This 1930’s gem did not have a functional, beautiful kitchen. In fact, many cabinets barely opened, and some appliances didn’t even work. The top priority was to replace the cabinetry, appliances, and finishes in the main kitchen and butler’s pantry for better functionality. The original footprint was kept mostly intact, with only minor adjustments to improve flow, connectivity, and layout. Custom cabinetry was designed to enhance storage, and a suite of high-performance appliances was installed. Finishes like a herringbone tile floor and soapstone countertops were chosen for longevity and durability. The secondary goal was to match the beauty of the rest of the home, with traditional elements, symmetry, and warmth. Details like fluting on the range hood and a unique corbel shape mirror original moldings. Stained oak accents were color-matched to the home’s existing woodwork. White oak cabinet interiors and custom inserts create a furniture-like feel. Our clients built their Manhattan dream house years ago, but a couple of decades in, the yellow and green palette seemed stale. We brightened the home with new paint and countertops, white oak flooring and updated carpet, custom fixtures and furniture, and new finishes, window treatments, and accessories. For enhanced functionality, we added built-in storage throughout, reupholstered existing furniture and the breakfast nook in performance fabric, and created a custom dining table that seats a dozen. To keep the dining room coastal and informal, we paired plush head chairs with rattan-backed side chairs and accented with sea-foam and sandy-hued floor and window coverings. The addition of a murphy bed, as well as shelving and file storage, made the office more suited to their growing family’s needs. In the second office, a standing desk, as well as a customized craft desk with built-ins for specific supplies, transformed the area into a completely personalized and effective space. New furniture and a ceiling-length fireplace facade of soft ivory and gray stone transformed the family room into a cozy and welcoming retreat. This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. Helene Terry is an award winning Kitchen Design Specialist. She works with homeowners and designers to create a kitchen space that uses every square inch of area available. Her superb planning ability transforms the kitchen into functional, useable space that flows and performs. She creates detailed drawings, floor plans and perspectives to communicate the new design to all trades and principals. The owner of this beautiful blue kitchen had a great sense of style This a custom remodel that included the demolition of 3 walls and the relocation of the central island. You'll note the focal point of the new island which has two (2) Miele dishwashers, a Sub Zero icemaker and various custom recycling and pull out bins. There is seasonal storage for dishes in front of the barstools. Spacious walkways between wall counters and island of 41"-48" allow 2 cooks to move easily. There are 2 sinks in the island at right angles to facilitate conversation. On the side walls, custom cabinets go all the way to the ceiling. The custom color and glaze is from Benjamin Moore and was specified by the Interior Designer, Charlotte Comer. Flanking the Wolf 36" range and built into the wall are two appliance garages with concealed electrical outlets. One garage houses the owner's blender and pulls out on a tray. The other one houses spices. The Sub-Zero integrated refrigerator with glass door is 36" wide. There are other integrated refrigerator drawers as well. The Vent Hood is from Best with a 900 cfm remote blower. There is a pot filler spout behind the range. To the left of the range is a plumbed Miele coffee maker. The backsplash is recessed with contrasting tiles inserts and bullnose trim from Antique Floors. Cabinet Hardware is from Top Knob. The flooring is a Silver Travertine from Porcelanosa laid on a straight stack. The counter top is Carerra Marble from Aria Stone fabricated by Holland Marble. The microwave and additional appliances garages are concealed behind the range wall in a former under stairway pantry. This space acts as a second staging area for large dinner parties and to conceal frequently used appliances.

This 5687 sf home was a major renovation including significant modifications to exterior and interior structural components, walls and foundations. Included were the addition of several multi slide exterior doors, windows, new patio cover structure with master deck, climate controlled wine room, master bath steam shower, 4 new gas fireplace appliances and the center piece- a cantilever structural steel staircase with custom wood handrail and treads. A complete demo down to drywall of all areas was performed excluding only the secondary baths, game room and laundry room where only the existing cabinets were kept and refinished. Some of the interior structural and partition walls were removed. All flooring, counter tops, shower walls, shower pans and tubs were removed and replaced. New cabinets in kitchen and main bar by Mid Continent. All other cabinetry was custom fabricated and some existing cabinets refinished. Counter tops consist of Quartz, granite and marble. Flooring is porcelain tile and marble throughout. Wall surfaces are porcelain tile, natural stacked stone and custom wood throughout. All drywall surfaces are floated to smooth wall finish. Many electrical upgrades including LED recessed can lighting, LED strip lighting under cabinets and ceiling tray lighting throughout. The front and rear yard was completely re landscaped including 2 gas fire features in the rear and a built in BBQ. The pool tile and plaster was refinished including all new concrete decking.

Modern Farmhouse is a contemporary take on a tradition building type, the Connecticut farmhouse. Our clients were interested in a house that fit in with the landscape while providing plenty of daylight with views to the surrounding property. The design uses simple gables arranged in a picturesque manner. It balances clean modern lines, traditional forms, and rustic textures. The new house is bright and light while also feeling personal and unique. There was interest early on to compress the construction time and to design a building that would not take a lot of energy to run. To achieve these goals, the design of the main house used modular construction and a high performance envelope. To articulate the surfaces of the spaces, the owner assembled a group of designers and artisans. Natural textures and tones were layered over the volumes to give a sense of place and time. The modular units of the house are produced by Huntington Homes in East Montpelier, Vermont. In addition to the main house, there is a pool house that sits symmetrically on the main axis of a long swimming pool. A glass enclosed living room fits between two concrete volumes that house a bathroom and storage spaces. An outdoor shower faces south, with an oculus that lets light in when the door is closed. The simple forms of the pool house sit below a green roof, which protects the glassy room from the summer sun and integrates the building into the hilly landscape.
