The pictures below were taken at a house in the town of Merthyr Tydfil, which is located not too far north of Cardiff. My client was keen to keep her very old Quarry tiled floor – which dated back to 1905 – intact. The floor had understandably seen a large amount of traffic in its lifetime, and was now in dire need of a professional restoration, including a thorough clean and seal. First, I completed a survey of the area and provided my client with a quote. After completing many similar jobs in the past, I generally have a good idea of what the final result will look like. I passed on some images of a final result to my client, who was happy for me to begin my work. On the first day, my first task was to take run some damp tests which were fine; it’s always good to know up front if there are likely to be any damp issues. Next I covered the floor with water to take the surface suction out and waited fifteen minutes before applying a cocktail of Tile Doctor NanoTech Heavy Build-Up cleaner mixed with Pro-Clean and Grout clean-up covering the whole floor. I then immediately starting to work the solution into the floor with a rotary machine fitted with a coarse black pad. The solution was then rinsed off with water which was then extracted with a wet vacuum as I worked. For stubborn areas I applied more of the previously mixed solution scrubbed into the floor with coarse wire wool by hand followed by further rinsing with water. Each of the products used serves a particular purpose. Pro-Clean is a strong high-alkaline cleaner for natural stone, while NanoTech HBU is a particularly powerful cleaner that uses nano-sized particles to penetrate deep into the stone to get underneath and lift out ingrained dirt and stains. Grout Clean-Up, as the name implies, is a product for resolving grout related problems such as removing grout smears from tile surfaces aka grout haze. After completing the clean I left the house for 48 hours, to leave enough time for the floor to dry completely in preparation for sealing. Upon my arrival back at the house I conducted some more damp tests to check that the floor was dry enough to seal using the previous readings as a benchmark. The results indicated that I was fine to proceed with the seal, so I applied a total of eight coats of Tile Doctor Seal & Go for durable protection. This was the product I recommended to my client as she wanted a nice, soft shine for her surface seal. Designed by Jason Hanrahan of Mode Architects, the home features a thoughtfully placed NanaWall kitchen pass-through window and, later, wide bifold doors in the family sunroom. The design evolved in two phases to fit the family’s indoor-outdoor lifestyle perfectly. The result is a renovation defined by openness, light, and laid-back living. A Home Shaped by Light, Music, Wood Framed Patio Doors, and a Pass-Through Window Kitchen Renovation Opens Space to Light and Entertaining with a Pass-Through Window During phase one of the renovation, the existing kitchen was reimagined to replace a restrictive floor plan and outdated appliances. Central to its new design is a three-panel NanaWall SL60 folding window system—sized at counter height to serve as a flexible pass-through window for alfresco dining and entertaining. Custom divided lites were added to complement the home’s existing window styles. The window frames were finished in a warm, off-white on both interior and exterior, tying the kitchen seamlessly to the rest of the home and its façade. The result is a transitional space that connects the kitchen directly to the outdoor dining area, a seamless connection across spaces. “The countertop-height NanaWall system made the kitchen fit better into the family’s lifestyle,” says Hanrahan. “It supports hosting and day-to-day use without turning the kitchen into a full opening.” Designed for Living: Home Reimagined Around How the Family Connects After phase one introduced a NanaWall pass-through window in the kitchen, making serving, conversation, and time outside effortless, the homeowners returned to MODE to reimagine their older sunroom. The goal: a living room and music lounge that could open completely to the backyard. The solution was incorporating a full-height, five-panel NW Clad 740 wood framed patio doors. The Generation 4 folding glass wall offered the slimmest aluminum clad frames available, and therefore, was the ideal solution to achieve seamless connectivity. Outside, the frames were finished in a warm off-white to match the façade. Inside, solid wood frames seamlessly integrate with the mushroom wood paneling and millwork. It was very important to our client for the pool and patio area to feel like an extension of their home. To incorporate this request into their design we engineered the pool wall to support the new patio columns and roof. The selection of finish materials was critical to creating a seamless transition between their indoor and outdoor living environment. The amazing views and natural surroundings were the perfect backdrop for the staggering 46 of vanishing edge. The work area was very intimidating with a 2:1 slope which creates many unique challenges. Extreme care had to be taken to protect the homes located downhill from the work area while all of the construction materials were transported 300 up the steep incline. At times a human chain passed building materials hand-to-hand because the slope was too step to safely operate equipment. The pool, spa and vanishing edges are locked into the hillside with a combination of piers and a keyway footing. Our structural & geotechnical engineer tested the soils on site and made 5 visits to the jobsite during construction to ensure that all site conditions were addressed. The outdoor patio area was lowered 2 below the pool to preserve the view of the lake and add to the illusion of the pool flowing down to the water below. While working to create a structurally sound vanishing edge pool and spa on a 26 degree slope there were some difficult plumbing needs that had to be met. The home owner requested the swimming pool equipment be located close to the house to avoid being seen when they entertain guests. On most jobsites this is an easy request to provide but this was not a typical construction site. This project required a 4 deep vault to ensure efficient operation of the hydraulic system for the equipment which is located uphill from the pool. Another challenge for our plumbing crew was to have the remote spa with a vanishing edge utilize equalized plumbing with the pool. The vanishing edge of the pool and spa had to match perfectly despite being located 30 apart. The pool and spa both incorporate a Paramount PCC2000 cleaning system. This project is a testament to what can be accomplished by a team of dedicated engineers, designers, contractors and craftsmen. Team work and education are the keys to success.
