout, the home’s beautiful exterior views are framed with large expanses of glass that let in loads of natural light. Multi-slide doors in the bedroom and living areas connect the outdoors with the home’s family-friendly interiors.

Falcon House is located on Falcon Ridge Road, which winds along a steeply inclined ridge in a stretch of foothills within Carmel Valley in Monterey County. An old lichen covered barn and split rail, cedar fences characterize this area known as Markham Ranch, and contrast sharply with the preponderance of sprawling, large estate-style homes, many more at-home in the Italian countryside than any landscape of California. Designed for a young family, Falcon House responds to the family’s desire to live a more modest lifestyle, eschewing overt displays of extravagance for an intimate and deferential relation to nature. The 3,200-square-foot residence occupies a difficult portion of the northern slope of a hillside, overlooking a verdant valley and oriented toward Castle Rock in the distance. The steep terrain necessitated a compartmentalized plan capable of negotiating the gentle hillock at the center of the site. A corridor bridge spans two pieces of the house, uniting living and sleeping spaces and allowing an existing watercourse to flow essentially through the house unobstructed. Large panels of glass open the living spaces to the landscape, beneath the deep overhang of a butterfly roof. Operable clerestories placed high on the window-wall allow prevailing breezes to cool the interior spaces. The bedroom wing of the house hugs the hillside as it turns to the west, ensuring privacy from the main living spaces. The sense of seclusion and protection of this wing is reinforced by its lower roofline and its embedment into the hill. Initial resistance by neighboring homeowners has given way to appreciation, having seen the results of careful siting and a material and color palate sympathetic to the surrounding hillsides. The dwelling embodies an attitude of respect for the landscape, and through that perspective Falcon House has become as natural a part of its environment as the hawks flying overhead. 2008 AIA Orange County Chapter Merit Award
