McKeesport Downtown Housing, formerly a YMCA, is an 84-unit SRO for people at risk of homelessness. The old brick and terracotta building was important historically for McKeesport. The decision to design the project to Passive House criteria actually went a long way to making the pro-forma work. This project was the first large scale retrofit to be designed to meet Passive House Standards in the US. Another major concern of the project team was to maintain the historic charm of the building. Space was at a premium and a reorganization of space allowed for making larger resident rooms. Through a community process with various stakeholders, amenities were identified and added to the project, including a community room, a bike storage area, exterior smoking balconies, single-user rest rooms, a bed bug room for non-toxic treatment of bed bugs, and communal kitchens to provide healthy options for food. The renovation includes new additional lighting, air-conditioning, make-up air and ventilation systems, an elevator, and cooking facilities. A cold-weather shelter, 60-day emergency housing, bridge housing, and section 8 apartment rentals make up the housing programs within the shelter. Thoughtful Balance designed the interiors, and selected the furniture for durability and resistance to bed bugs. The project team worked closely with Zola Windows to specify a unique uPVC window that not only offers passive house performance levels at an affordable cost, but also harmonizes with the building’s historic aesthetic. Zola’s American Heritage SDH (simulated double hung) from the popular, budget-friendly Thermo uPVC line was specified for the project. The windows implemented in this project feature a lower tilt & turn window and a fixed upper for maximum airtightness and thermal performance. Solution: We approached the project with a highly curated, test-and-refine design strategy, treating each space as both a finished interior and a real-world evaluation environment. The 800 square-foot guest cottage is located on the footprint of a slightly smaller original cottage that was built three generations ago. With a failing structural system, the existing cottage had a very low sloping roof, did not provide for a lot of natural light and was not energy efficient. Utilizing high performing windows, doors and insulation, a total transformation of the structure occurred. A combination of clapboard and shingle siding, with standout touches of modern elegance, welcomes guests to their cozy retreat. The cottage consists of the main living area, a small galley style kitchen, master bedroom, bathroom and sleeping loft above. The loft construction was a timber frame system utilizing recycled timbers from the Balsams Resort in northern New Hampshire. The stones for the front steps and hearth of the fireplace came from the existing cottage’s granite chimney. Stylistically, the design is a mix of both a “Cottage” style of architecture with some clean and simple “Tech” style features, such as the air-craft cable and metal railing system. The color red was used as a highlight feature, accentuated on the shed dormer window exterior frames, the vintage looking range, the sliding doors and other interior elements. The Legendary Rockstar Pool Build — A Backyard Concert Venue and Custom Swimming Pool The Rockstar Pool is one of the most ambitious, imaginative, and large-scale residential pool builds ever completed by Legendary Escapes. Designed and built by Al Curtis, this project was created for a homeowner whose entire life revolves around performance, music, and living boldly. This is far more than a swimming pool. It is a backyard concert venue, a sculpted grotto, a hot tub, a swim-up bar, a VIP lounge, a performance platform, and a fully engineered artistic environment built as a single cohesive experience. A Client With a True Rockstar Life The homeowner’s request was simple in spirit but extraordinary in scale: create a pool environment that matched a life centered on creativity and performance. His background includes jousting at the Michigan Renaissance Festival, on-stage theatrical work, a home rebuilt around music and entertainment, and longstanding connections within the rock world. With a 16-acre horse farm and a passion for bold design, he needed a pool that reflected his personality. His project requirements included a grotto, waterfall, hot tub, swim-up bar, performance area, and multiple lounging zones. Every feature had to feel original, dramatic, and purposeful. The Design Vision Designer and builder Al Curtis immediately recognized that this build needed to be expansive, theatrical, and seamlessly integrated into the landscape. The pool needed to make a statement without obstructing panoramic views of the surrounding farm and open sky. The spark for the design came from an unexpected source: steel grates salvaged from an old carnival tilt-a-whirl ride. This inspired the concept of a floating performance stage built over the pool. What began as a small idea quickly grew into a large-scale platform complete with a concrete stage, integrated lighting, waterfalls, backstage areas, and custom metalwork. As the stage expanded, so did the pool, the patio, and the entire environment—ultimately transforming the backyard into a private amphitheater. Repurposed Materials Used as Art Legendary Escapes is known for incorporating reclaimed materials into artistic, sculptural pool environments. This project includes an extraordinary collection of repurposed components: Tilt-a-whirl steel used as the main stage structure Carnival flooring panels transformed into large fire-feature guitars Trumpet and trombone bells refitted as lighting fixtures Reclaimed street lamps custom-painted for poolside lighting 3D-printed album covers used as illuminated wall panels Concrete replicas of Marshall speakers integrated under the stage Every material was selected to bring character, history, and energy to the space. Artistic Features and Highlights The Rockstar Pool includes numerous custom artistic elements, such as: A ten-foot mosaic “album cover” inset into the pool floor Eight-foot sculpted guitars along the fence line Guitar-shaped fire features Backlit album panels positioned just above the water A “Rockstar” sign paired with sculpted concrete amplifier towers A VIP seating area built from restored tilt-a-whirl ride cars Every corner of the environment contains layered artistic details. Engineering Challenges and Solutions Creating a fully functional concert stage over the deep end of the pool required extensive planning and engineering. Key complexities included: Designing a safe, weight-bearing steel and concrete stage structure Adjusting stage elevation mid-build to achieve optimal height Installing three complete filtration systems concealed beneath the stage Applying ecoFinish throughout the pool, spa, and grotto Rebuilding existing decking and integrating a three-story observation tower Ensuring the massive pool structure preserved the property’s sightlines The technical demands of this project were matched only by the creative vision behind it. As a manager of a building or property, you quickly learn the art of mediation. One minute you may be working with a vendor to keep the building’s operating system running efficient and smooth; the next moment you may be calming a tenant down after finding the change in the system disrupted his office’s workflow. Give and take; it’s the only way to make sure every day runs perfectly. Overall, you have two goals to strive for in everything you do. 1. Keep the building running properly, upgrading systems as appropriate, and striving to do all you can on a pre-established budget. 2. Keep the building occupants happy, with as little disruption as possible. While some changes are minor, barely registering on a building occupant’s mind, with HVAC challenges, that’s rarely the case. If a HVAC contractor is replacing an air handler, for instance, and disconnects one and moves to the next unit, it may cause major disruptions to sensitive areas of a building. And if the occupant wasn’t prepared for the disruption, you can have a mighty unhappy customer on your hand. Anytime you are working on HVAC projects throughout your building, there are strategies you can put into place to keep things running smooth. Communicate with occupants Communication is key to any good relationship, and as a property manager, this rule is a great place to start. If you will be working with the HVAC equipment, block out the timeframe for work to be done, and understand the potential consequences of the process. Then communicate this process with every point of contact you have throughout the building. The more detail you can provide, the less surprises you’ll have throughout the process. You can also work with your building’s occupants before the process begins, finding out if there are better timeframes than others. Establish a realistic schedule As a property manager, its easy to provide your expectations for the HVAC project at hand, and request that the proposal be written in such a way that work is completed on your timeframe. Unfortunately, many contractors want your business and will agree to anything upfront in order to win the bid, knowing full well the work will take longer than specified. Instead of projecting your timeframes into the proposal process, ask for HVAC project bids to establish realistic schedules of how long the process will take, and what areas of your property will be most effected throughout the schedule. This will help you avoid crises between you and the contractor, and you and your tenants. Plan for the whole system If one small piece of your HVAC system is weak, its easy to fix that one small piece. But how will that impact your overall system? Will it cause weak spots in different parts of the building – maybe a corner office will have reduced air flow, and therefore be colder in the winter and warmer in the summer? When retrofitting new pieces with older existing systems, its easy to reduce the efficiency of your entire system. Before agreeing to certain repairs, make sure you understand how it will impact your entire system overall. An easy way of handling this problem is by working with the same HVAC contractor again and again, He will understand your system’s potential, and know when to make repairs, and when to replace. Have points of contact available for immediate assistance In many cases, problems arise because connections can’t be made. Can the HVAC contractor get a hold or you or another person that can make decisions at a moments notice if a problem arises? Do you have access to decision makers throughout the building that may be impacted by this change? Many projects have been put on hold simply because a person in authority can’t be found to give the go-ahead to move forward. If you have access to these people during the time of the project, you’ll be able to complete the project in record time. Test Finally, if you can test things in stages, or test when the potential for problems is the smallest, you reduce the chances of bigger emergency issues falling into your lap. If you’ll be installing a new terminal unit, can you make the switch on a Saturday morning when the building is largely unoccupied? If you’re replacing a large system, can you replace and test in phases so the entire project isn’t released at once? Most issues can be avoided with just a little strategy from the beginning. If you’ve never had a HVAC maintenance team to help you stay on track with your building’s heating and cooling, now may be the time to find out how easy a team approach makes the process.

Set on a narrow hillside lot overlooking the San Francisco Bay in Point Richmond, California, Bay Heirloom is a Mid-Century Modern family home restored, modernized and adapted for contemporary living. Oriented south-southwest toward the Marin Headlands, with views of the Golden Gate Bridge, the residence captures shifting Bay light throughout the day, from fog-muted mornings to vivid, glowing sunsets. The home was built by Karlyn Neel’s grandfather, the owner of the construction company Flo-Crete, one of the Bay Area’s early concrete pumping firms. Flo-Crete completed the foundation and structural concrete work, with family photographs documenting the original cinderblock walls and pours. The firm also contributed to major regional infrastructure projects, including the Transbay BART tube and Candlestick Park, situating the house within a broader legacy of Bay Area construction. Growing up, Neel spent considerable time in the home, developing an early appreciation for mid-century modern principles. Instead of parting with this family heirloom, she purchased the home from her grandfather’s estate. While her grandfather continued to live in the Point Richmond house, Neel purchased a Mid-Century Modern residence in Palm Desert. In contrast to the Bay Area’s cool temperatures, salt air, and persistent winds, the desert home is shaped by heat and sun and requires a different material response. A substantial renovation she led there emphasized thermal performance, filtered light, and restrained detailing. The experience later informed the restoration of her Bay Area family home. What began as a modest Mid-Century Modern update expanded when decades of exposure to marine conditions revealed leaks and significant structural and seismic deficiencies. Neel was determined to honor her grandfather’s perseverance and without hesitation pivoted to a much more intensive project. Addressing these challenges required close coordination between Neel, Klopf Architecture and Kasten Builders, with architectural restraint and construction precision guiding each intervention. Rather than alter the home’s defining features, the project focused on reinforcing the structure from within. Discreet beams were embedded along the rear facade and in an upstairs wall, strengthening the building while maximizing the wall of glass facing the Bay and opening the wall between the kitchen and the living space. These structural interventions allowed the space to open fully to the Bay without visual interruption, with the kitchen repositioned as the social and functional core of an open, continuous living space. The building envelope was updated using weather- and corrosion-resistant materials appropriate to the marine environment. The house unfolds vertically from the street, beginning with a modest garage level and workshop, with the main living spaces located below. Original slate flooring at the entry was preserved, along with select furnishings and artwork collected by Neel’s grandfather, anchoring the restored interior in its past. A restrained palette of black accents and pale, natural finishes replaces darker wood tones, reinforcing openness and calm. A naturally illuminated stair connects to the lowest level, where a former basement was transformed into a guest suite and family room opening onto a deck. From there, steps lead directly to a small concrete boat ramp at the water’s edge. Throughout the project, decisions were guided by continuity rather than transformation for its own sake. Lessons drawn from both desert and coastal climates informed a material strategy rooted in performance and restraint. Bay Heirloom stands as a measured evolution of a family house, structurally renewed and carefully modernized, grounded in the discipline and care that first shaped it. His background includes jousting at the Michigan Renaissance Festival, on-stage theatrical work, a home rebuilt around music and entertainment, and longstanding connections within the rock world. With a 16-acre horse farm and a passion for bold design, he needed a pool that reflected his personality. His project requirements included a grotto, waterfall, hot tub, swim-up bar, performance area, and multiple lounging zones. Every feature had to feel original, dramatic, and purposeful. The Design Vision Designer and builder Al Curtis immediately recognized that this build needed to be expansive, theatrical, and seamlessly integrated into the landscape. The pool needed to make a statement without obstructing panoramic views of the surrounding farm and open sky. The spark for the design came from an unexpected source: steel grates salvaged from an old carnival tilt-a-whirl ride. This inspired the concept of a floating performance stage built over the pool. What began as a small idea quickly grew into a large-scale platform complete with a concrete stage, integrated lighting, waterfalls, backstage areas, and custom metalwork. As the stage expanded, so did the pool, the patio, and the entire environment—ultimately transforming the backyard into a private amphitheater. Repurposed Materials Used as Art Legendary Escapes is known for incorporating reclaimed materials into artistic, sculptural pool environments. This project includes an extraordinary collection of repurposed components: Tilt-a-whirl steel used as the main stage structure Carnival flooring panels transformed into large fire-feature guitars Trumpet and trombone bells refitted as lighting fixtures Reclaimed street lamps custom-painted for poolside lighting 3D-printed album covers used as illuminated wall panels Concrete replicas of Marshall speakers integrated under the stage Every material was selected to bring character, history, and energy to the space.
