Townhouse renovation in Brooklyn: We redesigned the rear end of the house as an expanded family kitchen with a back door to the deck. We also added a new connection from the entrance hall to the kitchen and fit a small powder room under the stairs. The old windows and doors were replaced with new, larger ones, and the entire kitchen was gutted and refitted with new cabinetry and a banquette dining area. The homeowners desired an outdoor space that felt more rustic than their refined interior spaces, but still related architecturally to their house. Cement plaster support arbor columns provide enough of visual tie to the existing house exterior. Oversized wood beams and rafter members provide a unique outdoor atmosphere. Features include a breakfast counter, sprayed conversion lacquer coating and Caesar Stone counter tops with a waterfall edge. Klopf Architecture and Outer space Landscape Architects designed a new warm, modern, open, indoor-outdoor home in Los Altos, California. Inspired by mid-century modern homes but looking for something completely new and custom, the owners, a couple with two children, bought an older ranch style home with the intention of replacing it. Created on a grid, the house is designed to be at rest with differentiated spaces for activities; living, playing, cooking, dining and a piano space. The low-sloping gable roof over the great room brings a grand feeling to the space. The clerestory windows at the high sloping roof make the grand space light and airy. Upon entering the house, an open atrium entry in the middle of the house provides light and nature to the great room. The Heath tile wall at the back of the atrium blocks direct view of the rear yard from the entry door for privacy. The bedrooms, bathrooms, play room and the sitting room are under flat wing-like roofs that balance on either side of the low sloping gable roof of the main space. Large sliding glass panels and pocketing glass doors foster openness to the front and back yards. In the front there is a fenced-in play space connected to the play room, creating an indoor-outdoor play space that could change in use over the years. The play room can also be closed off from the great room with a large pocketing door. In the rear, everything opens up to a deck overlooking a pool where the family can come together outdoors. Wood siding travels from exterior to interior, accentuating the indoor-outdoor nature of the house. Where the exterior siding doesn’t come inside, a palette of white oak floors, white walls, walnut cabinetry, and dark window frames ties all the spaces together to create a uniform feeling and flow throughout the house. The custom cabinetry matches the minimal joinery of the rest of the house, a trim-less, minimal appearance. Wood siding was mitered in the corners, including where siding meets the interior drywall. Wall materials were held up off the floor with a minimal reveal. This tight detailing gives a sense of cleanliness to the house. The garage door of the house is completely flush and of the same material as the garage wall, de-emphasizing the garage door and making the street presentation of the house kinder to the neighborhood. The house is akin to a custom, modern-day Eichler home in many ways. Inspired by mid-century modern homes with today’s materials, approaches, standards, and technologies. The goals were to create an indoor-outdoor home that was energy-efficient, light and flexible for young children to grow. From SinglePoint Design Build: “This project consisted of a full exterior removal and replacement of the siding, windows, doors, and roof. In so, the Architects OXB Studio, re-imagined the look of the home by changing the siding materials, creating privacy for the clients at their front entry, and making the expansive decks more usable. We added some beautiful cedar ceiling cladding on the interior as well as a full home solar with Tesla batteries. The Shou-sugi-ban siding is our favorite detail. While the modern details were extremely important, waterproofing this home was of upmost importance given its proximity to the San Francisco Bay and the winds in this location. We used top of the line waterproofing professionals, consultants, techniques, and materials throughout this project. This project was also unique because the interior of the home was mostly finished so we had to build scaffolding with shrink wrap plastic around the entire 4 story home prior to pulling off all the exterior finishes. We are extremely proud of how this project came out!”

For three years this Westlake Village couple lived in a house that didn't quite fit their needs. With frequent houseguests staying for weeks at a time, the family needed more space, particularly in the cramped kitchen. So began their search for a new home. Though the couple viewed several residences, they realized nothing compared to the space and location of the house they already owned. The family knew JRP by reputation from friends who were JRP clients. After consulting with our team, the couple agreed a whole-home renovation was the way to the dream home they had been searching for. Inspired by top architectural magazines, the couple had a clear vision of how their home should look and feel: a clean, open, modern space with a mix of details that played to the family's lively spirit. Reverse Shed Eichler This project is part tear-down, part remodel. The original L-shaped plan allowed the living/ dining/ kitchen wing to be completely re-built while retaining the shell of the bedroom wing virtually intact. The rebuilt entertainment wing was enlarged 50% and covered with a low-slope reverse-shed roof sloping from eleven to thirteen feet. The shed roof floats on a continuous glass clerestory with eight foot transom. Cantilevered steel frames support wood roof beams with eaves of up to ten feet. An interior glass clerestory separates the kitchen and livingroom for sound control. A wall-to-wall skylight illuminates the north wall of the kitchen/family room. New additions at the back of the house add several “sliding” wall planes, where interior walls continue past full-height windows to the exterior, complimenting the typical Eichler indoor-outdoor ceiling and floor planes. The existing bedroom wing has been re-configured on the interior, changing three small bedrooms into two larger ones, and adding a guest suite in part of the original garage. A previous den addition provided the perfect spot for a large master ensuite bath and walk-in closet. Natural materials predominate, with fir ceilings, limestone veneer fireplace walls, anigre veneer cabinets, fir sliding windows and interior doors, bamboo floors, and concrete patios and walks. Bathroom in Lexington Ave | Room Type: Primary Bathroom (Master Bath Remodel) | Project Name: Lexington Ave | Key Feature: A modern, luxury bathroom with a subtle boho influence, featuring unique tile placement, statement lighting, and layered materials that create visual interest in a compact footprint. Challenge: The client wanted a full bathroom transformation while keeping all plumbing in its existing locations to minimize renovation costs, requiring creative design solutions within structural limitations. Solution: The design team reimagined the space by introducing updated finishes, distinctive tile layouts, wallpaper, and statement lighting to elevate the bathroom while working within the existing layout. The project was executed entirely remotely, demonstrating a seamless virtual design process. Materials: Bedrosians tile, Thibaut wallpaper, Arteriors lighting, Kohler plumbing fixtures, Jaipur Living rugs, Made Goods bath mirrors, and Bungalow5 bath stool. When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family. The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space. The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm. Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace. Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family. SeaThru is a new, waterfront, modern home. SeaThru was inspired by the mid-century modern homes from our area, known as the Sarasota School of Architecture. This homes designed to offer more than the standard, ubiquitous rear-yard waterfront outdoor space. A central courtyard offer the residents a respite from the heat that accompanies west sun, and creates a gorgeous intermediate view fro guest staying in the semi-attached guest suite, who can actually SEE THROUGH the main living space and enjoy the bay views. Noble materials such as stone cladding, oak floors, composite wood louver screens and generous amounts of glass lend to a relaxed, warm-contemporary feeling not typically common to these types of homes. This new 6400 s.f. two-story split-level home lifts upward and orients toward unobstructed views of Windy Hill. The deep overhanging flat roof design with a stepped fascia preserves the classic modern lines of the building while incorporating a Zero-Net Energy photovoltaic panel system. From start to finish, the construction is uniformly energy efficient and follows California Build It Green guidelines.
