The design promotes healthy lifestyles by providing primary living on one floor, no materials containing volatile organic compounds, energy recovery ventilation systems, radon elimination systems, extension of interior spaces into the natural environment of the site, strong and direct physical and visual connections to nature, daylighting techniques providing occupants full integration into a natural, endogenous circadian rhythm. Incorporation¬¬¬ of daylighting with clerestories and solar tubes reduce daytime lighting requirements. Ground source geothermal heat pumps and superior-to-code insulation ensure minimal space-conditioning costs. Corten steel siding and concrete foundation walls satisfy client requirements for low maintenance and durability. All lighting fixtures are LEDs.

This original Master Bathroom was a room bursting at the seams with plate glass mirrors and baby pink carpet! The owner wanted a more sophisticated, transitionally styled space with a better functional lay-out then the previous space provided. The bathroom space was part of an entire Master Suite renovation that was gutted down to the studs and rebuilt piece by piece. The plumbing was all rearranged to allow for a separate toilet rooms, a freestanding soaking bathtub as well as separate vanities for ‘His’ and ‘Her’ and a large, shared steam shower. New windows fill the entire wall around the bathtub providing an abundance of natural daylight while hidden LED lights accent the mirrors when desired. Marble subway tile was chosen for the walls along with complementary, large marble floor tiles for a classic and timeless look. Custom vanities were designed with function in mind providing the homeowner various storage zones, some even hidden behind the vanity mirrors! The shared steam shower has marble walls, ceiling and floor and is accented by marble mosaic tiles. A marble bench seat and brackets, milled out of slab material to match the bathroom counters, provide the homeowners a place to relax when utilizing the steam function. His and Her shower heads and controls finish out the space.

Steps from Riverside Park, the existing apartment had previously not been renovated for 30 years and was in dire need of a complete overhaul. StudioLAB was presented with the challenge of re-designing the space to fit a modern family’s lifestyle today with the flexibility to adjust as they evolve into their tomorrow. The existing formal closed kitchen and dining room were combined and opened up to allow the owners to entertain in an open living environment and allow natural light to permeate throughout different exposures of the apartment. Bathrooms were gutted, enlarged and reconfigured. Central air conditioning was added with minimal ducting as to be hidden and not seem clunky. Built-in bookshelves run the length of the perimeter walls below windows, concealing radiators and providing extra valuable storage in every room. A neutral color palette, minimalist details, and refined materials create a warm, modern atmosphere. Light brown oak veneered archways as well as LED cove ceilings are used to separate programmatic spaces visually without the use of physical partitions. A charcoal stained cube built-in was designed with in the foyer to create deep storage while continuing into the kitchen to hide the built-in refrigerator and pantry visually connecting the two spaces. The family’s two children share one large bedroom in order to create a playroom in the other which can also serves as a guest room when needed. The master bedroom features a full height grey stained ash veneered wall unit that serves as the predominant clothes storage. A panel housing the TV slides to reveal more clothes storage behind. To utilize the exiting formal maid’s room behind the kitchen, a small study and powder room were created that house laundry machines as well.

Miami, for centuries since its discovery by early explorers, has lured new residents to its shores with the promise paradise in the Tropics. Located on the South Bank of the Miami River, and following the traditions of Tropical Living, this home designed by KI Architecture and Armando Montero R.A. LEED AP, incorporates design ideas that promote healthy living and mitigate Climate Change and Sea Level Rise threats in one of the most vulnerable areas in the Country. Miami and South Florida are often at the center of the Hurricane Track Forecast Cone and seasonal King Tides often flood streets. The resilient design ensures that disruptions due to natural disasters are minimized. The house structure and adjacent outdoor areas are raised above potential and future flood levels. The structure is hardened and protects the home from wind damage, and is capable of withstanding 180+ mph winds, and the home is designs to function off the grid using photovoltaic energy and other green strategies. Other incorporated sustainable strategies include capturing and re-using rainwater, treating sewage on site and reclaiming grey water to irrigate rooftop gardens and landscape, Roof tops not used for PV panels serve as green roofs and recreational decks that allow home vegetable farming even during flooded conditions. The house is also designed to maximize the well-being of the occupants by increasing the quality of air, water, natural lighting, and materials to create an environment that promotes physical and mental health.

Kitchen Cube 1 Upper East- Residence Work: Full Gut renovation- 2 apartments- in the same ‘S’ line Size: 650 Sq Ft of space in both apartments, 5S and 4S Using the Frankfurt Kitchen of 1926 for inspiration, Ms.Cianfaglione began asking herself how the typology of the NYC kitchenette for her building, in the ‘S’ line, needed to be upgraded to fit today’s physical and aesthetic needs. The Frankfurt Kitchen was the forerunner of modern fitted kitchens and had an unified concept to enable efficient work, consolidating a woman’s efforts and allowing her more time to spend else ware. But unlike the Frankfurt kitchen, Ms. Cianfaglione wanted to take this a step further and open it up rather than concealing it, and its user, inside a room. This would showcase the designer’s evolved notion of “cooking”,that would now become an orchestrated dance to be put on display. Ms. Cianfaglione had a typical NYC kitchenette, a small room with an air grille for ventilation, and in this case, there was a small window that was currently blocked by a refrigerator. There was also the problem of the foyer space, which was just a waste in an apartment this small, and the structural wall that could not be removed. Ms. Cianfaglione responded to these conditions by designing the kitchen to become a wrap around condition, in an ‘L’ shape, that would use the foyer more effectively and at the same time, face the living area, and all the while concealing the structural wall that separates them. The interesting thing about the ‘L’ shape was that it allows for a beautifully orchestrated flow that makes cooking look like a beautiful dance that moves back and forth along the’ L.’ The appliances are designed within the cabinetry to give a tailored look that does not allow for distraction, and you instead focus on the user. This renovation made the otherwise small, unused foyer and ineffective kitchen, now a focal point that dictates movement throughout. The kitchen has unified and designed an otherwise standard one bedroom apartment and seeks to become a new standard in this building’s typology.
