This second-story addition to an already 'picture perfect' Naples home presented many challenges. The main tension between adding the many 'must haves' the client wanted on their second floor, but at the same time not overwhelming the first floor. Working with David Benner of Safety Harbor Builders was key in the design and construction process – keeping the critical aesthetic elements in check. The owners were very 'detail oriented' and actively involved throughout the process. The result was adding 924 sq ft to the 1,600 sq ft home, with the addition of a large Bonus/Game Room, Guest Suite, 1-1/2 Baths and Laundry. We were approached by a San Francisco firefighter to design a place for him and his girlfriend to live while also creating additional units he could sell to finance the project. He grew up in the house that was built on this site in approximately 1886. It had been remodeled repeatedly since it was first built so that there was only one window remaining that showed any sign of its Victorian heritage. The house had become so dilapidated over the years that it was a legitimate candidate for demolition. Furthermore, the house straddled two legal parcels, so there was an opportunity to build several new units in its place. At our client’s suggestion, we developed the left building as a duplex of which they could occupy the larger, upper unit and the right building as a large single-family residence. In addition to design, we handled permitting, including gathering support by reaching out to the surrounding neighbors and shepherding the project through the Planning Commission Discretionary Review process. The Planning Department insisted that we develop the two buildings so they had different characters and could not be mistaken for an apartment complex. The duplex design was inspired by Albert Frey’s Palm Springs modernism but clad in fibre cement panels and the house design was to be clad in wood. Because the site was steeply upsloping, the design required tall, thick retaining walls that we incorporated into the design creating sunken patios in the rear yards. All floors feature generous 10 foot ceilings and large windows with the upper, bedroom floors featuring 11 and 12 foot ceilings. Open plans are complemented by sleek, modern finishes throughout.

Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub.
