Every inch of this 4,200-square-foot condo on Las Olas—two units combined into one inside the tallest building in Fort Lauderdale—is dripping with glamour, starting right away in the entrance with Phillip Jeffries’ Cloud wallpaper and crushed velvet gold chairs by Koket. Along with tearing out some of the bathrooms and installing sleek and chic new vanities, Laure Nell Interiors outfitted the residence with all the accoutrements that make it perfect for the owners—two doctors without children—to enjoy an evening at home alone or entertaining friends and family. On one side of the condo, we turned the previous kitchen into a wet bar off the family room. Inspired by One Hotel, the aesthetic here gives off permanent vacation vibes. A large rattan light fixture sets a beachy tone above a custom-designed oversized sofa. Also on this side of the unit, a light and bright guest bedroom, affectionately named the Bali Room, features Phillip Jeffries’ silver leaf wallpaper and heirloom artifacts that pay homage to the Indian heritage of one of the owners. In another more-moody guest room, a Currey and Co. Grand Lotus light fixture gives off a golden glow against Phillip Jeffries’ dip wallcovering behind an emerald green bed, while an artist hand painted the look on each wall. The other side of the condo took on an aesthetic that reads: The more bling, the better. Think crystals and chrome and a 78-inch circular diamond chandelier. The main kitchen, living room (where we custom-surged together Surya rugs), dining room (embellished with jewelry-like chain-link Yale sconces by Arteriors), office, and master bedroom (overlooking downtown and the ocean) all reside on this side of the residence. And then there’s perhaps the jewel of the home: the powder room, illuminated by Tom Dixon pendants. The homeowners hiked Machu Picchu together and fell in love with a piece of art on their trip that we designed the entire bathroom around. It’s one of many personal objets found throughout the condo, making this project a true labor of love.

Inspiration for a large contemporary galley medium tone wood floor seated home bar remodel in New York with wood countertops

Many people can’t see beyond the current aesthetics when looking to buy a house, but this innovative couple recognized the good bones of their mid-century style home in Golden’s Applewood neighborhood and were determined to make the necessary updates to create the perfect space for their family. In order to turn this older residence into a modern home that would meet the family’s current lifestyle, we replaced all the original windows with new, wood-clad black windows. The design of window is a nod to the home’s mid-century roots with modern efficiency and a polished appearance. We also wanted the interior of the home to feel connected to the awe-inspiring outside, so we opened up the main living area with a vaulted ceiling. To add a contemporary but sleek look to the fireplace, we crafted the mantle out of cold rolled steel. The texture of the cold rolled steel conveys a natural aesthetic and pairs nicely with the walnut mantle we built to cap the steel, uniting the design in the kitchen and the built-in entryway. Everyone at Factor developed rich relationships with this beautiful family while collaborating through the design and build of their freshly renovated, contemporary home. The goal for this Point Loma home was to transform it from the adorable beach bungalow it already was by expanding its footprint and giving it distinctive Craftsman characteristics while achieving a comfortable, modern aesthetic inside that perfectly caters to the active young family who lives here. By extending and reconfiguring the front portion of the home, we were able to not only add significant square footage, but create much needed usable space for a home office and comfortable family living room that flows directly into a large, open plan kitchen and dining area. A custom built-in entertainment center accented with shiplap is the focal point for the living room and the light color of the walls are perfect with the natural light that floods the space, courtesy of strategically placed windows and skylights. The kitchen was redone to feel modern and accommodate the homeowners busy lifestyle and love of entertaining. Beautiful white kitchen cabinetry sets the stage for a large island that packs a pop of color in a gorgeous teal hue. A Sub-Zero classic side by side refrigerator and Jenn-Air cooktop, steam oven, and wall oven provide the power in this kitchen while a white subway tile backsplash in a sophisticated herringbone pattern, gold pulls and stunning pendant lighting add the perfect design details. Another great addition to this project is the use of space to create separate wine and coffee bars on either side of the doorway. A large wine refrigerator is offset by beautiful natural wood floating shelves to store wine glasses and house a healthy Bourbon collection. The coffee bar is the perfect first top in the morning with a coffee maker and floating shelves to store coffee and cups. Luxury Vinyl Plank (LVP) flooring was selected for use throughout the home, offering the warm feel of hardwood, with the benefits of being waterproof and nearly indestructible - two key factors with young kids! For the exterior of the home, it was important to capture classic Craftsman elements including the post and rock detail, wood siding, eves, and trimming around windows and doors. We think the porch is one of the cutest in San Diego and the custom wood door truly ties the look and feel of this beautiful home together.

The challenge with this room was how to cover the sliding glass door and the windows next to it. This was a perfect solution for the customer. Each blind on the slider operates independently and the valance gives a finished look to the project.
