Inspiration for a timeless hallway remodel in Portland

The key design driver for the project was to create a simple but contemporary extension that responded to the existing dramatic topography in the property’s rear garden. The concept was to provide a single elegant form, cantilevering out into the tree canopies and over the landscape. Conceived as a house within the tree canopies the extension is clad in sweet chestnut which enhances the relationship to the surrounding mature trees. Large sliding glass panels link the inside spaces to its unique environment. Internally the design successfully resolves the Client’s brief to provide an open plan and fluid layout, that subtly defines distinct living and dining areas. The scheme was completed in April 2016

This contemporary farmhouse is located on a scenic acreage in Greendale, BC. It features an open floor plan with room for hosting a large crowd, a large kitchen with double wall ovens, tons of counter space, a custom range hood and was designed to maximize natural light. Shed dormers with windows up high flood the living areas with daylight. The stairwells feature more windows to give them an open, airy feel, and custom black iron railings designed and crafted by a talented local blacksmith. The home is very energy efficient, featuring R32 ICF construction throughout, R60 spray foam in the roof, window coatings that minimize solar heat gain, an HRV system to ensure good air quality, and LED lighting throughout. This vintage style bathroom was inspired by it's 1930's art deco roots. The goal was to recreate a space that felt like it was original. With lighting from Rejuvenation, tile from B&W tile and Kohler fixtures, this is a small bathroom that packs a design punch. Interior Designer- Marilynn Taylor Interiors, Contractor- Allison Allain, Plumb Crazy Contracting.

This pond has a 44 mil liner to ensure a leak free swimming structure. The liner material is sensitive to sunlight and will eventually breakdown over the years if it is exposed. As a result, our team spent 3 days meticulously covering the entire pond liner with stone. Each small boulder is hand placed to ensure a perfect fit and not tear the liner in the building process. The amount of patients and effort by our crew is incredible and the result is always beautiful! The waterfall which adds to the natural feel of the pond was created with large stone shelves and a bog for natural filtration. All of our water features use natural filtration processes and no chemicals. We create a simulated bog which the water is pumped into and cleaned naturally though various levels of sand, stone and wetland plants.

Living comfortably has never been easier! This gorgeous Craftsman home exposes rich architectural detail throughout the open floor plan. Perfect for those who enjoy outdoor living, this design features copious areas for taking advantage of Mother Nature. A sunroom, rear deck and screened porch are all on the main level, while the lower level boasts a screened porch with summer kitchen, as well as a second covered porch. Entertaining spaces continue with the spacious great room/dining room and lower-level entertainment room with a wet bar and outdoor summer kitchen. Multiple mudrooms, a large pantry and utility room provide abundant storage space, while a covered walkway ensures dry trips to and from the three-car garage.

This light and airy kitchen is the definition of elegance. It has white shaker cabinets with satin gold pulls topped with white quartz counters. The matching white quartz backsplash provides a clean look. The center piece of the room is the large island! With seating for four, the deep blue island is loaded with storage and has a drawer microwave. For a special touch on the white quartz counter, we used an extra thick quartz slab. The striking gold pendants are from Ferguson Lighting. Sleek and contemporary, this beautiful home is located in Villanova, PA. Blue, white and gold are the palette of this transitional design. With custom touches and an emphasis on flow and an open floor plan, the renovation included the kitchen, family room, butler’s pantry, mudroom, two powder rooms and floors. This Master Bathroom was dated, dark, and in dire need of an overhaul. Our clients were inspired by a vacation home and wanted black and white basket-weave tile and tiled wainscoting. We used traditional plumbing fixtures, cabinets, and finishes that would complement the tile. We modernized the shower with dual shower heads, DTV, and teak seat. Detailed tile plans were executed to ensure the tile was impeccably installed throughout. This bath was further enhanced with added lighting and radiant heat flooring. Inspiration for a contemporary home design remodel in Dallas

Originally Elder wood, Cabinets refinished to a factory smooth antique white painted finish with glaze. An old world aged effect was achieved on the cabinets by a shadowing technique unique to CCFF. A protective topcoat professionally sprayed to ensure the highest level of durability

The dark wood floors of the kitchen are balanced with white inset shaker cabinets with a light brown polished countertop. The wall cabinets feature glass doors and are topped with tall crown molding. Brass hardware has been used for all the cabinets. For the backsplash, we have used a soft beige. The countertop features a double bowl undermount sink with a gooseneck faucet. The windows feature roman shades in a floral print. A white BlueStar range is topped with a custom hood. Project by Portland interior design studio Jenni Leasia Interior Design. What our clients needed: • Create a garden folly that doubles as a well-built shed for crafts and storage. • Size the structure large enough for comfortable storage without dominating the garden. • Discreetly locate the shed in the far corner of the rear yard while maintaining existing trees. • Ensure that the structure is protected from the weather and carefully detailed to deter access of wildlife and rodents. FUNCTION • Construct the shed slab close to grade to permit easy access for bicycle storage, while building shed walls above grade to ensure against termites and dryrot. • Install a French door and operable casement windows to admit plenty of daylight and provide views to the garden. • Include rugged built-in work bench, shelves, bike racks and tool storage for a rustic well-organized and efficient space. • Incorporate GFIC electrical service for safe access to power at this distant corner of the yard. • Position energy-efficient interior lighting to ensure space can be used year-round. • Switch control of exterior light from house and from shed for ease of command. AESTHETICS • Design and detail the shed to coordinate with the Arts and Crafts style house. • Include an arbor for future flowering vines, further softening the shed’s garden presence. • Simple and rustic interior surfaces ensure that the space is easy to clean. • Create an aged and softly weathered appearance, and protect the exterior siding by finishing the cedar with a custom-colored semi-transparent stain. INNOVATIVE MATERIALS AND CONSTRUCTION • Factory-built components were pre-assembled to allow for a speedy assembly and for a shorter on-site construction schedule. • Each component was easily transported through the yard without disturbing garden features. • Decorative exterior trim frames the door and windows, while a simpler trim is used inside the unadorned shed. OBSTACLE OVERCOME • The structure is located in the corner of the yard to avoid disturbance of a curly willow tree. • The low-profile structure is positioned close to property lines while staying beneath the allowable daylight plane for structures. • To comply with daylight plane close to fence, the roof form combines hip and gable forms, with door located at gable end. • The height of the modest interior is maximized, without exceeding the allowable building height. CRAFTSMANSHIP • The concrete slab was precisely formed and finished for ease of shed assembly before the factory-built components were delivered to site. • Precision planning meant the pre-framed door fit exactly between raised concrete curb.
