The Challenge This original mid-century Colorado Springs home hadn’t been updated in 40 years. We were tasked with transforming a dysfunctional, outdated space into a seamless design that maintained the integrity of the original architecture - including a challenging layout, seven different flooring types, and old lighting and electrical. The Solution Within a limited budget we streamlined the finish palette with natural materials to play with the concept of indoor/outdoor living; gutted the bedrooms and combined two guest rooms into one large master suite; updated the electrical with recessed cans and Noguchi fixtures (which pay homage to the home’s 1960s roots); and filled the home with new furniture and accessories that speak to the homeowner’s love of modern design. Lincoln Farmhouse LEED-H Platinum, Net-Positive Energy OVERVIEW. This LEED Platinum certified modern farmhouse ties into the cultural landscape of Lincoln, Massachusetts - a town known for its rich history, farming traditions, conservation efforts, and visionary architecture. The goal was to design and build a new single family home on 1.8 acres that respects the neighborhood’s agrarian roots, produces more energy than it consumes, and provides the family with flexible spaces to live-play-work-entertain. The resulting 2,800 SF home is proof that families do not need to compromise on style, space or comfort in a highly energy-efficient and healthy home. CONNECTION TO NATURE. The attached garage is ubiquitous in new construction in New England’s cold climate. This home’s barn-inspired garage is intentionally detached from the main dwelling. A covered walkway connects the two structures, creating an intentional connection with the outdoors between auto and home. FUNCTIONAL FLEXIBILITY. With a modest footprint, each space must serve a specific use, but also be flexible for atypical scenarios. The Mudroom serves everyday use for the couple and their children, but is also easy to tidy up to receive guests, eliminating the need for two entries found in most homes. A workspace is conveniently located off the mudroom; it looks out on to the back yard to supervise the children and can be closed off with a sliding door when not in use. The Away Room opens up to the Living Room for everyday use; it can be closed off with its oversized pocket door for secondary use as a guest bedroom with en suite bath. NET POSITIVE ENERGY. The all-electric home consumes 70% less energy than a code-built house, and with measured energy data produces 48% more energy annually than it consumes, making it a 'net positive' home. Thick walls and roofs lack thermal bridging, windows are high performance, triple-glazed, and a continuous air barrier yields minimal leakage (0.27ACH50) making the home among the tightest in the US. Systems include an air source heat pump, an energy recovery ventilator, and a 13.1kW photovoltaic system to offset consumption and support future electric cars. ACTUAL PERFORMANCE. -6.3 kBtu/sf/yr Energy Use Intensity (Actual monitored project data reported for the firm’s 2016 AIA 2030 Commitment. Average single family home is 52.0 kBtu/sf/yr.) o 10,900 kwh total consumption (8.5 kbtu/ft2 EUI) o 16,200 kwh total production o 5,300 kwh net surplus, equivalent to 15,000-25,000 electric car miles per year. 48% net positive. WATER EFFICIENCY. Plumbing fixtures and water closets consume a mere 60% of the federal standard, while high efficiency appliances such as the dishwasher and clothes washer also reduce consumption rates. FOOD PRODUCTION. After clearing all invasive species, apple, pear, peach and cherry trees were planted. Future plans include blueberry, raspberry and strawberry bushes, along with raised beds for vegetable gardening. The house also offers a below ground root cellar, built outside the home's thermal envelope, to gain the passive benefit of long term energy-free food storage. RESILIENCY. The home's ability to weather unforeseen challenges is predictable - it will fare well. The super-insulated envelope means during a winter storm with power outage, heat loss will be slow - taking days to drop to 60 degrees even with no heat source. During normal conditions, reduced energy consumption plus energy production means shelter from the burden of utility costs. Surplus production can power electric cars & appliances. The home exceeds snow & wind structural requirements, plus far surpasses standard construction for long term durability planning. Birchwood Construction had the pleasure of working with Jonathan Lee Architects to revitalize this beautiful waterfront cottage. Located in the historic Belvedere Club community, the home's exterior design pays homage to its original 1800s grand Southern style. To honor the iconic look of this era, Birchwood craftsmen cut and shaped custom rafter tails and an elegant, custom-made, screen door. The home is framed by a wraparound front porch providing incomparable Lake Charlevoix views. The interior is embellished with unique flat matte-finished countertops in the kitchen. The raw look complements and contrasts with the high gloss grey tile backsplash. Custom wood paneling captures the cottage feel throughout the rest of the home. Relocating from their home in Brisbane, Australia with ocean views to the Pacific, our clients envisioned a refresh for their new lakefront cottage on Pine Lake in West Bloomfield, Michigan. Completed in July 2024, we created new spaces, reimagined old ones, and even swapped places for a primary bedroom and its en suite bath. Our goal was to create a serene and soothing spa- like experience for the bathroom, all while maintaining gorgeous lake views. But this reconfiguration presented some challenges. The primary bedroom was oversized, while its adjacent bath was tiny and crowded. We completely flipped the locations of the bedroom and bathroom, even rerouting plumbing over the bar in the lower level to accommodate the freestanding tub. To maximize space, we designed large, walk-in dressing pantries that are as functional as they are beautiful, and lead to the large dual custom vanity. The vanity itself is freestanding to provide access for hand towel bath hardware on its sides. The his-and-hers unit contains built-in dividers, laundry hampers and trash pullouts to maximize its function. An enclosed water closet allows for privacy in the open concept bathroom, and is placed beyond the cabinetry. The star of this space is the large enclosed wet room. As the focal point of the bathroom, its oversized tiled walls and deep built-in bench allow for a steam or soaking in the tub while enjoying stunning lake views. The wet room is spacious and serene, and perfect for an end to a Michigan winter day.

The design of this multi-story mixed-use residential tower is a historical renovation and reinvention of the adjacent Tiffany Hotel located in the Central Beach District on Fort Lauderdale Beach. This 2 acre site will consist of 74 residential units, 300 car parking structure, retail spaces, and a 100 key hotel. The proposed residential tower pays homage to the existing urban fabric and adjacent historical hotel by incorporating a mid-century modern aesthetic through form, scale, materials, and texture. By utilizing various louvres, bris-soleils, and awnings. The project portrays a modern tropical image with varying degrees of shade and shadow.

DOWNLOAD NOW   One of my favorite things to work on is older homes with a bit of history because I find it an interesting challenge to marry the historical architectural features of a home with modern design elements that work well for my client’s current lifestyle. This home was particularly fun because it was the second kitchen we had done for this family and was quite a departure from the style of the first kitchen. The before shot of the kitchen shows a view from the family room. See the dropped ceiling? We were curious, was this just part of the design or was the dropped ceiling there to hide mechanicals? Well we soon found out that it was mostly decorative (yay!), and with the exception of a little bit of work to some plumbing from an upstairs bathroom and rerouting of the ventilation system within the original floor joists, we were in the clear, phew! The shot of the completed kitchen from roughly the same vantage point shows how much taller the ceilings are. It makes a huge difference in the feel of the space. Dark and gloomy turned fresh and light! Another serious consideration was what do we do with the skinny transom window above the refrigerator. After much back and forth, we decided to eliminate it and do some open shelving instead. This ended up being one of the nicest areas in the room. I am calling it the “fun zone” because it houses all the barware, wine cubbies and a bar fridge — the perfect little buffet spot for entertaining. It is flanked on either side by pull out pantries that I’m sure will get a ton of use. Since the neighboring room has literally three walls of almost full height windows, the kitchen gets plenty of light. The gold shelving brackets, large pendant fixtures over the island and the tile mural behind the range all pay subtle homage to the home’s prairie style architecture and bring a bit of sparkle to the room. Even though the room is quite large, the work triangle is very tight with the large Subzero fridge, sink and range all nearby for easy maneuvering during meal prep. There is seating for four at the island, and work aisles are generous. Inspiration for a transitional master white tile gray floor claw-foot bathtub remodel in Charlotte with white walls

This cheerful design was inspired by this homes convenient location to many festivals and events that happen in the Village of Wauwatosa. Keeping the interiors light and fun was the main objective. Color weaves its way through the design flawlessly and symmetry provides a sense of calm. The original builtins pay respect to this 1928 craftsman style cottage.
