Originally built in 1892, this quaint log cabin has undergone a transformative renovation while preserving its charming character. Located near the Little Deschutes River in Central Oregon, within the historic Vandert Homestead, the home now boasts bright, open spaces for everyday living, complete with flexible aluminum clad folding doors. Working alongside contractor Bales Inc., architect Jeff Klein from Klein Architecture led the renovation with the goal of opening the once dark interior to natural light and the surrounding landscape. Working with framers, the design team incorporated a sloping roof system with a waterproof membrane to direct water away from the structure. Inspired by Paul Rudolph’s Umbrella House of 1953, the Solar Umbrella provides a contemporary reinvention of the solar canopy—a strategy that provides thermal protection in climates with intense exposures. In establishing the program for their residence, which accommodates the couple and their one child chose to integrate into the design, principles of sustainability that they strive to achieve in their own practice. The architects carefully considered the entire site, taking advantage of as many opportunities for sustainable living as possible. Passive and active solar design strategies render the residence 100% energy neutral. Recycled, renewable, and high performance materials and products are specified throughout. Hardscape and landscape treatments are considered for their aesthetic and actual impact on the land. This project transformed an existing outdoor space into a functional, all-season retreat with the addition of a custom waterproof pergola system. Built using white UCS panels with an integrated gutter, the structure provides reliable weather protection while maintaining a clean, modern aesthetic. The pergola was constructed on the home’s existing 6x6 pressure-treated posts, originally part of a trellis system, allowing for an efficient build while preserving the existing framework. Structural flexibility was built into the design, including provisions for an additional support post and potential height adjustments to ensure long-term performance and adaptability. To enhance comfort and usability, integrated lighting and a patio heater were added, extending the functionality of the space into the evening and cooler months. The end result is a refined outdoor living area that combines durability, protection from the elements, and year-round comfort—all while seamlessly blending with the home’s existing structure.

Located in the heart of Manhattan’s Lower East Side, the building was erected on a shallow commercial lot between two 120 year old masonry buildings and a new residential rental building. 330 Grand Street is a mix of 725 SF 1BRs and 1050 SF 2BR apartments. It also contains a 1100 SF two story duplex as well as private and public rooftop space, large private balconies for most units and two large private terraces for the ground floor units. 330 Grand Street was originally designed and approved at the NYC DOB as a prefabricated modular building. During the pandemic, as shipping costs skyrocketed putting the project at risk, we suggested redesigning the building as a reinforced cast-in-place concrete structure. Concrete was readily available and prices had not been affected by the demand increase that many other materials suffered in the pandemic. We took this opportunity to raise floor to ceiling heights, enlarge high performance windows and redistribute the buildings MEPFS and Structural Systems to create very open floor plans. The challenge was to create a luxurious sensorial living experience with very limited means. In a city with very high construction costs, low cost residential buildings in the area are usually devoid of good quality, design and character. Our approach was to aim high for the end user, prioritizing natural light, open space with long visual perspectives, high ceilings and as always, rejecting the use of predefined building templates. Our biggest challenge was to ensure that the small spaces feel as clean cut, large and bright as possible. Several unique design decisions were made to ensure low cost and high quality; Floor plans were laid out so that spaces were wide open and free of clutter from mechanical or structural interruptions. Therefore all infrastructure was placed in lateral demising walls, which in turn act as the unit’s storage and kitchen. The apartments feel wide open, are super quiet and have more storage space than any other comparable apartment in the city. To solve the problem of the site’s shallow commercial lot which is typically prone to dark interior spaces we focused our attention on the building’s envelope. Instead of the usual small punched window openings, oversized high performance windows were designed to ensure that light penetrated as far as possible into the units. In the smaller 1BR units, the full 50’ depth of the lot is perceived by partitioning spaces with sliding pocket doors that can be retracted to allow deep visual perspectives, making the sight lines in the space feel longer, larger, more ample than normal. In addition to the full height glazing, each unit above the 2nd floor receives a 7 foot covered balcony, adding 120 to 240 sf to each apartment, something unusual in New York City buildings. The space is large enough for a full size dining table, when the weather permits being outside. We also worked hard to ensure modularity. For example, all kitchen units are all identical throughout the building. The idea of modularity and the economy of the repetitive unit is exercised to the maximum through the building. Hardware, appliances, flooring, wall coverings and material finishes are all carefully selected to feel bespoke, high quality and unique. It was important to KURV that the result of this work manifest into something that would deeply connect with the end user and sustain relationships with the consumers of this space. Our client purchased what had been a custom home built in 1973 on a high bank waterfront lot. They did their due diligence with respect to the septic system, well and the existing underground fuel tank but little did they know, they had purchased a house that would fit into the Three Little Pigs Story book. The original idea was to do a thorough cosmetic remodel to bring the home up to date using all high durability/low maintenance materials and provide the homeowners with a flexible floor plan that would allow them to live in the home for as long as they chose to, not how long the home would allow them to stay safely. However, there was one structure element that had to change, the staircase. The staircase blocked the beautiful water/mountain few from the kitchen and part of the dining room. It also bisected the second-floor master suite creating a maze of small dysfunctional rooms with a very narrow (and unsafe) top stair landing. In the process of redesigning the stairs and reviewing replacement options for the 1972 custom milled one inch thick cupped and cracked cedar siding, it was discovered that the house had no seismic support and that the dining/family room/hot tub room and been a poorly constructed addition and required significant structural reinforcement. It should be noted that it is not uncommon for this home to be subjected to 60-100 mile an hour winds and that the geographic area is in a known earthquake zone. Once the structural engineering was complete, the redesign of the home became an open pallet. The homeowners top requests included: no additional square footage, accessibility, high durability/low maintenance materials, high performance mechanicals and appliances, water and energy efficient fixtures and equipment and improved lighting incorporated into: two master suites (one upstairs and one downstairs), a healthy kitchen (appliances that preserve fresh food nutrients and materials that minimize bacterial growth), accessible bathing and toileting, functionally designed closets and storage, a multi-purpose laundry room, an exercise room, a functionally designed home office, a catio (second floor balcony on the front of the home), with an exterior that was not just code compliant but beautiful and easy to maintain. The client was in the midst of a substantial renovation of a period property and sought a kitchen that would complement the home's historic character. The challenge was to design a kitchen that not only preserved the traditional aesthetic but also incorporated modern conveniences. Key elements included a large island for both cooking and casual dining, as well as a curved booth seating bench and bespoke oval Nolte table for the eating area. Additional functional aspects, such as a breakfast unit for small appliances like a toaster and a sideboard for added storage, were to be integrated seamlessly, extending the kitchen's theme into the adjoining living space. This new custom house, completed in late 2012, was designed with an accessory dwelling unit to take advantage of an allowance in the single family zoning code in Seattle. The primary dwelling, 1300 square feet on the upper two stories houses a mother and teenager. The accessory dwelling, 750 square feet, provides a leasable smaller space that can be for a tenant or downsizing in the future. Seattle based RE Store began by completely deconstructing the original home so that its salvaged parts could have a new life in other design applications. The new design for the home is modern with a sustainable theme, incorporating a palette of natural materials. The Paperstone, wood and steel staircase connects the open-plan living, dining areas and kitchen to the upstairs bedrooms and open library. Exterior decks extend the main interior living spaces while sliding glass panels allow the primary bedroom to connect. Stylishly visible from all rooms in the open interior living spaces are two complementary objects, both lit from within, a frosted lexan pantry and a slatted reclaimed fir bathroom, with wood sourced from Windfall Lumber. Throughout the home, finishes are simple and minimal: polished concrete flooring, bright-white walls, and formaldehyde-free sapele and maple cabinetry. The main kitchen is outfitted with Ecotop counters and a custom sapele wood island that has large, handle-free pullout drawers on the cooking side and a built-in wine rack on the other. Maximizing storage, a custom built-in apple plywood bench and open wooden box shelves provide extra space. A model of efficiency, the home maximizes the performance of the envelope of the building. The reclaimed fir car decking wrapped around the exterior from Windfall Lumber, creates the rainscreen siding and is sourced locally from a deconstructed warehouse in Tacoma WA. In addition, access to daylight through high-performance glazing, solar preheat for domestic hot water needs, in-floor radiant heating and a green roof created by the owner adds to the efficiency. The design team for this project gave Valders Stone & Marble, Inc. the following design objective: “Situated on the eastern shore of Long Island, the design of this beach house is conceived as emerging from the landscape. The house is composed of two elements: the main house and a pavilion situated on a base that extends into the landscape. From the driveway entrance on the northern side, the house appears as a largely solid, stone-clad volume with rectangular perforations for the windows. In contrast, the more private southern façade is composed almost entirely of glass to maximize ocean views and sun exposure. What initially presents itself as a classic modern box unfolds to become an unexpectedly open sculptural figure.” The design firm chose a warm beige/buff color palette for their design. The material needed to hold a specific color range, and the stone needed to be suitable for a multitude of applications.Additionally, the material needed to perform well when installed horizontally and vertically in close proximity to the Atlantic Ocean. The unique performance characteristics and color of Wisconsin Dolomite made it the obvious choice for the project. Valders Dolomitic limestone was used in several facets of this stunning modern design. Applications of the material included, but were not limited to: blind anchored exterior façade panels, light weight honeycomb panels for soffit/overhang applications, interior and exterior paving, pedestal paving, pool coping, weir stones, stair treads, site walls, landscape/hardscape applications, and stone in its raw/natural form. Eleven months lapsed between the setting of the first stone and the installation of the fire pit. Given the complexity of the project and the time frame for completion, the entire team of architects, engineers and builders combined their efforts to make this truly a dream come true.

Although oil finished floors require more involvement in periodic maintenance in high traffic areas, this maintenance can be done much easier than the equivalent of an onsite sand and refinish. This contemporary conservatory located in Hamilton, Massachusetts features our solid Sapele mahogany custom glass roof system and Andersen 400 series casement windows and doors. Our client desired a space that would offer an outdoor feeling alongside unique and luxurious additions such as a corner fireplace and custom accent lighting. The combination of the full glass wall façade and hip roof design provides tremendous light levels during the day, while the fully functional fireplace and warm lighting creates an amazing atmosphere at night. This pairing is truly the best of both worlds and is exactly what our client had envisioned. Acting as the full service design/build firm, Sunspace Design, Inc. poured the full basement foundation for utilities and added storage. Our experienced craftsmen added an exterior deck for outdoor dining and direct access to the backyard. The new space has eleven operable windows as well as air conditioning and heat to provide year-round comfort. A new set of French doors provides an elegant transition from the existing house while also conveying light to the adjacent rooms. Sunspace Design, Inc. worked closely with the client and Siemasko + Verbridge Architecture in Beverly, Massachusetts to develop, manage and build every aspect of this beautiful project. As a result, the client can now enjoy a warm fire while watching the winter snow fall outside. The architectural elements of the conservatory are bolstered by our use of high performance glass with excellent light transmittance, solar control, and insulating values.
