Staircase - staircase idea in DC Metro

We updated this 1907 two-story family home for re-sale. We added modern design elements and amenities while retaining the home’s original charm in the layout and key details. The aim was to optimize the value of the property for a prospective buyer, within a reasonable budget. New French doors from kitchen and a rear bedroom open out to a new bi-level deck that allows good sight lines, functional outdoor living space, and easy access to a garden full of mature fruit trees. French doors from an upstairs bedroom open out to a private high deck overlooking the garden. The garage has been converted to a family room that opens to the garden. The bathrooms and kitchen were remodeled the kitchen with simple, light, classic materials and contemporary lighting fixtures. New windows and skylights flood the spaces with light. Stained wood windows and doors at the kitchen pick up on the original stained wood of the other living spaces. New redwood picture molding was created for the living room where traces in the plaster suggested that picture molding has originally been. A sweet corner window seat at the living room was restored. At a downstairs bedroom we created a new plate rail and other redwood trim matching the original at the dining room. The original dining room hutch and woodwork were restored and a new mantel built for the fireplace. We built deep shelves into space carved out of the attic next to upstairs bedrooms and added other built-ins for character and usefulness. Storage was created in nooks throughout the house. A small room off the kitchen was set up for efficient laundry and pantry space. We provided the future owner of the house with plans showing design possibilities for expanding the house and creating a master suite with upstairs roof dormers and a small addition downstairs. The proposed design would optimize the house for current use while respecting the original integrity of the house. Inspiration for a mid-sized contemporary metal l-shaped metal railing staircase remodel in Seattle with metal risers

Our dining room table, chairs, bench seat and side board were custom made for us from Home and Timber in Michigan. With a lovely, rich, cherry finish, and a Japanese flair, we married it with the Corona chandelier from Hubbardton Forge. The room is also illuminated with the Stasis Lamp by Hubbardton, and we figured enough seating for Thanksgiving dinner! Inspiration for an industrial home bar remodel in Minneapolis

The original house was a nondescript green stucco box with a low hip roof. To create architectural interest and dimension, we added the shed dormer and the pilasters, extended the front eaves to capture the pilasters, and we built the block wall with horizontal rails. The shed dormer adds height and depth to the hip roof, which would otherwise be too plain. It was difficult to find any inspiration photos for a modern house with a hip roof and shed dormer. After a couple mock-ups, we refined the dormer slope and proportions to work well with the rest of the design. Most of the house's cladding is the wide gray lap siding. White stucco with a smooth Santa Barbara finish and the white flush panel garage door provide a strong contrast. Thanks to Architect Marc Fredrickson for the inspiration sketches that evolved into the final exterior design.

Located in the Midtown East neighborhood of Turtle Bay, this project involved combining two separate units to create a duplex three bedroom apartment. The upper unit required a gut renovation to provide a new Master Bedroom suite, including the replacement of an existing Kitchen with a Master Bathroom, remodeling a second bathroom, and adding new closets and cabinetry throughout. An opening was made in the steel floor structure between the units to install a new stair. The lower unit had been renovated recently and only needed work in the Living/Dining area to accommodate the new staircase. Given the long and narrow proportion of the apartment footprint, it was important that the stair be spatially efficient while creating a focal element to unify the apartment. The stair structure takes the concept of a spine beam and splits it into two thin steel plates, which support horizontal plates recessed into the underside of the treads. The wall adjacent to the stair was clad with vertical wood slats to physically connect the two levels and define a double height space. Whitewashed oak flooring runs through both floors, with solid white oak for the stair treads and window countertops. The blackened steel stair structure contrasts with white satin lacquer finishes to the slat wall and built-in cabinetry. On the upper floor, full height electrolytic glass panels bring natural light into the stair hall from the Master Bedroom, while providing privacy when needed. archphoto.com

The garage now boasts ample space for our client to showcase their cars, as well as entertain friends in the loft with a full bar and lounge. Some stunning details include a beautiful cable railing that leads to the loft, a walnut accent wall that adds additional architectural interest and works as a privacy barrier and entertainment center, and a notable bar with diamond plate details, thoughtful lighting, and the clients’ own “Lamborghini” sign to create a cohesive look within the whole garage condo.
