This fantastic Victorian tiled hallway floor in Oxford was in good physical condition for its age; however like any sealed floor the sealer had worn down with use and with dirt becoming trapped in the pores of the tile it was now becoming difficult to clean effectively and had become dull and un-inviting. It was now due a really good deep clean and re-seal. Oxford as I’m sure your aware has a rich history and is home to one of the world’s best universities, so not surprisingly many houses here have interesting floors such as this one. Upon my arrival at the house, my first task was to protect the skirting boards, as well as the wooden floors leading into the other rooms. I then mixed a solution of Tile Doctor Pro-Clean, a versatile, high alkaline cleaner combined 50:50 with Tile Doctor NanoTech HBU, a particularly strong cleaner that utilises nano-sized particles to penetrate into areas of the stone that standard products simply cannot reach. I applied the solution to the surface and allowed it to soak for thirty minutes, allowing it to get to work on the ingrained dirt so it could be easily removed. Following this, I agitated the solution with a soft brush attached to a rotary scrubbing machine. I then applied more solution and left it for a further thirty minutes, before scrubbing this into the tiles using a black pad fitted to the rotary machine. After the clean had been completed, I rinsed the entire floor multiple times and vacuumed up the resulting slurry using a wet-vac machine. I left the floor overnight, allowing the surface enough time to dry and returned then next day to seal the floor, checking first to ensure the tiles had dried. To seal the floor I used several coatings of Tile Doctor Seal & Go. Seal & Go which is a water-based, topical sealer that is suitable for use on unsealed, porous surfaces such as Victorian tile, textured Quarry, Slate, and Sandstone; being water based you don’t get the smell so it’s much more pleasant to work with. As you can see from the before and after photos, the result was an aesthetically pleasing and – most importantly – clean, Victorian tiled floor. This Victorian floor in Twickenham, Middlesex was in good physical condition for its age but needed a good deep clean. Our customer had informed us that they had never cleaned or sealed the floor in the sixteen years that they had lived there so it was well overdue. I went over to survey the floor and completed a test clean on a small section of tiling to see which products/techniques would work best. I like to do this as it demonstrates to the client what can be done, and it allows me to come up with an accurate price for doing the work. As you can see from the pictures, there was quite a difference in the test patch compared to the rest of the floor. Years of foot traffic from the street had taken its’ toll and the floor was very dirty. Luckily, the floor was in very good condition and had not worn too badly. Once they had seen the test patch, they were confident that it would be worth go ahead with my quote. It would ensure that the period feature was retained for many years to come. The colours on the floor were quite faded so it would be nice to get it restored. I started the cleaning process by first taping up the surrounding skirting boards and doors to ensure they were protected from potential splashing. Cleaning involved spraying the Victorian tiles with a strong dilution of Tile Doctor Pro-Clean which is a dedicated Tile and Grout cleaning product. This was left to soak in for about ten minutes and then scrubbed in using a black pad fitted to a heavy-duty rotary scrubber. This gives the floor a good mechanical scrub and works wonders releasing the ground-in dirt and soil from the tiles. The strong dilution of Pro-Clean will also remove any remaining sealers from the tile, however after sixteen years I doubted there would much trace of sealer left. Once done the floor was rinsed with water and all the soils removed with a wet vacuum. Following the initial clean the colours were already much stronger. Next step however was to improve on that by giving the floor an acid rinse using Tile Doctor Grout Clean-Up. This removes mineral deposits and generally brightens up the appearance of the tile. After another round of scrubbing the floor was rinsed with our high-pressure washer and then vacuumed, extracting all of the dirty water and dirt away in one go. The floor was looking a lot better and was left to dry overnight. After allowing the floor to dry overnight, we returned the next day to seal the floor. First, checking the floor was dry using the damp meter. Floors of this age can take a little longer to dry as there is no damp-proof membrane so it’s always worth checking as applying a sealer to damp tiles is not a good idea. Once I was satisfied it was dry eight coats of Tile Doctor Seal and Go sheen finish sealer were applied. This takes a while to do as each coat needs to dry before applying the next. The sealer will protect the Victorian tiles for dirt and stains, it also enhanced the colours in the tile and will make it easier to keep the floor clean going forward. My client was very pleased with the floor and mentioned that they should have called me in sooner! For aftercare cleaning I recommended Tile Doctor Neutral Clean which is an effective cleaner with a neutral pH, its designed for cleaning tiles without degrading the sealer. Daylighting with clerestories and solar tubes reduce daytime lighting requirements. Ground source geothermal heat pumps and superior to code insulation ensure minimal space conditioning costs. Corten steel siding and concrete foundation walls satisfy client requirements for low maintenance and durability. All light fixtures are LEDs. Open and screened porches are strategically located to allow pleasant outdoor use at any time of day, particular season or, if necessary, insect challenge. Dramatic cantilevers allow the porches to project into the site’s beautiful mixed hardwood tree canopy without damaging root systems. These are photos of a Victorian tiled floor we renovated at the new Scottish head office of the Peoples Postcode Lottery in the centre of Edinburgh City where the building was going through a multi million pound refurbishment. Edinburgh has a lot of Georgian and Victorian architecture, much of which is listed and as a result many still have original Victorian tiled flooring. I’ve not really looked at the Postcode Lottery until now but put simply you give the lottery £10 a month and your postcode is your winning ticket number, there are prize draws every day and if your postcode comes up every one in the system with that postcode wins; they also give 31% to charity which is impressive. You can see from the photograph that the floor was in good physical condition but was looking tired and dull. This is not unusual for Victorian tiles as once the sealer wears down dirt can penetrate into the pores of the tile causing it to lose its appearance. On the first day we set about stripping the floor of what remained of the old sealant using a strong dilution of Tile Doctor Pro-Clean which is an industrial strength alkaline tile and grout cleaning product that is safe to use on Tile and Stone. The product is applied to the floor, left to soak in for ten minutes and the scrubbed into the tile using a black scrubbing pad fitted to a rotary bonnet machine. The floor was then rinsed and the now soiled cleaning solution extracted using a wet vacuum. The process was repeated several times until we were happy the floor was clean and free of sealer and then given a final rinse with water. Before leaving for the day the floor was dried as much as possible using the wet vacuum to extract as much moisture as possible. On the second day our first task was to check the floor with a damp meter in several places to ensure the tiles had dried off overnight. All was well and we began the process of sealing the floor with a Tile Doctor Seal and Go. This is a topical sealer which provides a high-quality low-sheen finish and protection against ingrained dirt and stains. Victorian tiles are quite porous and five coats were needed to fully seal the floor. This took some time to complete as you have to wait until the first coat is dry before applying the next however it was well worth the effort as the floor looked fantastic afterwards. These Slate kitchen floor tiles at a property in Oxford were in good physical condition, but had become dull over time due to heavy usage, and upon close inspection the grout was stained. The customer contacted me as she was keen to get the tiles back to looking their best. This would require a thorough clean and the application of a fresh sealer. While Slate floor tiles are reputed to be hard wearing and damage resistant – and are therefore a popular choice for high traffic areas like kitchens – this does not exclude them from needing regular maintenance. To begin, I mixed a strong solution of Tile Doctor Pro Clean and water. Pro-Clean is a versatile cleaner that when used in a weak dilution can be used as a regular cleaner for most types of natural stone floor, including more sensitive stones such as Limestone and Marble. The cleaning was then spread across the surface area of the floor, and left it to dwell for ten minutes to allow the solution to seep into the pores of the stone and lift the ingrained dirt to the surface. Pro-Clean in a strong dilution also functions as a stripping product, meaning it works to strip away any old and ineffectual sealer. I then scrubbed the solution into the floor using a stiff scrubbing brush, paying particular attention to the grout in order to break down the visible staining. The tiles and grout lines came up really well during the cleaning process – this became clear once I had rinsed the floor and removed the residue using a wet vacuum. With the customer eager to have the job completed quickly, I installed portable room dryers and utilised a heat gun to dry the floor, allowing me to seal it on the same day. Once I had ensured the floor was completely dry, I commenced the sealing process by firstly applying a coat of Tile Doctor Stone Oil, a product which is designed to bring out all of the natural dark shades in the Slate. When this was dry, I applied a single coat of Tile Doctor Colour Grow. This is an impregnating sealer, meaning that it soaks into pores of the stone to provide durable protection from within against ingrained dirt and stains. Colour Grow also enhances the natural colours in the stone even further. The customer was amazed by just how big a difference could be made to the tiles in the space of just a day. Although the tiles were generally in very good nick, my main task was to be liven them up – judging by the before and after photos, I think this was achieved. This Victorian tiled hallway floor at a property in Twickenham was in great physical condition considering its age but just hadn’t been cleaned or sealed in quite a few years. Over the years the protective sealer has worn away and dirt tracked in from outside had sunk deep into the pores of the tile. The floor looked dull, and my customer was finding it hard to clean and maintain effectively. To remove the ground in dirt from within the pores of the tile I needed to apply a strong cleaning product that would breakdown the dirt and deal with any remaining sealer left on the floor. Usually, I find the sealer down the center of the hallway is worn away with use, but you still find traces towards the wall. To do the renovation effectively I would need to remove all the sealer during cleaning otherwise you risk an uneven appearance. The best sealer stripper and cleaner for the job is a product called Tile Doctor Remove and Go so I mopped a strong dilution onto the floor and then left it to soak in for around fifteen minutes. To get the best from this product it’s advised to give it a long dwell time thereby allowing it to break down old sealer and dissolve the dirt and contaminants. The floor was then scrubbed with a rotary floor machine to work the product into the pores of the tile and release the trapped dirt. After the first pass the floor was rinsed with a little water and the soil extracted using a machine. After inspecting the floor some areas were re-treated using the same process to ensure all the sealer and dirt had been removed. After a final inspection I left the tiles to dry off overnight. The following day I returned and started by taking moisture readings from different parts of the floor. Its not a good idea to apply a sealer to a damp tile and damp areas should be dried out with a heat gun first. My client was keen to have a classic shiny appearance, so I chose Tile Doctor Seal and Go to add protection to the tiles. The sealer will prevent dirt becoming ingrained in the tile and protect the floor from staining caused by spillages whilst making it very easy for our customer to maintain in the future. As you can see from the pictures, it also gives a nice sheen finish to add lustre to the floor as requested by my customer. Before leaving we had a quick chat about maintaining the floor and a warning about the use of strong floor cleaning products which can be over strong and prematurely strip the sealer away over time. For this floor I recommend Tile Doctor Neutral cleaner which is an effective cleaner but as its name suggests is pH neutral and mild enough not to harm the sealer. This client had just moved into a property in York and having pulled back the old carpet revealed a lovely old period Victorian tiled floor she didn’t know existed when she bought the house! I went over at the beginning of this year to survey the floor and could see that fortunately, no glue or carpet grips had been used to secure the carpet; additionally the floor was in good physical condition considering its age with no cracks or loose tiles. The tiles were however very dusty and dirty with ingrained dirt and so had probably been covered with carpet for a very long time. The hallway was quite dark I’m afraid with little natural light so apologies for the photographs. With old houses like this you never know what you are going to find so whilst I was there surveying the floor, I took some moisture readings with a damp meter on the floors and walls. The readings came back low so no sign of damp which was a relief to the owner. We agreed a price for the work, and I arranged to come back the following week. I must admit I do like York, its steeped in history and famous for its Cathedral and Viking museum. The houses in the city have loads of character and period features like this floor are quite common. I deep cleaned the floor with a strong 1:3 dilution of Tile Doctor Pro-Clean worked in with a black scrubbing pad fitted to a rotary machine. Initially the solution was left to soak into the tile before being agitated by the machine. The soil was then rinsed off with minimal water and then extracted with a wet vacuum. I followed this up with an Acid Wash using Tile Doctor Acid Gel to further clean up the tiles and help inhibit any potential efflorescent salt issues which are common in floors of this age due to the absence of the damp proof membrane. The floor was given a further rinse and extraction and allowed to dry out fully overnight. I needed the floor to be dry for the next day so it could be sealed. I came back the next day and started by taking more damp readings which showed similar readings to the day before. Given the low readings I was able to move straight onto sealing which was done using four coats of Tile Doctor Seal and Go. This product works really well on old Victorian Tiles like these and being water based it doesn’t leave a smell as it dries. Once the final coat of sealer had dried there was a significant improvement in the appearance of the floor which was much appreciated by client who was very happy with the end result. For aftercare I recommended the use of Tile Doctor Neutral Tile Cleaner to maintain the floor, it has a nice fresh smell and can be used regularly due to its pH neutral nature which won’t prematurely erode the sealer like stronger bleach based cleaners. The Challenge: Create a rugged yet warm farmhouse feel in a high rise tower. Start with an entire 9600 gross square foot penthouse floor of raw concrete floor, walls and ceiling. Devise inventive ways to address intractable existing conditions including a plumbing layout inconsistent with our Client program, a relatively low ceiling and a massive elevator core and yet take of advantage of panoramic views of the city from all sides. For example, rather than make a bulky drywall enclosure for existing pipes that poke thru the kitchen counter, they are wrapped with antique painted galvanized sheet metal to keep sight lines around the corner as open as possible. Or, transform an unattractive and inconveniently located 24” diameter vertical duct in the middle of Samantha’s and Hannah’s (grandchildren’s) guest bedroom into part of a lovely arched top bed nook. Or, disguise a chase for above floor plumbing runs as the base for an open buffet counter. The oppressive elevator lobby was shortened; terminating in handmade glass and steel garden doors at both ends. Custom details include a groined vaulted ceiling and arched openings with stone pilasters (for future trompe-l’oeil images of a Tuscany countryside). To maximize a feeling of height, the ceilings start low and get higher as they progress to the outside walls. The Program: Create a five bedroom condo for an elderly couple with specific and different needs. Mr. likes his privacy and to stay up late into the night on the internet. He likes order. Mrs. has some physical limits that have been addressed in various ways such as shorter travel distances, a step down shower, raised dishwasher and custom cast (to ensure that they won’t rust) iron grab bars. She prefers more disorder. Spaces should be visually arresting, full of detail and easy to maintain. Private spaces include separate master bathrooms, his and her offices and a multi screened Media Room. The balance of the floor must link spaces into one continuous open room along the south and east elevations using large elements yet keeping an intimate scale, sound control and privacy. For example, a substantial fireplace made of old barn timber framing, country stone and a hammered iron grill is strategically located at the critical Southeast corner. Above, black iron offset pintel hardware allow custom double doors to hide a large flat screen TV. High technology is in place for inconspicuous yet easy use. Icon driven key pads operate lighting, window treatments, audio visual systems with multiple sources and access to movie and music databases and five HVAC zones with independent humidity controls. Outstanding Features: Exterior masonry walls have stone culled from five quarries. Sprinkled throughout are surprises - bricks with words as messages from the past, wood trimmed niches and colored glass. Glass pieces set in window corners offer bursts of color when backlit by the sun. These materials are assembled in a rough irregular fashion to look like the work of a mason from the Italian countryside. Interior ceilings and walls have overlapping layers of two plaster colors. Perimeter ceilings are made of smooth random width cedar. Rough planed cedar beams hide ductwork and allow the maximum ceiling height between them. Custom details are everywhere-consider the ten foot barn doors on overhead track at the service elevator, cedar benches/storage areas that run below window banks, antique air registers, acid washed piano hinges and transom window operators and existing concrete piers that are featured instead of hidden. The floors are made of random width wide plank old oak with hand planed faces and edges. Overall, the elements were carefully selected or painted/stained to form a soft muted gray palate The Country kitchen features an old fashioned style ice box appearance for the refrigerator/freezer, a tin ceiling, a distressed assortment of cabinets in multiple heights, colors and woods such as the cherry wood buffet cabinet with sliding glass doors on both sides. A backlit breakfast counter, a hammered copper hood and chicken wire inserts are part of the effort to make a comfortable, eclectic old fashioned looking Kitchen while containing the latest appliances and storage systems.
