This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood.
INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site.
EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot.
THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place.
HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde.
YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting.
ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements.
RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage.
OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet.

Living Room:
Our customer wanted to update the family room and the kitchen of this 1970's splanch. By painting the brick wall white and adding custom built-ins we brightened up the space. The decor reflects our client's love for color and a bit of asian style elements. We also made sure that the sitting was not only beautiful, but very comfortable and durable. The sofa and the accent chairs sit very comfortably and we used the performance fabrics to make sure they last through the years. We also wanted to highlight the art collection which the owner curated through the years.
Kithen:
We enlarged the kitchen by removing a partition wall that divided it from the dining room and relocated the entrance. Our goal was to create a warm and inviting kitchen, therefore we selected a mellow, neutral palette. The cabinets are soft Irish Cream as opposed to a bright white. The mosaic backsplash makes a statement, but remains subtle through its beige tones. We selected polished brass for the hardware, as well as brass and warm metals for the light fixtures which emit a warm and cozy glow.
For beauty and practicality, we used quartz for the working surface countertops and for the island we chose a sophisticated leather finish marble with strong movement and gold inflections. Because of our client’s love for Asian influences, we selected upholstery fabric with an image of a dragon, chrysanthemums to mimic Japanese textiles, and red accents scattered throughout.
Functionality, aesthetics, and expressing our clients vision was our main goal.

Direct inspiration for my Powder Room derives from Ascot’s Keith Haring ceramic tile collection, “Game of Fifteen.” Upon seeing the series, I knew that, in order to make a significant impact, the bathroom would have to be small in size, as the tile itself was high impact. Thus, we needed to keep the theme sharp and chic, graphic and poignant. The room had to maintain a proportional balance between the recessive background of the white tiles and the strength of the accent tile’s imagery. Thus equal elements of visual proportion and harmony was essential to a successfully designed room. In terms of color, the boldness of the tiles black and white pattern with its overall whimsical pattern made the selection a perfect fit for a playful and innovative room.

I liked the way the different shapes blend into each other, hardly indistinguishable from one another, yet decipherable. His shapes are visual mazes, archetypal ideograms of a sort. At a distance, they form a pattern; up close, they form a story. Many of the themes are about people and their connections to each other. Some are visually explicit; others are more reflective and discreet. Most are just fun and whimsical, appealing to children and to the uninhibited in us. They are also primitive in their bold lines and graphic imagery. Many shapes are of monsters and scary beings, relaying the innate fears of childhood and the exterior landscape of the reality of city life. In effect, they are graffiti like patterns, yet indelibly marked in our subconscious. In addition, the basic black, white, and red colors so essential to Haring’s work express the boldness and basic instincts of color and form.
In addition, my passion for both design and art found their aesthetic confluence in the expression of this whimsical statement of idea and function.

The fully outfitted home gym was designed as a high-performance fitness space that reflects the industrial-modern character of the home. Exposed steel beams painted in a bold blue tone bring energy and personality to the space while expressing the structural framework overhead. Tall ceilings accommodate a full range of exercise equipment and create an open, motivating environment for workouts of all types. Durable rubber flooring provides comfort, resilience, and functionality for strength training and fitness activities. A garage-style door opens directly to the yard, allowing fresh air and natural light to flow into the space while creating a strong indoor-outdoor connection for workouts. The combination of exposed structure, bold material choices, and functional planning creates a dynamic and purposeful wellness space.

Set within a private equestrian property in Silver Creek in Park City, this 5,000 square foot accessory studio was designed to serve as the experiential heart of the estate. Vitruvius Built was engaged to deliver a structure that is equal parts athlete's retreat, entertainer's sanctuary, and private resort, built to the same precision and permanence as the main residence it supports.
The program is unapologetically experiential: a regulation heated pickleball court, a private pilates and yoga studio, a professional golf simulator, and an expansive garage occupy the main volume, while a self-contained ADU provides accommodations for guests or extended family. Each element was specified and constructed to perform at the highest level, because for this family, investing in how you spend time is the only investment that compounds without limit.
A 45-kilowatt solar installation with integrated EV charging reflects the same philosophy extended outward. The land that frames this property is part of what makes it extraordinary, and the family's commitment to preserving it is built into the structure itself.

The living room was designed as an open, light-filled space with a strong connection to the outdoors. Expansive lift-and-slide doors span the full width of the wall, opening directly to the patio and allowing the interior living space to flow seamlessly outside. Exposed steel posts and beams express the structural framework of the home, adding rhythm and industrial character throughout the space. Above, a dramatic vaulted ceiling highlights the structural roof system constructed with SIPs panels, creating both visual warmth and high-performance energy efficiency. A custom floor-to-ceiling steel-clad fireplace serves as a sculptural focal point within the room, contrasting against the smooth polished concrete floors and clean modern detailing. The layered combination of steel, concrete, wood, and glass creates a refined yet comfortable living environment, thoughtfully designed by H2D Architecture + Design.
