This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. The design for this home in Palo Alto looked to create a union between the interior and exterior, blending the spaces in such a way as to allow residents to move seamlessly between the two environments. Expansive glazing was used throughout the home to complement this union, looking out onto a swimming pool centrally located within the courtyard. Within the living room, a large operable skylight brings in plentiful sunlight, while utilizing self tinting glass that adjusts to various lighting conditions throughout the day to ensure optimal comfort. For the exterior, a living wall was added to the garage that continues into the backyard. Extensive landscaping and a gabion wall was also created to provide privacy and contribute to the sense of the home as a tranquil oasis.

Tucked into the hillsides of Marin, the environment played a predominant role in defining the contemporary yet exotic style of this home. In the master bedroom, a fireplace adds a cozy design element, while an inconspicuous home theater system can be elegantly tucked away when not in use. In the master bathroom, pebbled stone tile adorn the walls of the double shower that overlooks the hillsides of Marin. A guest bathroom was designed to compliment the eclectic aesthetic of the home. While in the center of the residence, a spiral acrylic staircase climbs 3 floors acting as a consistent element, tying together the varied yet complementary styles.

Traditional home in the heart of Savannah's Historic Landmark District that was built in 1999 had an 8' by 11' kitchen completely cut off from the rest of the house. We pushed out the back of the house three feet to create a bay to hold a sink, allowing us to completely open up the floorplan. The island color was based on the clients favorite shade of red (it also matches the front door). The rest of the palette is kept light and soft with a play of materials like the original pine floors, grass cloth wallpaper, Walker Zanger backsplash tile, and Viaterra Quartz 'marble' counters. This client came to us with a very clear vision of what she wanted, but she needed help to refine and execute the design. At our first meeting she described her style as somewhere between modern rustic and ‘granny chic’ – she likes cozy spaces with nods to the past, but also wanted to blend that with the more contemporary tastes of her husband and children. Functionally, the old layout was less than ideal with an oddly placed 3-sided fireplace and angled island creating traffic jams in and around the kitchen. By creating a U-shaped layout, we clearly defined the chef’s domain and created a circulation path that limits disruptions in the heart of the kitchen. While still an open concept, the black cabinets, bar height counter and change in flooring all add definition to the space. The vintage inspired black and white tile is a nod to the past while the black stainless range and matte black faucet are unmistakably modern. High on our client’s wish list was eliminating upper cabinets and keeping the countertops clear. In order to achieve this, we needed to ensure there was ample room in the base cabinets and reconfigured pantry for items typically stored above. The full height tile backsplash evokes exposed brick and serves as the backdrop for the custom wood-clad hood and decorative brass sconces – a perfect blend of rustic, modern and chic. Black and brass elements are repeated throughout the main floor in new hardware, lighting, and open shelves as well as the owners’ curated collection of family heirlooms and furnishings. In addition to renovating the kitchen, we updated the entire first floor with refinished hardwoods, new paint, wainscoting, wallcovering and beautiful new stained wood doors. Our client had been dreaming and planning this kitchen for 17 years and we’re thrilled we were able to bring it to life.

This step-down family room features a coffered ceiling and a fireplace with a black slate hearth. We made the fireplace’s surround and mantle to match the raised paneled doors on the built-in storage cabinets on the right. For a unified look and to create a subtle focal point, we added moulding to the rest of the wall and above the fireplace. Sleek and contemporary, this beautiful home is located in Villanova, PA. Blue, white and gold are the palette of this transitional design. With custom touches and an emphasis on flow and an open floor plan, the renovation included the kitchen, family room, butler’s pantry, mudroom, two powder rooms and floors. The new floor plan offered more privacy for the water closet and cozier area for the round tub. A more spacious shower was created by shrinking the floor plan - by bringing the wall of the former living room entry into the bathroom it created a deeper shower space and the additional depth behind the wall offered deep towel storage. A living plant wall thrives and enjoys the humidity each time the shower is used. An oak wood wall gives a natural ambiance for a relaxing, nature inspired bathroom experience.

The goal of this project was to upgrade the builder grade finishes and create an ergonomic space that had a contemporary feel. This bathroom transformed from a standard, builder grade bathroom to a contemporary urban oasis. This was one of my favorite projects, I know I say that about most of my projects but this one really took an amazing transformation. By removing the walls surrounding the shower and relocating the toilet it visually opened up the space. Creating a deeper shower allowed for the tub to be incorporated into the wet area. Adding a LED panel in the back of the shower gave the illusion of a depth and created a unique storage ledge. A custom vanity keeps a clean front with different storage options and linear limestone draws the eye towards the stacked stone accent wall. Using light flooring in the form of natural lime stone 12x24 tiles with a linear pattern, it really draws the eye down the length of the room which is what we needed. Then, breaking up the space a little with the stone pebble flooring in the shower, this client enjoyed his time living in Japan and wanted to incorporate some of the elements that he appreciated while living there. The dark stacked stone feature wall behind the tub is the perfect backdrop for the LED panel, giving the illusion of a window and also creates a cool storage shelf for the tub. A narrow, but tasteful, oval freestanding tub fit effortlessly in the back of the shower. With a sloped floor, ensuring no standing water either in the shower floor or behind the tub, every thought went into engineering this Atlanta bathroom to last the test of time. With now adequate space in the shower, there was space for adjacent shower heads controlled by Kohler digital valves. A hand wand was added for use and convenience of cleaning as well. On the vanity are semi-vessel sinks which give the appearance of vessel sinks, but with the added benefit of a deeper, rounded basin to avoid splashing. Wall mounted faucets add sophistication as well as less cleaning maintenance over time. The custom vanity is streamlined with drawers, doors and a pull out for a can or hamper. A wonderful project and equally wonderful client. I really enjoyed working with this client and the creative direction of this project.
