In this art-forward serene sanctuary, tranquility seamlessly blends with modernity. Elements of metal, stone, wood, and leather are thoughtfully layered against a neutral backdrop of whites, creams and neutrals. Classic architectural details add timeless charm, while curated Asian-inspired artwork introduces a sense of place. Contemporary furnishings and vintage accents strike balance between global influences and modern design. The result is a space that feels elevated, textural and deeply personal.

Located in Newport Beach’s coveted Port Streets, this family home was taken down to the studs and completely reimagined to create a layered, detail-rich forever home. We expanded key living spaces — including the kitchen and primary bathroom — to enhance both functionality and everyday luxury.
Throughout the home, thoughtfully curated moments bring personality and warmth. From the beautifully wallpapered dining room to the checkerboard marble laundry room, each space was designed to feel timeless yet distinctive. Living spaces and bathrooms were individually styled using a cohesive palette of blues, greens, and warm browns — creating a sense of flow while allowing each room its own identity.
The result is a thoughtfully tailored home that blends classic design with family-centered living in one of Newport Beach’s most beloved neighborhoods. This home was featured in the 2026 Corona del Mar Home Tour.

Material expression and exterior finishes were carefully selected to reduce the apparent size of the house, last through many years, and add warmth and human scale to the home. The unique siding system is made up of different widths and depths of western red cedar, complementing the vision of the structure's wings which are balanced, not symmetrical. The exterior materials include a burn brick base, powder-coated steel, cedar, acid-washed concrete and Corten steel planters.

Bathroom in Trailside View | Refined Transitional Home in Scottsdale, AZ |
Room Type: Whole Home Remodel and Furnishings |
Project Name: Trailside View Residence |
Key Feature: A full home remodel and furnishings project anchored by white oak cabinetry and countertops, where the clients gave Living with Lolo real creative freedom to play with bold fabrics, wallpapers, and drapery that most homeowners would talk themselves out of.
Challenge: Transitional design can play it safe by default, neutral palette, inoffensive finishes, nothing that makes you catch your breath. The remodel needed a strong foundation that felt refined and timeless, but the clients wanted more than that. They wanted a home with personality, and the challenge was channeling that creative openness into something cohesive rather than chaotic.
Solution: Living with Lolo used white oak cabinetry and countertops to ground the remodel in warmth and quiet sophistication, then let the soft goods carry the personality. Bold fabric choices, expressive wallpapers, and thoughtful drapery gave each room its own moment without losing the thread that connected the whole home. Because the remodel and furnishings were managed together under one roof, the bolder design choices landed the way they were intended to rather than feeling like afterthoughts layered onto a finished renovation.
Materials: White oak cabinetry, white oak countertops, curated wallpapers, bold upholstery fabrics, custom drapery, and layered accessories sourced through Living with Lolo's trade relationships.
Budget: $250,000 to $550,000 |
Timeline: Approximately 5 to 9 months from design through completion.

Inviting, modern, and calm — this home was designed as a retreat for gathering, grounding, and living well. Porcelain tile throughout mimics the look of concrete flooring, paired with handmade clay tiles, custom artisan cabinetry, and copper and bronze accents that add warmth and visual depth. Vintage furniture, a curated art collection, beloved pottery, and even custom-fabricated vanity knobs infuse the interiors with personality and story. Set against crisp white walls, the layered textures and rich colors come forward, creating a home that feels modern yet soulful, personal yet timeless. Thoughtfully crafted in every detail, this Sonoma getaway embodies the balance of beauty, function, and ease that defines our work.
